There’s a builder (Spencer Calvert) in Jacksonville, FL who was recently convicted of screwing people out of $15 million. The owners who he screwed over blew up his mug shot & planted them in front of all the unfinished homes in the development. Time to bring back public shaming.

This was my FIRST time on a mini ex. My good buddy flew into TN & laughed at me the whole time. Worth a watch with sound on. To answer the question: If I were getting into this “grading driveways” as a side hustle gig, I’d rent a mini ex from a local rental place first (they’re everywhere). Practice on your driveway or in your backyard first. One thing I learned with ZERO experience operating these 6 yrs ago: the best way to learn to use them is to just… “get in the seat and do it”. Practice until you’re comfortable, then throw some “I grade driveways and spread gravel. Free estimates” on FB Marketplace. Call the gravel/stone yard, ask how much to deliver per load, add a couple hundred bucks to that per load when you price a job. Go price a few jobs from leads. Rent the size mini ex you need. Probably will need a Cat 303 size for small jobs. And just do it. First few of them you may underprice, or it may take you twice as long as it normally would. But the fact is…practice makes perfect. With each new opportunity you’ll get better and better at it. I would not invest a ton in equipment right off the bat. I’d rent it until enough jobs come in that will fund the purchase of a small mini ex or skid steer.

Another happy family visiting Smoky Mtns, another 300 mile miserable ride home smelling bear sh*t/pee, sitting in 4 ripped up seats overlooking destroyed dash & half a steering wheel. Momma found food, but cubs shut door, trapping her inside. Couldn’t get out, went wild.

You know it’s time to overhaul the TSA when someone like Terry Bradshaw gets patted down twice, has entire luggage searched item by item and then gets hauled off to the back “private room” for another pat down. Sometimes with these TSA folks, it’s just a complete power trip.

Sold two of my new build pool cabins in the last two weeks. Same neighborhood, same floor plan. One sold for $1,125,000. The one in this video sold for $1,350,000. Nearly a $250K difference. What made the difference? Your input from a post I made in late 2024.

I love these guys, but there comes a point in life where it’s just time to retire.

This place I bought in ‘20 was some NYC doctor’s Y2K compound. He built in ‘98 in case the world blew up. Secluded land serves two purposes: It’s the best for having fun & the best if the world goes to sh!t. Also, if high up, you can see people coming 30 min before they arrive.

Wait…what? Gatlinburg made it to the finalist group for the The Boring Company’s free tunnel?!? Dear Mr Elon Musk, if Gatlinburg is picked, you can crash at one of my extremely remote cabins with the best views of the Smoky Mountains and I’ll even let you drive my side by side.

🚨Update. Kinda winging this as I go. Decided to add a MASSIVE deck/pavilion by the cabins so if people have entire families up here, they can all gather on the pavilion for lunch, dinner, a wedding, morning sunrise yoga 🤷♂️. Half will be open air, half covered for when it rains.

The amount of moonshine that came off of my land back in the day was probably a sight to see. We have found hundreds and hundreds of barrels. A full large scale illegal production factory was moving thousands of gallons per week. Just one little set up he took me to.

Meet Alys Beach. I lived all over FL for 40 yrs & it’s my favorite beach there. Developed by the Stephens family, a family out of Birmingham, AL, it was named after the patriarch’s wife, Alys. All structures are white, attempting to resemble Greek architecture.
