This 16-unit apartment building in a prime Opportunity Zone in Dallas is about to go to auction with a start price of $300,000 Why am I sharing this with you, my potential competitors? There are 3 major 🚩🚩🚩 with this property. My main goal is that whoever buys it is aware of all the issues (and properly capitalized) so they can make it nice 1. It’s under parked. Less than 1 space per unit with minimal street parking. This will make getting premium rents hard 2. The city attorney is prosecuting the property and current owner to get repairs done. The list is several pages long. A new owner inherits the list and starts with an adversarial relationship with the City 3. The property is in a historic district. Even though it is not a historic property, everything that is renovated that is visible from the street will need to be approved in a ~90 day process which won’t jive with the City Attorney’s timeline Maybe $300,000 is the right price
