More cars, concrete, and sprawl… NO! I’ve admired serenbe for years, but experiencing it in person blew me away. And the story of how it came to be is pretty epic. Steve Nygren and his family had moved to a little farm in the countryside outside Atlanta when, one morning, he and his daughter saw a bulldozer clearing the woods next door. Serious wake-up call. Atlanta was coming. So Steve started buying the land around him. A few acres led to hundreds, until he realized he couldn’t simply buy enough land to stop sprawl. One thing led to another. Steve helped rally some 500 neighboring landowners across 60,000 acres, engaging a years long process to totally rethink the zoning so that growth could be concentrated into villages while the vast majority of the countryside remained open. And eventually, Serenbe became the experiment that proved the idea could work. The demand for these homes is outrageous. And so are the prices, but that’s simply because of the demand. We don’t have to choose between building and preserving, density and nature, progress and beauty, etc… I hope we go back to our village roots as we contemplate our future city and town building (& restoration!)

Posted this quick little walkthrough on IG, and already at 1 million views in a couple hours. These guys came up to me at Main Street Summit a few days ago. They offered to give me a tour. Wow. I think we’re about to see a huge surge in these types of business models as AI continues to disrupt the economy and makes us reevaluate the meaning of work, and working with our hands. What other crafts and activities could you build a membership experience around? - blacksmithing - garment making - 3d printing - greenhouses - kitchen - pottery a few ideas…

This guy is an environmentalist capitalist beauty-first developer. 25 years ago, Steve Nygren heard a bulldozer in his backyard, 45 min south of Atlanta, and started asking a question: Does development have to look like this? That question eventually became serenbe Steve rallied more than 500 landowners around a conservation vision. Serenbe broke ground in 2004, and its first 40 lots sold in six weeks. Today, it spans roughly 2,400 acres, with 800 homes and 1,500 residents - while preserving 70% of the land and clustering development on just 30%. There’s a 25-acre organic farm and more than 20 miles of nature trails woven through the community. He didn’t set out to build a famous community… He started by caring deeply about the place right in front of him, asking whether there was a better way. You don’t need 2,000 acres to begin. Start in your own backyard.

My buddy’s homestead. Bees pollinate the orchard & make honey. Orchard feeds the family. Cows turn pasture into food. Chickens eat the bugs (that would otherwise eat the garden). The well & roof provide water. The goats eat the green briar. Can we design more cities like this?

Remember the old train car we bought for $3,000 and fully restored into a one-of-a-kind airbnb? What you DON’T know: We also rescued the original depot, boarded up & forgotten in the nearby town, and a rotten caboose we found in the woods 100 miles north. Check it out:
