FIFA Fan Fest at the Coliseum was a good time! $10 tickets to get in, and kids under 12 are free. My 8 year old had a blast! And we took the Metro from Culver City to get to Expo Park. Train was pretty safe! The resident homeless guy was really nice 🤷‍♂️ Even showed my son his Samurai sword collection!

Bought this 5 unit in North Atwater Village Sept 2023 for $1,180,000 with someone I met on twitter. It was grossing about $90,000 annual in rental income & was pretty much falling apart. Gut renovated the existing 5 units & built out 3 ADU's. (1 carport ADU & 2 detached) toni lewis AIA designed! We now have 8 units in an up and coming part of LA, that will be grossing about $285,000 annually. Might sell & 1031. Might refi. But definitely looking for more. If you have heavy value add deals with room for ADU's in LA County (B or better areas) please reach out.
