I genuinely thought I’d made it. But after years in corporate sales I was burnt out, barely saw my wife, and realized a nice salary doesn’t mean much if you’re miserable 40-60 hours a week. So we bought a house in Nashville for $495k and put it on Airbnb. That decision changed our lives forever. Today we own 14 rentals and get to be stay at home parents for our 2 kids. The IRS has a designation called Real Estate Professional Status (REPS) If your spouse works 750+ hours a year in real estate and it's their primary occupation — they qualify. Once they do, the paper losses from depreciation on your properties can offset your W-2 income taxes directly. But if you own a short-term rental, the bar is even lower. It's called the STR Loophole — and both spouses can have full-time jobs and still qualify. You just need 100+ hours spent working on your property and more time than anyone else involved. That's 2 hours a week. My wife and I used this to save over $1M in taxes last year across our Airbnb portfolio. The tax code is working for you. You just have to know how to use it.
