I am trapped in Dubai right now, with missiles flying over our home and the sound of constant explosions. The airports here are closed so I missed my flight today, but will be on the next plane as I cannot miss the big academy on Thursday 😢 It’s unnerving especially with small children and a family, but the UAE Ministry of Defence have blocked every single missile, meaning no lives have been lost in Dubai. We thank God for such a competent government here, but pray for peace because nobody wins during a war. All 6 of us in the Leeds House shared a bed last night in our bunker. It’s time like these we remember how important family is 🙏🏼

I’ve put down an offer on this Church that was about to be converted by developers! I’m sick and tired of seeing derelict and aban but anyway Church is shutting down all across the UK. If a building was built on a God and to be worship for generations upon generations, it does not need to be sold off to make profit. Any land in the UK without planning permission is worthless. It’s just grass. And that’s exactly why it sells so cheaply. This is the land I actively look for as a developer. I find land without planning, secure it now, and agree to pay for it later, when and ONLY when we get a successful application for planning permission to build homes on that land. I own many, many acres of land across the UK on options like this through "purchase option agreements". The deal is simple. I pay £1 for the option to buy the land; in the meantime my company gets control over the land to put in planning permission applications. When the planning is accepted, we then pay the owner the prior agreed amount they wanted for the land. Take one of my recent land deals... The first pre-app for houses to be built on the land was rejected. But the council confirmed access worked, the road worked, and they liked the scheme in principle. The only issue was density, too many houses on the application. So we adjusted the application. Now it’s going back in as seven larger homes, spaced properly, designed to suit the area. Once planning is granted, I don’t build anything. I sell the land (with planning permission) for a far higher price vs what I paid for it. The profit is made in the planning uplift. That’s the business model. This is a simple yet seriously effective way to make hundreds of thousands if not millions, every year in the UK. You don’t get rich buying the pretty houses. You get rich buying the problem houses. The house that’s just been refurbished at top spec, the one with the glossy kitchen and fresh paint, that’s for retail buyers, not investors. There’s no margin in it. There’s no value add. You’re paying full price for somebody else’s work. The real money is next door. The ugly one. The one that smells of damp and bad decisions. That’s where you can negotiate 20 to 30 percent below market value because the seller is motivated and most buyers don’t want to touch it. Then you come in with skill and strategy, not emotion. You add value. You force appreciation. You turn something unloved into an asset that pays you forever.
