There are some calls I just cant say NO too: Commercial emergency calls are one of them Call came in at 8am with a major water leak I was on site by 8:15 personally ( I was close) Got the water turned off and mobilized By 9:30 water extractor was on site By noon plumber was on site By 1pm containments and dehumidifiers were going Within 48 hours it will be fixed, be dry and I will have all the damaged fixed This is a commercial office building - 100+ people work in this building. Speed is all that matters I LOVE this work - fires me up Wonder if a robot will replace it?

What does $6mm get you in Coastal So Cal? My friend Lin (we started flipping houses at the same time, he moved up market, I didn’t) Bought a SF house in Nov 2021 for $1.430, torn it down and built this 4800 sq foot home. $1,250 a foot sale price I would guess this cost him $3mm to build (just a guess) What do you think of the home?

Every morning at 6am hundreds of Service Champions vans decent on HQ. All clean cut, uniforms, tucked in and presentable. Hundreds of millions of dollars in sales. My neighbor had a price from them for a new AC unit - $40,000 He got the exact system replaced (same equipment) from a smaller local company for $19,000 Service Champions was double But here is the deal - they have hundreds of vans, hundreds of millions in sales - that means there is market demand for both options I lost a bid this week by 12% Then I think about Service Champions who is 50% higher in the market and has hundreds of millions in revenue There are clients for both ends of the spectrum Onwards

As a house flipper, one of the things that sets us apart, is that we ALWAYS restore and save original oak floors. The majority of flippers cover them with Vinyl, its tragic. Re-finishing costs $3 a foot plus repairs and patch Vinyl costs under $2 Vinyl is installed in one, maybe 2 days. Wood re-finishing takes 5 days and nobody can be working inside while being completed. It adds a week to your timeline. Its worth it Most buyers add value to the decision We sell fast I sleep better knowing we turn a quality product P.S. We are working in the wrong price points for our quality and attention to detail.

How to buy Off Market Real Estate: I should NOT post this… but I’m a generous guy :) When you see a company selling assets (check auctions, FB, CL) check and see if they own real estate. In this case the company owns a piece of land under a Corp - not a great structure to hold real estate long term = might be a perfect seller finance deal. Just a tool in the toolbox to find buying opportunities

Learning how to make money for yourself is a skill. I believe it can be learned and change your life Here is a small job we just completed. Clean the parking lot, spray weeds Patch a ceiling Paint the room Charged $4,450 Costs: $1,450 Gardener $250 Drywall repair $850 Paint $350 Gross Profit $3000 Competed in 2 days I personally have 2 hours into the job One per week = $150k a year. That will replace many peoples W2 and work 2 hours a week Grow it and shoot for 5 jobs a week and you gross $750k a year Learn how to create value and make money - it’s a skill, it can be learned

How to increase rents and add a TON of value: My wife is helping a client turn a "test" unit in a 40+ unit property. The units are currently under market rent, and the owner knows it, but they have little to zero turnover. A unit came vacant and they decided to test the market to see where rents would be if they remodeled the unit. Mrs Copper Home was able to draw up a kitchen layout to accommodate inside washer and dryer, pick materials for the bathrooms, countertops, floors, paint colors, light fixtures and more. She also cut his cabinet costs by $2000 with a better cabinet source. We are projecting a $600+ a month increase over past rents with her upgrades
