A small church under 200 A medium church 700-1000 A larger church 3000-5000 Let me say first off, walking into any church without knowing anyone is incredibly brave, full stop. I am an extrovert with a larger personality and I found it hard. I am actually going to stop there today. I feel like I can write a series on going to church. How fun would it be the have a series every sunday talking about the church you visited, how it made you feel, what you experienced, how your past experience influences current moments. Today I experienced a "cageless drummer" haven't seen that in ever. Do you think I can blend in in any church we visit?

What demolition numbers look like: This full gut job (kitchen, 2 bathrooms, 1800 sq feet) took 144 man hours Average pay is $25 an hour (some less, foreman more, but as an average) 144 x $25 = $3600 Labor Workers comp + employee burden = 35% $3600 x 35% =$1,260.00 Total Labor $4,860 Disposal Fees - $1,200 Direct job costs = $6,060 Job Invoice - $16,500 Gross Profit - $10,440 or 63% profit margin Now of course there are trucks, office, fuel and tools - that can run another 15-20% You can see its very possible to run 50% margins This job makes about $8,000 in 5 days for 4 guys Now run 20 guys, shoot to make $2,000 per worker per week and its adds up really quick Ya, I did this for 21 years - you won't get rich, but its a good honest living. Use the profits to buy 1 house a year for 20 years and pay them off, you have a great retirement fund

Sub Institutional GC work is good. Ive said it before. This was a $26k job. Remove all the offices, install a new door to the warehouse, raise the fire sprinklers, grind and seal the floors. 5 day job. The owner "should" have done LED lighting, drywall patch and paint all the walls under my scope which was another $13,000 but he said he had a friend who would do it cheaper, which is ok. On the smaller, owner direct jobs you have to be ok with partial scopes. If they have a friend who does one of the trades, they are going to use them regardless of price. All to say, it's good work. It's profitable. 3 jobs this month paid more than our best house flip in the last 3 years.

There are some calls I just cant say NO too: Commercial emergency calls are one of them Call came in at 8am with a major water leak I was on site by 8:15 personally ( I was close) Got the water turned off and mobilized By 9:30 water extractor was on site By noon plumber was on site By 1pm containments and dehumidifiers were going Within 48 hours it will be fixed, be dry and I will have all the damaged fixed This is a commercial office building - 100+ people work in this building. Speed is all that matters I LOVE this work - fires me up Wonder if a robot will replace it?

Tuesday and Thursday I do a bike workout in the garage, wife does her (fit with CoCo) workout - its a little distracting to me :) Monday's and Wednesday's its weights for both of us Fridays = yoga And of course 2-3 mile walk everyday after dinner So we workout together everyday, work together everyday - life is good.

Take care of those who refer you work, I know it sounds basic... but I see the posts. IF someone refers you a lot of work, spend $1000 on a gift, not a box of doughnuts. To many of you PE bros have missed the relational aspect of business, daddy Shawn is here to teach you. If you are a plumber and you get someone as a consistent referral source, when they have a problem at their house, you go take care of it and never send a bill. Dont buy this BS, charge your friends full price to support you non sense. Business is a relational game *** before all the comments rip my teeth, I had braces as a kid, didnt wear my retainers and my teeth moved. I have a dead front tooth from being hit in sports. I never fixed it. It never bothered me until X, now it bothers me. I am getting braces soon and fixing my front tooth, be kind. *** ( I spent all my money on my kids not myself)

What does $6mm get you in Coastal So Cal? My friend Lin (we started flipping houses at the same time, he moved up market, I didn’t) Bought a SF house in Nov 2021 for $1.430, torn it down and built this 4800 sq foot home. $1,250 a foot sale price I would guess this cost him $3mm to build (just a guess) What do you think of the home?

As a house flipper, one of the things that sets us apart, is that we ALWAYS restore and save original oak floors. The majority of flippers cover them with Vinyl, its tragic. Re-finishing costs $3 a foot plus repairs and patch Vinyl costs under $2 Vinyl is installed in one, maybe 2 days. Wood re-finishing takes 5 days and nobody can be working inside while being completed. It adds a week to your timeline. Its worth it Most buyers add value to the decision We sell fast I sleep better knowing we turn a quality product P.S. We are working in the wrong price points for our quality and attention to detail.

Ever wonder where the kitchen cabinets, flooring, counter tops come from? Well over seas obviously But there are hundreds of warehouses (importers) all over So Cal importing materials now. So larger contractors/builders are importing direct. All that to say... this is what the warehouses look like. This is a small one at 30k sq feet or so.

Three weeks today... This is our first cosmetic rehab and our 3rd condo ever. We usually do full gut remodels, so this was new to us. 4 weeks from purchase to be on the market for sale. Here is my target numbers Although this has been a very easy, very fast project, I am not sure I like it. I dont like using hardibacker in the showers, I dont like using LVP flooring... BUT at this price point we had to. I prefer longer projects with more of a value add... but maybe I just feel like I have to suffer for money.

How to buy Off Market Real Estate: I should NOT post this… but I’m a generous guy :) When you see a company selling assets (check auctions, FB, CL) check and see if they own real estate. In this case the company owns a piece of land under a Corp - not a great structure to hold real estate long term = might be a perfect seller finance deal. Just a tool in the toolbox to find buying opportunities
