🚨What If Earth's Oldest Civilization Never Left the Ocean?... What if the intelligence behind some UFO didn't actually arrive here from another star system at all? For most of Earth's history, land wasn't even the center of the biological story. The oceans held the chemistry, the minerals, the heat, the pressure, the vents, the darkness and the protection. Hydrothermal vent ecosystems already prove that life doesn't even need sunlight in the simple way that we once thought it did. Entire ecosystems can be built around chemical energy rising from the seafloor. That should have changed how we (SETI) think about life, but humans still keep defaulting to our own surface bias. We imagine intelligence as something that crawls onto land, discovers fire, makes tools, builds cities and eventually launches machines into the sky. That is our path but it's not necessarily the only path. An intelligence that evolved in the deep ocean would have faced a completely different set of conditions. It wouldn't begin with fire, because fire is obviously useless underwater. It wouldn't develop metallurgy in the same way that we did, because open flame and smelting are surface technologies. It wouldn't need wheels, roads, walls or conventional buildings as we do. It would evolve inside pressure, darkness, currents, sound, vibration, magnetism, chemistry and geothermal energy. Its entire technological history would be alien to us even if it was native to Earth. So when people dismiss the idea of an ancient underwater civilization by asking where the factories are, where the ruins are, or where the tools are we have to question whether their technology would leave the same signatures ours does. Would they even build like we build? Industrialization may look totally different. A deep ocean intelligence might not construct dead machinery in the way we do. USOs, transmedium objects, craft entering or leaving the sea, naval encounters, disturbances under the surface, objects tracked over water, and sightings near coastlines and military maritime zones all point toward the same possibility, that maybe water isn't incidental to the phenomenon, maybe it is central. If some UFO are connected to an ocean based intelligence, then what we see in the sky could only be the visible edge of something way bigger. The craft are not arriving from elsewhere in every case. They may be surfacing from their native domain into ours for short periods of time, crossing that boundary between ocean and air the way we cross from land into water with submarines and diving equipment. The only difference is that they appear to do it way better than we do. Human technology is divided by environment, aircraft are built for air, submarines are built for water while rockets are built for space. Each domain creates different engineering problems, so we build separate machines for each one. But UAP don't appear to play by the same rules. If an object can move through water, air and possibly even space without changing its basic behavior, then it might not even be flying or swimming in the conventional sense. It could actually be controlling the interaction between itself and the medium around it. That kind of technology would make sense for a civilization born in the ocean because water is dense. If certain platforms show silent hovering, field effects, plasma signatures, extreme acceleration and transmedium behavior, then we are either dealing with a hidden human science far beyond public understanding, or we are dealing with something that we are trying to imitate. Maybe some of what people call black budget technology isn't purely invented, it's most likely adapted from encounters with something already operating here. If there are underwater bases, facilities, habitats or recurring operational zones known to governments, then this isn't just a question of disclosure. It doesn't tell us where they come from, it leaves room for extraterrestrial, interdimensional, post biological, artificial, ultraterrestrial, cryptoterrestrial or native Earth intelligence. That could well be deliberate. Perhaps the people closest to the classified material know the answer isn't as simple as aliens from another planet as Grusch implied in the clip. An ancient oceanic intelligence would also force science to confront its own blind spots. We know intelligent life evolved on Earth at least once because we are here. But we have no law of nature saying it could only happen once, only on land, only recently, or only through primates. Evolution isn't a ladder with humans at the top. It's a branching process with countless experiments, most of which vanished or left traces we don't fully understand. If an intelligent lineage emerged in the ocean and then moved into environments where fossilization, geological preservation and surface archaeology are poor, we probably wouldn't even recognize the evidence even if fragments existed. Ocean crust is constantly recycled through plate tectonics. Seafloor environments are really destructive. Structures can be buried, subducted, corroded, overgrown or mistaken for natural formations. So now imagine a civilization that even never built like us in the first place. This doesn't prove anything obviously, but it makes the dismissal less easy. Then there is the question of why such an intelligence would stay hidden. If it is older and more advanced, why not reveal itself? The answer could be as simple as open contact with humans may not benefit it. We are violent, territorial, extractive and unstable. We turn discoveries into weapons as quick as we can. We militarize frontiers, poison ecosystems, test nuclear devices. We drag the deep sea with cables, sonar, submarines, mining ambitions and military hardware. From the perspective of an older oceanic intelligence, humans probably don't look like peers. Instead we look like the dangerous surface species entering an adolescent technological phase that we are. This is the second of two posts I’m making... about the teaching of Andy Stanley because I have a burden to warn people to be like the Bereans "examining the Scriptures daily to see if these things were so." (Acts 17:11). I have attached a short video clip where Stanley says we don’t know Jesus rose from the dead because the bible tells us so. He says it’s the other way around. Now how do we know Jesus bodily rose from the dead? Did any of us see it happen? No, it happened 2000 years ago. But haven’t people researched the resurrection and found all sorts of evidence consistent with Him rising from the dead. Yes, but such evidence, though powerful, and we can certainly use in our witnessing, does not ultimately prove He rose from the dead. In fact, no matter what evidence we point to in geology, biology, astronomy etc., none of this proves in an ultimate sense the bible is true. Now it is certainly true such evidence properly interpreted does confirm the bible’s history. For instance, the molecule of heredity DNA is a complex information system and language system. No one has seen matter produce information or a language from matter by natural processes. Our observations and experience show information and language have to come from an intelligence. Such evidence confirms an intelligence behind life. This certainly confirms the first verse of the bible, “In the beginning God created… .” But nonetheless, it’s not absolute proof. Think about it. We are finite beings living in the present. We don’t know everything. We don’t know how much we don’t know or do know in relation to whatever there is to know! When we try to interpret evidence of the present in relation to the past, how do we know we have all the relevant information to make the correct interpretation. Some information we don’t have could totally change our interpretation. That has certainly happened with scientists solving crimes using circumstantial evidence. When new evidence comes along, some of the interpretations change and certain people thought to be guilty were found they were innocent after-all. We need to have all the information needed. But we can’t know everything. However we have a book that claims over three thousand times to be the Word of God. This book claims that God moved people by His spirit to write His Word, what He wants revealed to us about life, the universe and history. This book, the bible, tells us that God knows everything, He is infinite in knowledge and wisdom. He has all information. “In whom are hidden all the treasures of wisdom and knowledge” (Colossians 2:3). If God’s Word is what it claims to be (and it is), then the infinite Creator God has revealed to us the key information we need to know to have the ability to correctly interpret this world in relation to the past, present and its purpose and meaning. “Therefore, we never stop thanking God that when you received his message from us, you didn’t think of our words as mere human ideas. You accepted what we said as the very word of God—which, of course, it is. And this word continues to work in you who believe” (1 Thessalonians 2:13). This means if we build our thinking on God’s Word, we build a Christian worldview to enable us to look at the world through “biblical glasses” and have the ability to correctly interpret and understand it. And Genesis 1-11 is the history that is foundational to the rest of the bible and thus our worldview. So, when we start with God’s Word we learn that the God revealed to us in the bible is the One Who created all things. Now by just looking at the world, for instance at DNA, we might deduce that there’s an intelligence behind life. But we would not know who that intelligence is unless revealed to us. The bible reveals who that intelligence is, God the father, Son, and Holy Spirit. But, if we just looked at the world with all its death, suffering and disease, we could assume that the intelligence behind life must be an ogre to make such a violent disease ridden suffering world. But when we start from God’s Word, we understand there was no death or disease to start with, but these entered the world because of sin. We also find man has a problem called sin which alienated him from God. We even find in Genesis that God promised someone would come to save us from our sin and restore our relationship with God (Genesis 3:15; 3:21). We learn later on that “someone” is Jesus--the one who became flesh for us, the babe in a manger 2000 years ago. It's important to understand we can’t know anything absolutely unless an absolute authority has revealed to us what we need to know. Now Andy Stanley claims we don’t know Jesus rose from the dead because the bible tells us so, but claims it’s the other way round, that because Jesus rose from the dead, we can believe what is says about this in the bible. In reality, Andy Stanley is actually claiming he knows all information about the resurrection to know it’s true so then he can proclaim what the bible says about the resurrection is true. This is not so. And remember from the previous post, Andy Stanley accepts man’s view of evolution and millions of years as true to declare what Genesis records about creation is not all true. So why shouldn't people take the word of others who claim Jesus didn't rise from the dead to then declare the account of the resurrection in the gospels can't be true. Stanley, as a finite fallen human being with very limited knowledge, starts outside the bible to go to the bible to make pronouncements over God’s written Word. No wonder he rejects a literal Genesis. Sadly, this is the case for the majority of our church leaders and Christian academics, particularly when it comes to Genesis. Think about it. Really Stanley is acting in accord with our sin nature because of what happened in Genesis 3. Part of our sin nature concerns us wanting to be our own god. Consider Genesis 3:1 and Genesis 3:5, the temptation by the devil. Satan tempted Adam and Eve to question God’s Word, and be want to be like God to decide good and evil, truth, etc., for themselves. In actuality, the statements Andy Stanley is making about Christianity and God’s Word are reflecting this sin problem we have. He is letting his sin nature master over him in this instance instead of letting God’s Word tell us clearly what we should believe. And I would say that about all Christians who reinterpret parts of the bible (like Genesis) because of beliefs from outside the bible. Now the whole bible is actually about Jesus, from the very first verse, that Jesus is the Creator (Colossians 1:16 “For by him all things were created,”), & and he is the Savior (Revelation 5:9), to the very last verse, “He who testifies to these things says, “Surely I am coming soon.” Amen. Come, Lord Jesus! The grace of the Lord Jesus be with all. Amen” (Revelation 22:20–21) God reveals all we need to know about Jesus in His Word. We know Jesus rose from the dead because the bible tells us so! We know we are sinners because the bible tells us so. We know we can be saved through faith in Christ because the bible tells us so. We know we need to repent of sin because the bible tells us so. As Christians we know we will spend eternity in Heaven because the bible tells us so. “So faith comes from hearing, and hearing through the word of God” (Romans 10:17). I still remember singing the chorus as a child Jesus loves me this I know, for the bible tells me so. This wasn’t a surprise, it was planned ahead of time. The “I was drunk, sorry” message wasn’t heartbreak. It wasn’t longing. It was me politely tapping the brakes because I didn’t even want to entertain whatever bad path it could lead us back down. And then? He texted me asking about my brother’s wedding, how I am, etc. I ignored him for a full week. Until I had no choice but to speak to him about MereNeill. That silence, from me, is what triggered his latest meltdown. Not mine. His. So no, Auntie Deb, your version isn’t “a different perspective.” It’s just wrong. Like wildly, hilariously, not-even-in-the-ballpark wrong. But sure, keep spinning fanfic if it makes your livestreams feel more exciting. I realize it’s probably been awhile since you’ve had any action since you’ve let yourself go so badly, so you live vicariously through others. Conclusion/Message for Temu Storm This entire mess could have stayed private. I wanted it to stay private. Meanwhile, Aidan spent weeks screaming at me, accusing me of being some kind of secret double agent, like he was trying to create the betrayal he was terrified of. Almost a self-fulfilling prophecy. And here’s the reality: in the last few weeks, after he’s gone fully scorched earth on me, I have talked to her, and I support her 100%. The things he’s done to her over the past couple years, and the way he twisted it all for his followers, is the exact same manipulation I lived through. I’m not going into her details because that’s her story to tell… but let’s just say I have a feeling you’ll be hearing it sooner rather than later. Then there’s Will, who’s gone on multiple streams calling me “crazy” and pretending he’s scared of me, despite me being nothing but nice to him. Why? Because he thinks I was the first one to tell Karen he heard the recording, which he absolutely did (unless Aidan is lying about who he played it for, but we know he’s actually telling the truth on this for once). She was informed of it the very next day, which is why she called you and you know this. This was two full days before I was even aware of a call at all. Will, for someone with your track record, maybe sit the “women are dangerous” narrative out. You’re not fooling anyone. One Law for All or No Law at All... Sharia councils are being normalised as part of “British values.” That lie strikes at the heart of our democracy The Great Betrayal of British Values When a government minister claims that Sharia councils are in line with British values, it is not diplomacy. It is surrender. It shows how far our leaders have drifted from the principles that once held this country together. This is not a debate about faith. It is about power, justice, and the quiet collapse of equality under the law. For years, politicians have turned British values into a slogan. Something printed on leaflets, recited in schools, or used in speeches to fill the silence. But when those values are tested, when they require courage, the same people who preach them fall silent. Sharia councils have become the latest example of that cowardice, presented as cultural understanding when in truth they represent the abandonment of fairness. Three Ways Sharia Councils Betray British Values The evidence is clear. Sharia councils are not harmless cultural bodies. They are operating systems that contradict the most basic principles of justice. 1. Women Trapped in Unequal Marriages In many cases men can end a marriage with a simple verbal declaration. Women, meanwhile, must seek permission from all-male panels who hold power over their lives. They face pressure from families and communities to comply. The idea that this is voluntary is absurd. It strips women of the rights they would have in a British court and replaces equality with submission. 2. Daughters Denied Equal Inheritance Under British law, a daughter has the same right to inherit as her brother. Under Sharia law, she receives half. That fact alone should end the discussion about compatibility. To claim this system reflects British values is an insult to the very idea of equality. 3. Coercion Hidden Behind Tradition Sharia councils are often described as voluntary mediators. Yet in many communities, refusing to attend one brings shame and isolation. Women are pressured, intimidated, and sometimes ostracised if they choose the British courts instead. This is not freedom. It is social control wrapped in the language of faith. Each of these examples exposes a fundamental conflict. Sharia councils do not uphold British values. They undermine them. What the Government’s Own Reviews Revealed The government knows this problem exists. It has been documented in its own investigations. The Siddiqui Review in 2016, commissioned by the Home Office, exposed widespread discrimination against women and confusion about the legal authority of Sharia councils. It warned that women were being denied their rights and that decisions were being made in conditions of inequality. The Home Affairs Committee Inquiry examined whether these councils were creating a parallel legal system. It found that the lack of oversight allowed inconsistent, unfair, and sometimes unlawful outcomes. The Casey Review on integration reached a similar conclusion. It warned that regressive religious and cultural practices were dividing communities and holding back equality, particularly for women. All three reviews raised the alarm. All three were quietly ignored. A Pattern of Betrayal We have seen this pattern before. Every Islamic marriage must be registered under British law. This single act would protect thousands of women who currently discover, often after years of marriage, that they have no legal status, no right to property, and no protection in divorce. Registration brings marriages into the legal system where fairness is enforceable and justice is not dependent on religious interpretation. 2. Sharia councils must no longer be allowed to operate in the shadows. At a minimum, they should be subject to a binding code of practice with full transparency, legal oversight, and public accountability. Their decisions should have no standing in British law, and no council should ever be allowed to present itself as a court. 3. We must go further. There is now a compelling argument for the outright closure of Sharia councils. For years, politicians have treated them as an inevitable feature of multicultural Britain. Yet their existence has created a parallel system of justice that undermines equality and fragments the social fabric. A country cannot claim to defend equality under the law while simultaneously licensing institutions that deny it. The two ideas cannot coexist. The choice is simple. Either we have one legal system that protects everyone equally, or we have many systems that protect no one fully. People must be told the truth about their rights. Too many are pressured into believing that Sharia rulings carry legal authority when they do not. Public education, legal outreach, and community engagement are essential to break the cycle of misinformation and coercion. This is not about opposing faith. It is about protecting fairness. No religion should sit above the law. No citizen should live under a different standard of justice because of their background or beliefs. The law must serve every citizen equally, or it serves no one at all. The Line That Cannot Be Crossed British values are not negotiable. They are not slogans or soundbites. They are the foundation of a free society built on equality before the law. To say that Sharia councils reflect those values is to empty them of all meaning. NEW QUESTIONS REGARDING THE CHARLIE KIRK ASSASSINATION (MORE ARE... POPPING UP EVERY HOUR): An event 1/4 of this size with a nobody speaker would have ambulances immediately on scene for emergency situations like this. So why was Charlie Kirk instead stuffed into a predetermined SUV, that would have to follow traffic laws on the way to the hospital, with no medical supplies, no oxygen, and no medical personnel? He's carried there by 6 dudes (including the SAME 2 GUYS that were making the umpire hand signals seconds before the shot (white hat/white shirt guy and black shirt/black sunglasses guy) The black sunglasses guy also appears to be THE SAME PERSON that was on Trump's secret service team the day he was also shot...? (see attached pic) Nobody carrying Charlie is applying pressure to the neck wound as they run him to the car. Instead, they are just letting his head violently flop all over the place, the last thing you would do following a traumatic neck injury And despite the above carelessness with a gaping neck wound...there isn't a single drop of blood anywhere on the ground, his shoes, or any of the people carrying him 🤔 How come there are new camera angles of the shot emerging showing the blood coming out not from his neck...but from under his shirt, more in the upper-chest area? Many have forgotten that the eyewitness reports on the day of the event were saying they saw him get shot in the CHEST. The story didn't change to NECK until after those 2-3 videos we've all seen spread across the internet like wildfire, which as my original post demonstrated, had some pretty weird, potentially AI-looking inconsistencies (ring changing fingers, black dot on the top-right of his shirt moving diagonally up and seemingly BECOMING the bullet hole wound, the wound itself shifting slightly to the side when watching frame-by-frame, etc.) Could this have something to do with why some video-analyzing sleuths are spotting a black object inside the collar of Charlie's shirt, right in the area this blood is coming out in the above-mentioned angles? (See the attached video where I included clips of all of these new discoveries) Additionally, is it a complete coincidence that the freemasonic #33 has been spammed ALL OVER the event, AND the following investigation? Cole Tomas Allen, the man accused of opening fire... at the White House Correspondents’ dinner at the Washington Hilton in Washington, D.C. Saturday, reported released a manifesto to his close family members only minutes before the shooting took place. The dinner, an annual event with President Donald Trump, First Lady Melania Trump, and other Trump administration officials in attendance, was cancelled and its attendees evacuated after gun shots rang out late Saturday night. On Sunday, the New York Post obtained and published what they report to be Allen’s full, 1,052-word manifesto in which he refers to himself as “Cole ‘coldForce’ ‘Friendly Federal Assassin’ Allen.” Among the many chilling details laid out in the manifesto, included in full below, are the following: Allen maintained he was “no longer willing to permit a pedophile, rapist, and traitor”(referencing left-wing conspiracies related to President Trump) to commit crimes. He planned to target numerous Trump administration officials “prioritized from highest-ranking to lowest.” Allen was willing to “go through most everyone” in attendance at the event “if it were absolutely necessary,” rationalizing the violence because all those present “[chose] to attend a speech by a pedophile, rapist, and traitor and are thus complicit.” Various talking points and accusations levied against President Trump in the note appear to come directly from various misleading left-wing conspiracies and talking points spread by Democratic Party members and other U.S. leftists. What follows is Allen’s manifesto, as released by the New York Post, in full, with one minor edit to remove profanity: Hello everybody! So I may have given a lot of people a surprise today. Let me start off by apologizing to everyone whose trust I abused. Trooper John Fanning, one of Michael Proctor’s supervisors at... the NCDAO State Police Detective Unit (SPDU), reportedly “supervised” the jury at the #KarenReadTrial. As if this conflict alone wasn’t concerning, the fact that Fanning was later under an inconclusive internal investigation by the MSP for “whether [he] failed to adequately supervise by not taking appropriate action after Trooper Proctor sent inappropriate texts to a group of subordinate members, specifically, if he took any corrective action to address the unprofessionalism and inappropriateness of Trooper Proctor's texts”—thereby making him a potential witness & demonstrating his clear conflict, is incredibly concerning. In the full sit down interview w/ #KarenRead & Attorney Alan Jackson, Ted Daniel asks them about the potential jury tampering that occurred at the first trial—notably with the ultra curious last minute dismissal of 3 jurors, whose body language, reactions/expressions & outward demeanor appeared favorable to the defense, in addition to the “supervision” of the jury by one of Michael Proctor’s bosses, NCDAO SPDU Trooper John Fanning. It would be dishonest to try to claim that Trooper Fanning had no stake in the outcome of the Karen Read trial. Arguably, anyone with ties to the NCDAO, its SPDU or the Canton Police Department—and notably those with close ties to Michael Proctor, like his own supervisor, have clear conflicts of interest in this case. As you may recall, Trooper John Fanning was the lead investigator in the Sandra Birchmore case where he and his investigators concluded that Birchmore committed suicide while allegedly pregnant with a fellow Police Officer, Matthew Farwell’s baby, and wasn’t the obvious victim of murder by that same Officer who also raped and groomed her from a young age as revealed by 30k+ text messages inexplicably “overlooked” by Trooper Nicholas Guarino & Fanning. The Feds investigated that “investigation” too and have since indicted Matthew Farwell in Sandra Birchmore‘s murder. Additionally, Trooper Fanning was in one of Michael Proctor’s abhorrent group text message threads where he disparaged Karen Read. Fanning was subsequently internally investigated by MSP for this, and his failure to properly “supervise” Trooper Proctor—interesting that such a person would be chosen to “supervise” the jury. In a statement from the State Police, they said: “The Department’s internal affairs investigation determined that there was insufficient evidence to prove or disprove the allegation that Lieutenant Fanning violated rules and regulations by failing to uphold the responsibilities of a supervisory member. This allegation has been classified as unfounded.” Frankly, given the circumstances of this case, it would be concerning if any member of the State Police oversaw and supervised the jury. Why was ANY member of the State Police supervising the jury? Has anyone ever heard of this before—Police Officers from the same agency that investigated, testified against & was a part of the prosecution against a defendant having one of their personnel in charge of and in direct control of the jury? This can’t possibly be a standard practice due to the obvious existing conflict, no? Plus, were it standard protocol, then why wasn’t the defense made aware of this fact until 10 minutes before making closing argument, after a nearly 10 week long trial? ——— Something majorly stinks about this, and perhaps it sheds some light on something peculiar that one of the deliberating jurors, who was recently interviewed by Aidan Kearney, kept saying in regard to the jury’s deliberative process. Specifically, something that stood out to me from juror Ron’s interview was his repeated use and references of the other jurors’ use of the term “distractors” to qualify or describe the abundant evidence representing “reasonable doubt” brought out by the defense at trial. “Distractors.” It’s somewhat of a novel term, especially in this context, and is obviously antithetical to a jury’s duty to assess a case based on the proof beyond a reasonable doubt standard, which is inherently intertwined with an assessment of the existence of, or lack thereof, reasonable doubt. There was no evidence or instructions from the court that came out at trial directing jurors to view defense evidence or ARCCA experts, for instance, as “distractors,” and the jury is very specifically instructed not to view/consume/bring any outside information into their deliberations. In other words, if they’re unsure who the ARCCA experts were there on behalf of (the Feds), they’re specifically told not to “fill in the blank” with information that’s not there, or evidence that didn’t come in at trial. So where did the information—this use of the term “distractors” come from? Who fed this term and this concept to the jury? The reason why it seems like it was “fed” to the jury is because it goes against everything the court, Judge Beverly Cannone, instructed them on. So, what prompted the whole “distractors” concept to taint the jurors’ minds and deliberations? ——— What immediately came to mind was the jury tampering by court clerk Becky Hill in the Alex Murdaugh murder trial. In that case, according to Murdaugh’s attorneys, Ms. Hill “invented a story about a Facebook post to remove a juror she believed might not vote guilty”. Judge Clifton Newman, who oversaw the murder trial, removed the female juror from the panel. According to the Murdaugh defense motion, Ms. Hill had gone to Judge Newman – the day after Murdaugh testified, not long before closing arguments – claiming that she had seen a post in the local Facebook group ‘Walterboro Word of Mouth’ from the juror’s former husband, Tim Stone. The post purportedly claimed that the juror was drinking with her ex-husband and, when she became drunk, she expressed her views on whether Murdaugh was innocent or guilty. A follow-up post from an account called Timothy Stone apologised for the post saying that he was driven by “Satan”. Murdaugh’s attorneys claimed that the Mr. Stone behind the Facebook posts was actually a random Georgia man who was ranting about his wife’s aunt – and has no connection to the case. Additionally, information from jurors had come to the defense’s attention about inappropriate comments supposedly made to them by Ms. Hill while she was “supervising” them—the same role as “supervisor” that Trooper John Fanning allegedly played in the Karen Read trial. In Murdaugh’s case, the jurors were *actually* brought back into the court and were called to the stand one by one and questioned about potential comments that may have tainted their verdict. A female juror, identified only as juror Z, said that Ms. Hill had told some of the jurors to “watch [Murdaugh] closely.” “To me, it felt like ... she made it feel like he was already guilty,” juror Z said. A separate juror, Juror E, said that he heard Ms. Hill say “watch [Murdaugh’s] body language”, but claimed that this did not affect his decision. ——— There were reports, at the time of the dismissal of the 3 defense-favorable jurors at Karen Read’s trial, that right before closing arguments, Trooper Fanning had reported the information responsible for dismissing these jurors to Judge Cannone. Among that information was reportedly a story about one of those jurors, claiming they’d been overheard discussing the case while drinking at a bar (or something to that effect)—a story that sounded highly suspicious at the time, particularly given the fact that Trooper Fanning had allegedly had that information weeks before, but never reported it to the court. The similarity in Becky Hill and John Fanning’s “stories” leading to the dismissal of defense-favorable jurors is rather uncanny. ——— Is it not problematic to have individuals—with conflicts of interest, who are also potential witnesses, and who seemingly have a vested interest in the outcome of the trial—be in charge of overseeing and supervising the jury? I’ve attached the referenced MSP Internal Investigative Report for Trooper Fanning to this post (attached in the comments below). What’s troubling is that, despite acknowledging in their report that “these allegations came to light on June 10, 2024, during the trial,” they didn’t immediately initiate an internal investigation, but instead waited until AFTER the trial ended, July 3, 2024, to launch their internal investigation, almost as if they were planning on not initiating an investigation had Karen Read been convicted, because apparently in that case the misconduct would’ve been justified… or something? It should also be noted that this same practice was employed for most, if not all, of the other Police Officers in this case, whose misconduct was exposed by the defense throughout the prosecution’s case at trial—whereby, despite admissions and the existence of evidence of their misconduct, the MSP, NCDAO and Canton PD seemingly did everything they could to avoid initiating any investigations or holding their officers accountable for their misconduct until after the trial ended—when they could no longer justify not doing anything. It makes you wonder: Had Karen Read been convicted, do you think they’d (the MSP, NCDAO or CPD) ever launch any internal investigations into the misconduct of their officers, as evidenced at trial, weeks before? ——— It should be mentioned that in the Sandra Birchmore case, which Trooper Fanning led the investigation of, despite the Feds spoon feeding the State Police & NCDAO (DA Michael Morrissey’s Office) overwhelming evidence + probable cause, in addition to punting the ball back to the state to do the right thing and charge Farwell with murder—a state level charge, they’ve refused to take any action to this day. In fact, not only has it now been nearly 6 months since the Feds apprehended & indicted Farwell, but the NCDAO, Fanning and the State Police, aside from taking no action, have made no statements and are still of the official position that Sandra Birchmore killed herself. To try to save face, the NCDAO, through its former spokesperson David Traub, tried to create the impression that the DA’s Office had been long working in collaboration with the Feds to secure an arrest in the Sandra Birchmore case, claiming that “two of [the NCDAO SPDU’s] detectives were present at the command post ... while federal authorities were attempting to take Matthew Farwell into custody”—whatever that means. This, of course, is patently absurd because the DA’s Office and State Police could’ve “secured an arrest” years ago—nobody was stopping them, but instead they framed Sandra Birchmore for her own murder. Spokesperson Traub then had the gall to say that “much of the information that they [federal authorities] built on originated with our investigation, including the collection of thousands of text messages.” (See a collection of statements from the NCDAO on the Birchmore case from reporting over the years, attached in comments below). While the Feds might be somewhat playing along with this narrative, don’t be fooled. Perhaps it’s to appease the very individuals who they’re investigating for the supposed coverup of Sandra Birchmore’s murder. Why? If the Feds had actually been collaborating with the State Police investigators from the NCDAO who investigated Sandra’s death, then at the Feds’ press conference announcing Farewell’s indictment, U.S. Attorney (at the time) Joshua Levy wouldn’t have feigned ignorance when asked who the lead investigator was on the case before his agency got involved (see clip 3 attached). Had the Feds actually been *collaborating* with the State Police & the DA’s Office, John Fanning’s name would’ve been the first thing uttered out of Josh Levy’s mouth. On a side note: I think this is very telling. Does it mean the U.S. Attorney’s Office is investigating Fanning? Who knows. But one thing’s for sure: Josh Levy 100% knew who the State Police lead investigator was and he deliberately avoided saying it. This observation is reflected in FBI Special Agent Chenee Castruita’s 45-page long probable cause affidavit for the arrest of Matthew Farwell, which notably contains ZERO references whatsoever to John Fanning, or any of the other involved State Police investigators for that matter. That’s telling. If there was so much “collaboration,” like DA Michael Morrissey’s Office wants the public to think, then not only would USA Josh Levy have had, at the very least, Trooper Fanning up there side-by-side with him at that press conference, but he would’ve acknowledged him by name in his press conference. Why hasn’t the NCDAO charged disgraced former Stoughton cop Matthew Farwell with murder? Is it yet another case of “pinning it on the girl” to cover up for fellow Police Officers’ crimes? ——— Of note, Trooper Fanning grew up in Stoughton, graduating from Stoughton High School in 1998, the same year that Matthew and his twin brother William—who also grew up in Stoughton—then 12 years old, became participants in the Stoughton police youth program. As Karen Read points out in the interview with Ted Daniels: “There were familiarities among players that never should’ve happened. There’s a sleeve of homicide in the Norfolk DA’s office, as there is in the other counties of Massachusetts. And yet, the person assigned to investigate this case—ostensibly investigate this case—lives a mile down the street from the crime scene.” (See clip 4 attached). Why is it that when there’s seemingly crimes—in this case murders, involving cops, that the NCDAO SPDU appears to send the most conflicted Trooper with the closest ties to that cop/those cops? In Officer John O’Keefe’s murder, the Trooper that lives down the street from 34 Fairview and is “second family” with the Alberts is obviously the last person who should’ve ever responded to that case, yet he was the lead investigator. Given Trooper John Fanning’s close ties to Stoughton, isn’t it interesting that he’s the one who was the lead investigator of Sandra Birchmore‘s death—a murder that allegedly involved a former Stoughton cop? Goodbye, Pearl My heart is still somewhere out in... that driveway, laid out flat like it just got the Holy Ghost and passed clean out. Today, I had to say goodbye to Pearl. Now Pearl wasn’t just an SUV. Pearl was my last rolling piece of freedom. She was my pre-ALS independence sitting on four tires. She was my “I’ll be right back” machine. My “let me run to the store” chariot. My “I don’t need nobody to take me nowhere” declaration with leather seats and a clean paint job. And today… she left me on the back of a tow truck like she was being taken to glory. That hurt. The last time I sat behind Pearl’s steering wheel, ALS made something painfully clear. I was sitting at a red light, needing to make a simple right turn. Simple for everybody else. But my arms said, “Oh no, we don’t do that anymore.” Cars behind me started blowing their horns like they were in the Indy 500 and I was holding up qualifying. I’m sitting there sweating, praying, negotiating with my limbs like, “C’mon y’all, just one more turn. ONE.” I wanted to yell, “Y’all better be glad I can’t get out this truck!” But truth was, I was scared. For the first time in my life, I knew I was not safe behind that wheel. Somehow, I used my legs to help force that turn, then drove home with fear sitting in the passenger seat. When I pulled into the driveway and climbed down out of Pearl, I knew. That was it. I dragged myself into the house and told Tanja my heart was broken. I wasn’t just giving up driving. I was giving up another piece of the man I used to be. So Pearl sat in the driveway for ten years, looking like a museum exhibit titled, “Before ALS Had the Nerve.” My girls used her sparingly—very sparingly after Sydney forgot to stop at a stop sign and introduced Pearl’s front bumper to somebody else’s rear end. After that, Pearl went into semi-retirement. Family members would ask, “Can I borrow the truck?” And I’d be sitting there thinking, “Borrow? That’s Pearl. That’s not a truck. That’s family.” But Pearl started coming back with scratches nobody knew about, “Not me.” “Wasn’t there before.” “I don’t remember.” And don’t get me started on the gas tank. I’d hand her over full, she’d come back thirstier than a man in the desert. Apparently, Pearl had been traveling with witnesses who all suffered from sudden memory loss. So today… I kissed her goodbye. Literally. Leaned in, pressed my forehead to hers, and whispered, “Thank you.” Watching her get winched up onto that tow truck felt like watching my past drive away without even turning around to wave. And when that tow truck pulled away, I laughed a little. Then I hurt a lot. Because sometimes letting go isn’t about the thing itself. It’s about what that thing represented. Pearl was freedom. Pearl was strength. Pearl was before. But even as she rolled away, I reminded myself: ALS may have taken the keys, but it never took my memories. It never took my gratitude. From December 17th to around the 30th, the migrating speed was over 50,000 to 100,000 per day, but now it has dropped to just over 10,000. What is the reason for this decline? If it was previously possible to migrate over 100,000 per day, why has it changed? The CT has stated that they will OM until the first quarter of this year to bring the migratiion in line with KYC amounts. However, if it's technically feasible to achieve a higher migration speed, why isn’t it being done? The answer is quite simple: it depends on what everyone does with the Pi after such large migration numbers. If pioneers rush to buy and sell, hold onto their Pi coins, or trade at low value, it will impact the speed and efficiency of the next migration in these regions. If he ever returns to that seat, we can ne sure it would be for one reason only, to fix the policing system because it won't be a new thing to him. You can’t, therefore, convince me that a well-paid, highly skilled man would be excited about a role he already acted in some 12 years ago and voluntarily resigned. Financially, he would still thrive if the system pushed him out. He’s young, energetic, capable and marketable enough to walk into another leadership role tomorrow. But this job‼️ This calling is not about only money for him. It’s his passion, his heartbeat, his whole life, his sense of purpose. Communities, grieving families and distressed SAPS members, their struggles become his pain. You heard the testimomy from PKTT members. You saw him jump to publicly defend Gen Khumalo & co who are being victimized infront of all of us. Witness B (the female detective?) told the Madlanga Commission how she and a colleague were harassed by Katiso Molefe’s supporters when he appeared in court. You ask yourself: where were the top leaders when these young detectives needed protection and moral support during the court appearance of a feared criminal?🧐 But Mkhwanazi shows up. He makes time. He goes to crime scenes. He briefs the media on crime scenes. He goes to court. We have seen him in the evenings in t-shirt at 2am, another day he was in rainsuits giving media interviews out in the rain, when tje body of Olorato Mongale's murderer was being transported away, Mkhwanazi was standing outside the building, looking all puffed up and exhausted, evidence that he probably was woken up at midnight and rushed to stand with his team at the scene. It’s not magic. It’s leadership. Pure instinct. A natural trait you cannot teach. People like this are rare—few and far between. They operate at a higher vibration, driven by a purpose larger than themselves. They aren’t angels, and they are not always easy to work with. Wow. WOW. WOOOOOOOW. So um, that first Wildcard+Thousands stream... was... *amazing* and also... a *lot* 😅 In the end, it was *exactly* what we were hoping for - a true stress test of ALL these systems coming together for the first time. We are SO grateful for the thousands of people who showed up today to play, attend, tune-in and help us PLAYTEST all this new stuff. We can't wait to see you all again at NEXT WEEK'S EX2 EVENT! So, now let's talk about how it went... Stuff that worked: - Our community SHOWED UP. Oh boy did you show up 😅. Our servers were straining under the load... which is good actually, in fact it's the whole point. Even more importantly, we have already received insanely valuable feedback, bug reports, stuff people loved/hated - and it's only been a few hours since the stream ended. I can't even explain to y'all how valuable this process is. Yes it's stressful, it reminds me of trying to keep Words With Friends online during that first insane year, but it's EXACTLY what we were hoping for (NEED) to turn this into the polished, top-notch game and streaming experience we are on a mission to deliver. I truly can't thank y'all enough, and hope to see you again when we run it all back again next week 🥹 - The stream itself stayed up and was mostly stable! Phew 😅. For context, ThousandsTV is not a twitch wrapper, it's a web3-native streaming tech stack built we built specifically to connect game, web/mobile, and blockchain together all at the same time. There are a LOT of moving pieces going on behind the scenes. - We brought viewers INTO THE GAME! Viewers showed up in the stands of the arena, with connected wallets/assets, triggered actions/rallies from chat, and were seen and heard during the whole stream. - The brand new 2v2 build of Wildcard was (mostly) stable and our players and viewers seemed to be having a blast down on the field and up in the stands. It was thrilling to watch Team Blue dominate, even though Team Red held their own in game 3! - Our production crew did an insanely good job running the stream, managing the players, shoutcasters, and talent, and producing a top-notch show. Of course we will work hard to make every stream better than the last, but I was super proud of how our team "rolled with the punches" during today's event. Stuff that didn't work (and/or needs to be dramatically improved): - Although it's fun to see chat going crazy, chat spam is actually something we are passionate to FIX. As you can see from the attached video, chat spam dominated today's stream and made it impossible for anyone to even see anyone else's messages. We have some GREAT ideas for how to fix this and actually turn chat spam into a FUN and exciting and not annoying thing - but those improvements didn't get shipped in time for this event. - Credits purchasing flow needs a LOT of work. As I'm sure y'all know, bringing money on chain is pretty complicated, and although we've been working hard to make this as seamless as possible, it still needs a TON of improvements. Many users who WANTED to spend money today weren't able to and/or ran into frustrating bugs in the credit purchase flow. Fixing this is obviously a top priority for our team. - Rallies need a LOT of work. Spectator-interactive features like rallies are at the heart of our vision for Wildcard. These "stream apps", as we call them, are the UNLOCK for how spectators, viewers and fans directly connect and interact with their favorite competitors, content creators, and communities. The current rally feature HINTS at this potential, but it needs to be WAY easier to understand, use, and have fun with. Improvements are ON THE WAY. - Referees were only partially working. Referees are a key innovation of the Thousands platform. They are AI-driven "personalities" (NPCs) that pay attention to everything that's happening in the arena, both on the field and especially in the stands (i.e. in chat, during rallies, etc.) The referees then make "calls" at the end of every match, rewarding users for their engagement and participation. Unfortunately, the referees weren't fully functional and seemed to drop the ball on recognizing everyone's contributions (especially people who showed up holding valuable assets such as Wildpasses in their wallets, and people who boosted those rallies with credits.) What's happening next: 1. We are combing through ALL the logs from the event right now, to make sure we don't miss a SINGLE action that our viewers and fans took during the event, including what they brought in their wallets (i.e. Wildpass holders!), any credits that were purchased, rallies that users engaged with, etc. This information is normally processed by our referees, who then determine dynamically how they're going to distribute $WC awards. We were originally hoping to complete this process and the subsequent airdrops within a few hours after the event, but given the amount of data, we need a bit more time to run these scripts (and airdrops) in batches instead of all at once, and make sure ALL of the data is being included. IMPORTANT: I will keep y'all updated in real-time here on twitter/X as this process is ongoing, and let you know the moment it's complete and all the awards have been distributed (i.e. when to go check your wallets 😎) 2. PLEASE keep sending us your feedback and bug reports. Open a ticket on our Discord and let us know what you loved, what you hated, and especially what we need to FIX. After dedicating the best years of my life to save San Francisco, I have made the heartbreaking decision to leave this great beautiful city behind. I did the best that I could every day and I know so many honest good caring San Franciscans out there are hurting just as much as I am and I've met so many of you who desperately want the same healing and recovery for this city that I do... The truth is... the daily chaos, lawlessness and human suffering on our streets are not accidents but a deliberate result of a cruel, sick game engineered by corrupt politicians and non-profits who benefit from the suffering of the less fortunate. I don't hate everyone who votes differently or works in non-profits... there are plenty of decent people trying to help, but far too many bad apples in the Democratic party are working hand-in-hand with these organizations to keep the crisis alive. I'm infuriated by this broken, predatory system that devastates the vulnerable, attacks those trying to help and enriches those who have blood on their hands... all on the taxpayers dime. That's why I'm done playing along and refusing to sacrifice my life to their endless failure. Yet even as I leave, I'll never stop fighting for the less fortunate by demanding secure treatment beds, real enforcement against fentanyl dealers and sober housing that actually saves lives instead of enabling death. I can continue my art, music and citizen journalism in another city that is cleaner, safer and dare I say more friendlier to me, a conservative Patriot who loves our great beautiful country. Day and Night I walked these streets up and down the block, handing out food, clothing and blankets to the less fortunate while listening to their stories. I spoke passionately at City Hall meetings, demanding accountability from leaders who seemed indifferent. I appeared on national and international television to share my story with the world about the fentanyl genocide devastating our city. Today, with a heavy heart, I regret to inform our community that I am relocating to a safer area outside San Francisco. I can no longer tolerate the chaos and stress of day to day survival in this city. It has taken an undeniable toll on my physical, mental and spiritual well being. Our corrupt and incompetent local and state leaders have deliberately enabled chaos on San Francisco's streets, creating a perpetual crisis that funnels billions of taxpayer dollars into the hands of corrupt non-profits and organizations. These entities thrive on the suffering of the less fortunate, profiting from endless contracts for shelters, outreach programs and harm-reduction initiatives that fail to reduce harm or homelessness. Harm reduction is causing more harm. Progressive policy is making everything progressively worse. I am done being a guinea pig in their social experiment. Year after year, billions have been spent, yet the humanitarian crisis has only worsened, with more tents, more overdoses, and more despair. Fentanyl overdoses are on the rise, homelessness numbers are climbing and our public spaces have all but deteriorated, all while the same politicians get elected year after year. It is a calculated system of human suffering and I am done living through the nightmare every single day. I've been documenting the truth about San Francisco's streets for years, but as I prepare to leave for good, this frontline perspective might go with me unless I am able to find a nice small town where I can continue my work from afar. If my story has ever opened your eyes or fueled your fight, I ask you to show love to my journey. My work in our community began with a deep compassion for those suffering on the streets and I poured my energy into helping the homeless directly. My home burned down to the ground, I know what it's like to have nothing and work your way up from rock bottom. Every day, more people overdose and more people show up in San Francisco from all over the country. It's a never ending cycle. I have lost too many family and friends and I refuse to be next. I am profoundly tired of the fentanyl genocide that has turned my once beloved city into a hell hole. I have seen one too many open air drug markets, claiming thousands of lives each year. The drug dealers operating freely, the human feces and needles littering streets and sidewalks, the judges letting the fentanyl dealers out of jail, the fentanyl showing up on playgrounds and in schools, the women giving birth on the sidewalk, the still born babies found in port-o-pottys, the people jumping off of buildings, the people living in the sewers, the non-stop every day looting of our grocery store, the robbery of our local restaurants, the targeting of our mom-and-pop shops, the risk of riding public transportation, the waking up to burglars kicking in my door and fighting them off, the sound of going to sleep to people screaming and waking up to emergency sirens, the billion dollar tech offices and third world conditions across the streets, the constant threat of The Big Earthquake, power outages, infrastructure breakdown, skyrocketing cost of living, it's all become unbearable. Homeless encampments blocking public spaces, the high risk of fentanyl exposure and rampant property crime have eroded any sense of normalcy. Personal safety threats from erratic behavior, boarded-up stores and political hostility weigh heavily on me. I no longer desire or wish to endure these heartbreaking struggles. Building a life for myself, let alone a family, in this decay, is almost impossible. The frustration with leftist policies enabling open drug scenes, health risks from biohazards and store closures reducing access to essentials has taken its toll. I have personally witnessed at least a dozen grocery stores close down and my heart is broken as I wonder if I am slowly living in a food desert because of rampant, unchecked crime. They defunded the police and the judge releases criminals out of jail the next day. I am sick and tired of fighting off the same bad guys every day. The Urban decay is not just in areas like the Tenderloin, SOMA and Union Square, but all over the city. The difficulty in regular social life is noticeable and everybody is on guard making human connection even more challenging unless you are a millionaire. I walk into small businesses, stores and restaurants and all the workers are on edge wondering what chaos will happen that day. Tourists ask me what is happening to the city? All I do is shake my head. This is not the San Francisco I grew up in. My City has become unrecognizable. The Full House Days are long gone and it will take years, if not generations, for San Francisco to recover from all the damage done. Years of frontline activism without any city wide solutions have left me absolutely drained. Every day feels like the same nightmare, repeating the same chaos day after day without end. I don't want my life trapped in this cycle of sirens, screams and unchecked decline. It's time to step away from this chaos. I do not want to die here. The threats to personal safety, the constant exposure to violence and humanitarian crisis has become too much for one lifetime. I shouldn't have PTSD from living in San Francisco, but I do. Honestly, we all have survivor's guilt. I refuse to let this environment claim my future or my dreams. Relocating means saving my health, mental well being, spirituality and opportunity to thrive elsewhere. No more waking up and counting the bodies on the sidewalks or navigating hazards just to live daily life. I deserve a chance to build without the shadow of this humanitarian crisis looming over everything. I've sacrificed my personal health, safety and years of my life on the frontlines for the vulnerable while our local leaders profited from their pain... now, to keep fighting, I have to leave everything behind and start over. I've bought over 30 RV & MH parks in... the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words.
