I opened it up to do Zoom calls last... week thinking I’d just get a few. 40 people booked calls within the first 24 hours. 🥴 I was worn out. But, one the underlying theme was “Hey I’m looking at this land in NC/TN/GA..is this a good piece?” Let me reiterate…what lurks below those top few inches of soil in ANY mountainous area you buy land or buy a single lot in can be a total nightmare. You have to be very careful with that initial purchase. Anyone who did a Zoom call with me found out the main key steps to go through before you sign a contract, but, let here is a recent example of 1/2 acre lot I built a cabin on recently, in an existing development. The amount of rock we had to bust through almost killed the job. It took over 2 months of non stop hammering to get the lot prepped with my CAT machines. This is why I have a very detailed approach before I even buy a small lot to build on at this point. The cost of excavating/prepping even a small 1/3 acre the lot can run you well north of $100,000 if you’re not careful.show more
