That, if we let them keep going, America ad a whole will suffer as Detroit has. That was his point. This is the only way you can get into the main Mandir without huge queues. Very affordable darshans, worth it. Login to We booked 3 AM mangla aarti and evening 7 PM sapt Rishi aarti. Avoid agents. They will take much more than online prices, so be aware. - Pls note that crowd management inside Kashi Vishwanath Mandir is really bad. I hope Modi ji does something about it. Please do contribute back generously to the annapoorani temple trust so that this tradition continues. - You can visit all the ancient temples in Kashi, Kalabhairava being one of the best. You will learn some amazing stuff. - There is one Ganga Aarti on Assi Ghat early in the morning. And the other aarti happens in the evening by 7 PM. You can take a boat so that the view will be spectacular. But remember to take boat early, reach the Ghat by 6 PM so that you can be right in the front. The city has definitely become cleaner, lots of effort to remove all debris from Maa Ganga. The temples are magnificent. Ghats are extraordinary. The energy is vibrant. You will find such ancient temples, that you can actually feel the vibrations. Tip: In Kashi, everyone will DEMAND money for everything. Right from purohits, street vendors & small children. Managed to get out of Dubai. The following is... my personal opinion & experience 🇦🇪 Everything went quite seamless. Careem cabs operate normally. The airport is extremely well organized, considering the circumstances. The world has changed since Saturday and unfortunately, the country I moved to 3 years ago has been under heavy attacks. Why? No one really knows. However, I find it extremely disturbing that most media - including our beloved CT - exploits that serious situation to take cheap shots at Dubai and people who moved here. There are real families and hard working people affected. Most are scared or feel extremely uncomfortable. It's a traumatizing experience to hear missile interceptions right above your house. Nothing I wish for any human to ever experience, no matter if you pay 0% or 50% taxes. I don't even know what the link between those two things should be?? If anything, it proves that the UAE cares about their people and is able to protect its residents. Even at 0% income tax. Dubai was not known for it's strong military. It was always portrayed to be bling-bling golden steaks and influencers. But the UAE has shown the entire world that it can defend 1,000+ drones and 200+ missiles from a direct neighbor. That is impressive, whether you love or hate the UAE. Many countries would likely not be able to absorb that. So, if anything: Dubai and the UAE have demonstrated that the system works. I have lived in multiple countries around the world and the UAE is by far the most capable of handling crisis. Why did I leave Dubai then? Because it's not a situation I want to be in. Missile interceptions and drone explosions are no joke. Besides the danger that debris could hit your roof, there's an incredible intensity in the air. Most describe it as "intense calmness". While the Government managed to keep everyone from panicking, it's impossible for everyone to stay fully calm. And you can feel that in the day to day. The first night I got virtually no sleep. The night of my departure neither. I haven't left my house at all after the attacks started. But I'm out now. I really hope that leaving the country wasn't necessary, and that I will be able to come back to Dubai as soon as possible. And no, I'm not paid to say this, nor did I sign anything. Maybe part of the truth why no one who lives in Dubai has bad things to say about it is because it's one of the rare places on earth where people actually trust the Government and respect them? Not only for creating wealth and understanding business, but for caring and communicating in a way most other countries are simply incapable of. Anyways, I guess the point of this post is to 1) Tell everyone in Dubai that it's possible to leave right now. I know many people are very scared and want to get out. Be persistent with the airline if they cancel your flight and push hard to get rebooked on the next available one. And maybe choose a destination that isn't Europe, considering most of these flights are overbooked already and impossible to get on. 2) Dubai's self defense is impressive and we should acknowledge that. At least this one time, let's not derail into irrelevant discussions but show respect to the leaders + express empathy for those affected. 3) As an expat living in Dubai, I can still feel proud of my home country and do not have to choose. This isn't a black and white situation. Dubai is a melting pot of cultures and great place for Business. Other countries have better nature, social life or other things. It's also up to individual preference. 4) If you hate Dubai, yalla you don't need to live here, visit nor speak about it. Enjoy the place you live in and focus on your own. No need to feel triggered and take cheap shots at hard working people and families that are currently under heavy missile attacks. After dedicating the best years of my life to save San Francisco, I have made the heartbreaking decision to leave this great beautiful city behind. I did the best that I could every day and I know so many honest good caring San Franciscans out there are hurting just as much as I am and I've met so many of you who desperately want the same healing and recovery for this city that I do... The truth is... the daily chaos, lawlessness and human suffering on our streets are not accidents but a deliberate result of a cruel, sick game engineered by corrupt politicians and non-profits who benefit from the suffering of the less fortunate. I don't hate everyone who votes differently or works in non-profits... there are plenty of decent people trying to help, but far too many bad apples in the Democratic party are working hand-in-hand with these organizations to keep the crisis alive. I'm infuriated by this broken, predatory system that devastates the vulnerable, attacks those trying to help and enriches those who have blood on their hands... all on the taxpayers dime. That's why I'm done playing along and refusing to sacrifice my life to their endless failure. Yet even as I leave, I'll never stop fighting for the less fortunate by demanding secure treatment beds, real enforcement against fentanyl dealers and sober housing that actually saves lives instead of enabling death. I can continue my art, music and citizen journalism in another city that is cleaner, safer and dare I say more friendlier to me, a conservative Patriot who loves our great beautiful country. Day and Night I walked these streets up and down the block, handing out food, clothing and blankets to the less fortunate while listening to their stories. These entities thrive on the suffering of the less fortunate, profiting from endless contracts for shelters, outreach programs and harm-reduction initiatives that fail to reduce harm or homelessness. Harm reduction is causing more harm. Progressive policy is making everything progressively worse. I am done being a guinea pig in their social experiment. Year after year, billions have been spent, yet the humanitarian crisis has only worsened, with more tents, more overdoses, and more despair. Fentanyl overdoses are on the rise, homelessness numbers are climbing and our public spaces have all but deteriorated, all while the same politicians get elected year after year. It is a calculated system of human suffering and I am done living through the nightmare every single day. I've been documenting the truth about San Francisco's streets for years, but as I prepare to leave for good, this frontline perspective might go with me unless I am able to find a nice small town where I can continue my work from afar. The drug dealers operating freely, the human feces and needles littering streets and sidewalks, the judges letting the fentanyl dealers out of jail, the fentanyl showing up on playgrounds and in schools, the women giving birth on the sidewalk, the still born babies found in port-o-pottys, the people jumping off of buildings, the people living in the sewers, the non-stop every day looting of our grocery store, the robbery of our local restaurants, the targeting of our mom-and-pop shops, the risk of riding public transportation, the waking up to burglars kicking in my door and fighting them off, the sound of going to sleep to people screaming and waking up to emergency sirens, the billion dollar tech offices and third world conditions across the streets, the constant threat of The Big Earthquake, power outages, infrastructure breakdown, skyrocketing cost of living, it's all become unbearable. Homeless encampments blocking public spaces, the high risk of fentanyl exposure and rampant property crime have eroded any sense of normalcy. Personal safety threats from erratic behavior, boarded-up stores and political hostility weigh heavily on me. I no longer desire or wish to endure these heartbreaking struggles. Building a life for myself, let alone a family, in this decay, is almost impossible. The frustration with leftist policies enabling open drug scenes, health risks from biohazards and store closures reducing access to essentials has taken its toll. I have personally witnessed at least a dozen grocery stores close down and my heart is broken as I wonder if I am slowly living in a food desert because of rampant, unchecked crime. They defunded the police and the judge releases criminals out of jail the next day. I am sick and tired of fighting off the same bad guys every day. The Urban decay is not just in areas like the Tenderloin, SOMA and Union Square, but all over the city. The difficulty in regular social life is noticeable and everybody is on guard making human connection even more challenging unless you are a millionaire. I walk into small businesses, stores and restaurants and all the workers are on edge wondering what chaos will happen that day. Tourists ask me what is happening to the city? All I do is shake my head. This is not the San Francisco I grew up in. My City has become unrecognizable. The Full House Days are long gone and it will take years, if not generations, for San Francisco to recover from all the damage done. Years of frontline activism without any city wide solutions have left me absolutely drained. Every day feels like the same nightmare, repeating the same chaos day after day without end. I don't want my life trapped in this cycle of sirens, screams and unchecked decline. It's time to step away from this chaos. I do not want to die here. The threats to personal safety, the constant exposure to violence and humanitarian crisis has become too much for one lifetime. I shouldn't have PTSD from living in San Francisco, but I do. Honestly, we all have survivor's guilt. I refuse to let this environment claim my future or my dreams. Relocating means saving my health, mental well being, spirituality and opportunity to thrive elsewhere. No more waking up and counting the bodies on the sidewalks or navigating hazards just to live daily life. I deserve a chance to build without the shadow of this humanitarian crisis looming over everything. I've sacrificed my personal health, safety and years of my life on the frontlines for the vulnerable while our local leaders profited from their pain... now, to keep fighting, I have to leave everything behind and start over. We are SO grateful for the thousands of people who showed up today to play, attend, tune-in and help us PLAYTEST all this new stuff. We can't wait to see you all again at NEXT WEEK'S EX2 EVENT! So, now let's talk about how it went... Stuff that worked: - Our community SHOWED UP. Oh boy did you show up 😅. Our servers were straining under the load... which is good actually, in fact it's the whole point. Even more importantly, we have already received insanely valuable feedback, bug reports, stuff people loved/hated - and it's only been a few hours since the stream ended. I can't even explain to y'all how valuable this process is. Yes it's stressful, it reminds me of trying to keep Words With Friends online during that first insane year, but it's EXACTLY what we were hoping for (NEED) to turn this into the polished, top-notch game and streaming experience we are on a mission to deliver. I truly can't thank y'all enough, and hope to see you again when we run it all back again next week 🥹 - The stream itself stayed up and was mostly stable! Phew 😅. For context, ThousandsTV is not a twitch wrapper, it's a web3-native streaming tech stack built we built specifically to connect game, web/mobile, and blockchain together all at the same time. There are a LOT of moving pieces going on behind the scenes. - We brought viewers INTO THE GAME! Viewers showed up in the stands of the arena, with connected wallets/assets, triggered actions/rallies from chat, and were seen and heard during the whole stream. - The brand new 2v2 build of Wildcard was (mostly) stable and our players and viewers seemed to be having a blast down on the field and up in the stands. It was thrilling to watch Team Blue dominate, even though Team Red held their own in game 3! - Our production crew did an insanely good job running the stream, managing the players, shoutcasters, and talent, and producing a top-notch show. Of course we will work hard to make every stream better than the last, but I was super proud of how our team "rolled with the punches" during today's event. Stuff that didn't work (and/or needs to be dramatically improved): - Although it's fun to see chat going crazy, chat spam is actually something we are passionate to FIX. As you can see from the attached video, chat spam dominated today's stream and made it impossible for anyone to even see anyone else's messages. We have some GREAT ideas for how to fix this and actually turn chat spam into a FUN and exciting and not annoying thing - but those improvements didn't get shipped in time for this event. - Credits purchasing flow needs a LOT of work. As I'm sure y'all know, bringing money on chain is pretty complicated, and although we've been working hard to make this as seamless as possible, it still needs a TON of improvements. Many users who WANTED to spend money today weren't able to and/or ran into frustrating bugs in the credit purchase flow. Fixing this is obviously a top priority for our team. - Rallies need a LOT of work. Spectator-interactive features like rallies are at the heart of our vision for Wildcard. These "stream apps", as we call them, are the UNLOCK for how spectators, viewers and fans directly connect and interact with their favorite competitors, content creators, and communities. The current rally feature HINTS at this potential, but it needs to be WAY easier to understand, use, and have fun with. Improvements are ON THE WAY. - Referees were only partially working. Referees are a key innovation of the Thousands platform. They are AI-driven "personalities" (NPCs) that pay attention to everything that's happening in the arena, both on the field and especially in the stands (i.e. in chat, during rallies, etc.) The referees then make "calls" at the end of every match, rewarding users for their engagement and participation. Unfortunately, the referees weren't fully functional and seemed to drop the ball on recognizing everyone's contributions (especially people who showed up holding valuable assets such as Wildpasses in their wallets, and people who boosted those rallies with credits.) What's happening next: 1. We are combing through ALL the logs from the event right now, to make sure we don't miss a SINGLE action that our viewers and fans took during the event, including what they brought in their wallets (i.e. Wildpass holders!), any credits that were purchased, rallies that users engaged with, etc. This information is normally processed by our referees, who then determine dynamically how they're going to distribute $WC awards. We were originally hoping to complete this process and the subsequent airdrops within a few hours after the event, but given the amount of data, we need a bit more time to run these scripts (and airdrops) in batches instead of all at once, and make sure ALL of the data is being included. IMPORTANT: I will keep y'all updated in real-time here on twitter/X as this process is ongoing, and let you know the moment it's complete and all the awards have been distributed (i.e. when to go check your wallets 😎) 2. 🧵 Israel strikes its rebellious puppet in Syria -... dark days ahead Jolani’s Delusion: The Man Who Sold Syria to Israel for Nothing July 9th. The US and 19 allies are conducting a live military drill near Australia with a view of a coordinated attack against China our — but forget that for now. Something bigger exploded this morning (July 16th 2025). Israel launched a decapitation strike against Syria’s de facto ruler, Jolani. Yes — that Jolani, the man who had bent over backwards to please Israel, the one who handed over the Golan Heights with a smile, promising “permanent peace.” And yet? They still came for him. Let’s rewind. When Assad’s regime collapsed back in December 2024, the whole of Syria fell into chaos. Jolani, a former terrorist with deep roots in al-Qaeda and Issis, seized Damascus within a week. But taking the capital didn’t mean owning the country. Syria became a jungle of warlords. In the southwest, Israel moved fast. Armored brigades swept in and annexed the eastern Golan Heights, calling it a “buffer zone” — as if the whole world hadn’t seen this playbook before. To understand why Israel will never let go of the Golan Heights, you have to understand what the Golan is. It is not just a piece of land. It is a perch, a watchtower, a faucet, a promise. From those heights, you can see half of Syria. Before 1967, Syrian artillery rained down on Israeli farms from that high ground. After 1967, Israeli tanks dug in and never left. And why would they? The Golan is water. It feeds the Sea of Galilee, the Jordan River, and the underground aquifers that keep Israel alive. Some say nearly half of Israel’s fresh water still trickles down from those slopes. In a region where rain is rare and rivers dry, that makes the Golan as precious as oil. But there’s something deeper still. The Golan is theology. The Golan is destiny. For the religious wing of Likud, for those who still read maps with the Book of Genesis in one hand, the Golan is part of the inheritance God gave Abraham — “from the river of Egypt to the great river, the Euphrates.” This land was promised. And what is promised cannot be returned. Not to Assad. Not to Jolani. Not to anyone. So now that Syria lies broken, now that Jolani begs and grovels, now that the widow has no protector — Israel sees its chance. And it will not look away. By January 205, Jolani tried to claw some legitimacy back. He had personal reasons — he was born in the Golan Heights — but also national ones. A president who gives up sovereign territory and says nothing? That’s not a leader. So he went to the UN. Israel scoffed. He proposed a “land-for-legitimacy” deal — asking to get back a third of the Golan Heights, lease another third, and in return recognize Israeli sovereignty over the rest. A humiliating offer for Syria — and Israel still slapped him across the face. “How dare you propose such a deal? You? You’re nothing. All of Golan Heights is ours. Try take it back if you can. To hell with UN and international law” The same man who had once survived the Abu Ghraib black prison walked out of that hell with a bruised face — and a boiling mind. But he is eerily tame in front of the Israelis. Not characteristic of a brutal terrorist. By March, Jolani pivoted. If Israel wouldn’t listen, maybe Turkey would. Jolani made his pitch with eloquent urgency — the kind of urgency a man uses when he knows the fire is already at his doorstep. “Syria,” he told the Turks, “isn’t just a country. It’s a buffer. Between you and Israel. And once we’re gone, the buffer is gone. Then it’s just you and them, staring across a line drawn in sand.” He leaned in. “You think Israel won’t come for you? Maybe not today. But one day, they will. And your pipelines, your ports, your Black Sea dreams — all of it will be within range.”show more

Why is Congresswoman Pramila Jayapal — chair of the... Democratic Party's Progressive Caucus — peddling a false narrative about Cuban healthcare being better than the U.S.? From my research on my book PHARMA, I know what she says is WRONG. But she keeps repeating it and I am sure many progressives believe it. No legacy journalist is calling her out so let me do the job. Most recently, she stood at a Capitol Hill press conference on July 1 — flanked by Reps. Delia Ramírez, Jonathan Jackson, and Ro Khanna, under a banner reading "Demanding an End to the Blockade Against Cuba and International Medical Solidarity" — and told the crowd that Cuba, despite all its difficulties, had done admirable work preventing “maternal mortality, neonatal mortality, and cancer,”in her words, "areas in which we in the United States are still struggling to make progress." It wasn't an ad-lib. It was a return engagement. In an April interview after her own delegation trip to Havana, Jayapal said Cuba has "the lowest infant mortality, maternal mortality — sort of the opposite of what the United States has." When the reporter mentioned Cuba's higher life expectancy, she agreed with that too. The Washington Post's editorial board flagged it then as a flawed diagnosis. She said it again in front of National Nurses United two months later. So it's worth actually running the numbers, one at a time. Maternal mortality. The U.S. rate was 18.6 deaths per 100,000 live births in 2023, and it fell further to 17.9 in 2024. Cuba's own Ministry of Public Health reported its maternal mortality rate at 40.6 per 100,000 in 2024 and rising to 44.1 in 2025 — better than two-and-a-half times the American rate, and climbing. There is no version of the current data where Cuba is "the opposite" of the U.S. on this metric. It's far worse. Neonatal/infant mortality. Cuba's official infant mortality rate did fall to a low of 4.0 per 1,000 live births in 2018 — a genuinely low number, and one Cuba has kept touting. But two things complicate that figure. First, a peer-reviewed study in Health Policy and Planning found evidence that Cuban physicians have been pressured to reclassify early neonatal deaths as late fetal deaths (effectively, miscarriages) to hit government mortality targets — a known method of statistical manipulation, flagged by demographers going back to the 1990s. Corrected for that, researchers put Cuba's real infant mortality rate somewhere between 7.45 and 11.16 per 1,000, not the sub-5 figure the government published. Second, and more damning for Jayapal's live claim: Cuba's own current numbers show infant mortality at 9.9 per 1,000 as of the end of 2025 — up 148% from that 2018 low, and now well above the U.S. rate. Havana's maternity wards are reporting sewage leaks in neonatal units and adolescent pregnancy rates spiking past 20% in some provinces. Whatever Cuba was doing right in 2018, it isn't doing now, and the 2018 number itself was likely inflated by data manipulation to begin with. Cancer. This is the claim with the least data behind it and the most against it. The most recent regional analysis of Latin America and the Caribbean, using 2022 GLOBOCAN figures, found Cuba has the highest age-standardized cancer mortality rate in the entire region — 136.6 per 100,000 for men, 91.6 per 100,000 for women — ahead of Mexico, Argentina, Brazil, Chile, and Colombia. There is no dataset I could find, from PAHO, WHO, or IARC, showing Cuban cancer outcomes outperforming the United States. Cuba's president, Díaz-Canel, touring a Havana maternity hospital the same week Jayapal spoke, said the healthcare system currently can't get lifesaving treatment to more than 100,000 cancer patients, including 1,200 children, due to shortages. That's not a system beating American oncology. That's a system in collapse, by the Cuban government's own telling. The bigger problem with the claim. During my reporting for PHARMA I learned that Cuba's low mortality figures have functioned as propaganda for an authoritarian government for over 30 years — repeated uncritically by public health researchers, NGOs, and now members of Congress, because the story fits a preferred narrative about what a "resource-poor" country can accomplish with universal healthcare. But the country producing those numbers has no free press, no independent statistical audit, and a documented history of reclassifying deaths to hit targets. That's not a minor asterisk. It's the whole ballgame if you're going to hold a press conference built on the premise that Cuba is quietly outperforming America. Once OM, it will play a crucial role in the economic development of both China and the world. If you pay attention to our migrartion speed, you might have noticed that it has slowed down recently. From December 17th to around the 30th, the migrating speed was over 50,000 to 100,000 per day, but now it has dropped to just over 10,000. What is the reason for this decline? If it was previously possible to migrate over 100,000 per day, why has it changed? The CT has stated that they will OM until the first quarter of this year to bring the migratiion in line with KYC amounts. However, if it's technically feasible to achieve a higher migration speed, why isn’t it being done? The answer is quite simple: it depends on what everyone does with the Pi after such large migration numbers. If pioneers rush to buy and sell, hold onto their Pi coins, or trade at low value, it will impact the speed and efficiency of the next migration in these regions. This principle is not only theoretically valid but has proven true in practice. For instance, countries like the Philippines, Indonesia, and Malaysia have a solid educational foundation in GCV. Most pioneers there are highly aware of the risks involved in participating in the black market, which allows them to generate a substantial amount of GCV data. As a result, their migration speed is notably fast, and there are many large wallet migrated. To help the CT regain momentum, we all need to cooperate. Engage with the migrated Pi and participate in the GCV barter ecosystem. Be cautious of individuals who aim to deceive you for personal gain; devaluing the Pi often serves as a tactic to exchange something small for your valuable treasure. It's crucial to educate pioneers about the true value of what they hold and encourage them to avoid dishonest practices. I urge everyone to actively participate in partial Pi and partial FIAT barter. The more GCV data we generate, the more secure our wallets will be. Therefore, it's important for everyone to read and share the Pioneer Handbook I wrote which has been translated into 30 languages to raise awareness among pioneers. Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. Recently did an interview with the lead developer of... Knight's Path on the title's future release and the state of the industry. The Western AAA gaming industry has shifted its focus away from its core audience, favoring products for smaller, less engaged demographics. This shift has led to a noticeable disconnect between large publishers and their traditional fan base. This has, however, created an environment for indies to thrive. They can prioritize authenticity and community, crafting games that resonate with their players and that is exactly the case with Knight's Path. In December of 2023, Knights Path: The Tournament was released to Very Positive reviews on Steam. It is a short medieval RPG featuring challenging combat, an immersive progression system, and a nice little story. It served as an announcement, a combat concept demo, and a teaser for the forthcoming open-world RPG Knight's Path, which is currently in active development. I asked what their plans were regarding the scope of the full release. While you might get the impression that Knight's Path is an arena fighting game, that’s not the case with the full release. "Knight's Path will be a proper open-world, story-driven RPG. Of course, as a small indie team, we’re keeping the scope modest. The open world will be compact but dense, featuring one town, one village, castle ruins, forests, valleys, and other areas to explore." Many gamers would agree it is better to have a limited number of fully fleshed-out areas than to present a gigantic, empty world. This has been a major criticism levied towards recent releases like Pokémon Scarlet and Violet and even modern Assassins Creed, which tends to rely on repetitive gameplay loops scattered across an overly large map, which can feel more like busywork than meaningful exploration. I have always believed that quality over quantity is the best way to go. The team has also made this a priority with things such as the story and weapon types. "We plan to include three main weapon types: longsword, sword and shield, and bows. These will feature the full progression system seen in the demo, with skill levels such as Novice, Adept, Expert, and Master. Players will need to learn individual skills from different trainers to progress. In addition, we’re introducing secondary weapons like spears, halberds, and other polearms. These won’t have RPG-style progression but will still offer variety in combat." Regarding the story, they plan to be bold and strive to create a 16-28 hour-long main campaign. "The story will be divided into four chapters, with each chapter offering around 4–7 hours of gameplay. As in the demo, the player character begins as a nobody, slowly learning how to wield a sword and eventually becoming a knight. However, the progression will be much more realistic than in the demo, where the peasant hilariously transformed into a champion in just four days." This is a far cry from many games that are released nowadays. In just 2024 alone at a glance, the AA release Flintlock: The Siege of Dawn provided an average of 8 hours of content, Princess Peach: Showtime at 10 hours, Silent Hill 2 Remake at 15, and even the GOTY winner Astrobot holds an average playtime of 10 hours. A major issue within the industry is the way we are treated by the people who only have jobs because of our favorite hobby. In 2024 the gaming industry is forecasted to generate $208.7 BILLION dollars, up from 5.4% in 2023. Compare that to Hollywood, which is a measly $12.3 billion. The gaming industry employs 727,000 individuals in the United States alone. So, you'd think these people would have a little bit of respect for gamers, though so many who are vocal on social media show nothing but contempt for us. Perhaps this is because of fear if they do not show loyalty to a cause or "fit in" that they may not secure funding or genuinely believe in what they preach, but the team behind Knight's Path isn't worried about that. "We are independent developers, and we plan to stay independent so we can stay true to our vision. Knight's Path is a game made by gamers for gamers. We’re prioritizing fun gameplay above all, and we firmly believe this is exactly what gamers want." I also raised some questions about their big plans moving forward. In the demo, one of the major criticisms I had was with the voice acting. I had guessed it was done via AI, which was confirmed. "You guessed correctly– the voice acting in the demo was done by AI, and it was probably the loudest critique we received, and we totally understand why! Back then, we didn’t have much of a choice, but for the full game, we don’t plan to use any AI voices. Luckily, after the demo release, many voice actors reached out to us, volunteering to lend their voices to the full game. We absolutely plan to answer their call and give them that opportunity." AI can be a useful tool, especially for developers starting out who can't commit a lot of money to voice acting or just want to see a version of the product that's closer to what they envision the full release to be, but going from that to real voice actors will bump the experience to the next level. I myself played the demo in its entirety and really enjoyed my time with it! I thought the game was reminiscent of Gothic 2 and even The Witcher. I was happily surprised when I didn't encounter any bugs or glitches and while some areas have not been fleshed out like the voice acting, I would recommend putting the game on your wishlist to see what this team does in the future when they finally deliver their updated demo and the eventual full release of the game.show more

Turkey's Erdoğan condemned the conflict, saying Ankara was making intense diplomatic efforts to resolve it. The Ezekiel 38 coalition that comes to attack Israel is looming on the horizon! WHAT EZEKIEL 38 REQUIRES — AND HOW CLOSE WE ARE Ezekiel 38 has specific conditions that must exist before Gog moves, and only Jeremiah 49 makes them possible. Right now Iran has closed the Strait of Hormuz. One fifth of the world's oil and a quarter of global LNG flows through that strait. Energy prices are spiking globally today. The world is getting a live preview of what Middle Eastern energy disruption looks like. As the Persian Gulf becomes increasingly unstable and unreliable — Israel's massive Mediterranean gas fields become the most strategically valuable alternative energy prize on earth. That is the economic hook in Russia's jaw. Russia will eventually come for Israel's wealth and resources. Ez 38:15 ✌🏼Russia and Turkey are already aligned together in opposition to Israel in this conflict — even China if we could include it. The directional and relational skeleton of this coalition is visible right now in this week's news. THE PROPHETIC SEQUENCE — WHERE WE ARE AND WHERE WE ARE GOING Based on two strong reasons, I place Ezekiel 38 at the beginning of the Tribulation — not before, or in the middle or at the end. 1️⃣The 7 year weapon burning fits perfectly 📖"Those who dwell in the cities of Israel will go out and set on fire and burn the weapons… they will burn them for seven years." Ez 39:9 If Ezekiel 38 happens near the beginning of the Tribulation, the 7 year burn period ends right at the Second Coming. The math works perfectly. 2️⃣We know the Tribulation is the period of God’s direct judgment on the world. 👉🏼By that time, the Church is gone and the Holy Spirit’s restraining work through the Church has been removed. God begins dealing with the world directly, supernaturally, and undeniably, forcing every nation on earth to acknowledge that He alone is God. 👉🏼In Ezekiel 38, we see Russia’s coalition destroyed not by human armies, but by God Himself. No enemies intervene. No U.S. military. No Israeli air force. The Lord personally rains down fire and brimstone — a supernatural judgment with no possible human intervention or explanation.
