Hills I will die on as someone who has coached high school football for over 29 years: 1. If you are not PASSIONATE about blessing, serving, and empowering those you are blessed to coach, this profession is not for you. 2. As much as we need to know our trade, getting to know (and to love), our players is far more important. 3. This is an INTENSE game, and it’ll never be “just a game”, but it IS a game. Remember that when you’re with your team, and more importantly, remember that when you’re with your family. 4. Just as we teach our athletes to “leave things better than they found them”, we need to leave our athletes better than they were when they first entered into our program. Never let a day pass without pouring into each and every individual. 5. Life is complicated enough, let’s not complicate the game in such a way that we take the joy of it away from others. In other words… Keep it simple. 6. Our words carry little (or NO), value, if we don’t practice what we preach. WE as coaches should be learning and growing each and every day, just as we expect our athletes to. 7. As much as we all want to win those championship rings for our athletes, make sure you don’t lose your wedding ring in the process. 8. The athlete that may be “difficult to reach/teach” (the one who may get on your last nerve more than you could ever imagine), is someone’s EVERYTHING. Get to know them as human beings, find out what motivates them, and do everything you can to help them to thrive. 9. Be where your feet are. Don’t fall into the trap of chasing logos and thinking that a higher division, a bigger school, or going from HS to college, or even college to the pros, is going to be more rewarding or fulfilling. 10. The legacy you leave as a coach will never be determined by your wins and losses, but by the lives you were able to change for the better!

You’re on a journey on this kind of lonely road with your car and your car suddenly develops a fault, You can’t call for help and your lines can’t be reached due to network issues, what do you do? Except the car will stop and the engine won’t come up again, please reduce your speed and accelerate softly till you get to a nearby town, if it is an overheating issue, keep driving, put the gear in the neutral position and switch off the engine and let the car keep moving, switch it back on when you have to ascend a hilly road and the car can’t move freely on its own again. If the battery signal comes up while driving, chances are that your alternator has failed, or the alternator belt is damaged, apply the same method and switch off your AC, radio system or anything that may drain the battery while driving till you get to a safe place. If it is a flat tyre, maintain a low speed till you get to a safe place to change and use your spare, keep moving. Yes!!! Damage that tyre till you get to a safe place, just keep moving and make sure you have a spare tyre always and it is in a good condition. If the engine suddenly goes off on top speed, chances are that a fuse is damaged and this is why I will make a thread on how to identify different fuses and how to have them fixed temporarily in case of Emergencies. If your car jerks or experiences a lazy movement while driving, it’s likely to be a fuel related issue, fuel pump most likely, switch off the engine intermittently and put the gear in Neutral position, keep moving… if the fuel pump rests for about 5mins, it’ll pick up back when you ignite the engine, this will/may at least take you to a safe place or where you can have access to network to make calls. If you hear strange sounds like knocking sounds or the oil signal starts to blink, relax and reduce your speed, keep moving. Manage it till you get to a safe place or can have access to network. If your gear/transmission system isn’t selecting well, apply the same method, reduce your speed but keep moving, slow movement is better than no movement, your life and safety matters a lot. Please note that there are some Mechanical issues that nothing can solve on the road except patience and just to pray to God for safety and help, for example, you run into a pothole unknowingly and the oil pan hits the road and your engine or gear oil leaks away, or your ball joint or tie rod head pulls out, I’ll suggest you leave the car there, roll up your windows and lock up the car and start trekking till you get network or help, staying with the car may make you vulnerable to attacks or attract unexpected company, just keep walking away from the car for safety. Most importantly, please stay safe and be conscious of your environment. Be friendly with your Mechanic too or any Mechanic you see on the road. Don’t manage faults in cars and risk traveling with it.

Everyone thought he was crazy for quitting his finance job to sell ice cream. Today, his novelty brand is available in 5,000+ stores, including Whole Foods, Erewhon, Bristol Farms, and The Fresh Market. Here's how to do the same: Step 1: Find the big idea David's advice: Ask yourself what's missing? - Look around at the way you live - Write down the products you love - Ask yourself: what would improve my quality of life? How can I make something that is 5-10x better than what exists? For David, the missing thing was a way to satisfy his sweet tooth with portion controlled & snackable products like Nestle’s Dibs. As someone who was lactose-intolerant and had issues with dairy, there weren't many options. And so, his dream snack, Dream Pops, was born! Step 2. Make your prototype David's advice: It doesn't have to be perfect. In the early days, David was making samples in his mom's kitchen by hand. One thing entrepreneurs get wrong? Trying to launch something perfect. If you're prototyping a food product, follow his advice: - Create a delicious and unique product - Differentiate with your packaging & branding - Iterate in small format grocery stores and get feedback from your customers before launching into national accounts Step 3. Put your product out there David's advice: Get your product in as many hands as possible—any way you can. Some ideas: - Host pop-ups with like-minded brands. Some brick and mortar brands were willing to pay $5K-$10K for a tailored “ice cream social”’ event with custom packaging. Revenue + awareness = free marketing. - Personally do samplings at local grocery stores to get real-time feedback from your customers. What do they love about the product? What do they hate? Those are your golden nuggets. Step 4. Scale thoughtfully David's advice: Don't get tempted by a big retailer with thousands of stores out the gate. Getting into a huge retailer can kill your business if you aren’t ready. Don't chase revenue and door count. Consider profitability, product quality, and overall risk. Some retailers require you to pay "slotting" where you spend $50K to $150K+ to be on the shelf for eight months. If you don't perform? You're out. The risk is massive and can put you out of business before you have the opportunity to flourish. Instead, find independent grocery stores and regional grocers with 3-10 locations and scale slowly – laser-focused on profitability and velocity. Today, Dream Pops is a multi-million dollar brand sold at Whole Foods, Safeway Albertsons, Acme, Shaws, Erewhon, ShopRite, The Fresh Market, Fresh Thyme, GoPuff, CVS, Thrive Market, and many more. This is your reminder to tune out all the noise, trust your intuition & keep building. Want to get 1:1 advice from a CPG industry expert? After 3 incredible years and 1.6M students later, my journey at ALX Africa has come to an end. It has been a life-changing experience, during which I made a lot of friends, worked with an incredibly dedicated team, and met so many talented students. A few numbers. We scaled from a few thousand students to 1.6M students on our platform. Students loved it and many of them took more than one course: 4M total! For the famous #ALX_SE Software engineering program, our SE students made an average of 2,000 commits and our checker reviewed 180M of their projects. That’s 2B lines of code… and that was before Claude Code. They actually wrote these themselves (unless Kimba said otherwise :) A big thank you to all my SE team mates, I am so proud of what we have accomplished, and I will really miss you all. Thank you to Fred for the trust he put in me and always supporting my crazy new and disruptive ideas. Thank you to my students. It was an honor to work with you, watch you struggle but relentlessly move forward, no matter what, until you got this job. To those who are still struggling finding this job, keep pushing forward. Don’t let go. You got this. You all have worked so hard and I am so proud of you. You are the greatest thing I've ever been part of and I can't wait to see what impact you will have on the world. It’s your turn to shine now, and hopefully for some of you to give back to the community whenever you are in a position to. I hope you’ll keep sharing the good news with me when you get this internship, this job, or when you launch your company. These messages are everything to me. In any case, I’ll be watching you from afar, and you can count on me to continue answering all your LinkedIn and X messages. Can’t conclude without ALX Africa’s signature: continue to “Do Hard Things”. Remember who you are, where you are coming from, and where you set out to go. I’ll see you there soon. With love. 🚨 WARNING: EVERYTHING WILL BE DECIDED IN 24 HOURS!! If you hold any assets: - Stocks - Crypto - Bonds - Or even the dollar You MUST read this post before it’s too late. The whole world is waiting for the peace deal between Iran and the US. The market is frozen in anticipation right now. Everything depends on what they roll out in the official announcement. We either get total slaughter, Or a HUGE pump. SCENARIO 1 The deal IS NOT APPROVED. If they say into the microphone: “We failed to reach an agreement. The process has been paused.” Or “The parties have exited negotiations.” That becomes a trigger for IMMEDIATE panic. Company stocks (and the entire related sector) will fall like a rock. Stops get triggered. Margin calls wipe out everyone sitting on leverage. A 15–20% drop within the very first minutes is the base scenario. Since investors priced this deal in as the main driver, The market will start repricing literally everything. A wave of selling into “safe haven assets” will begin. Dragging the S&P 500 index down with it. The media space will turn into absolute chaos. Analysts will instantly switch sides and start writing that: - The business is no longer viable. - Valuations were inflated. - The company now faces prolonged stagnation or default. Retail investors will start panic-selling at the absolute bottom. This will be total disappointment: scorched earth, liquidity disappears. And investors lock cash into money market funds or short-term bonds just to stay safe. SCENARIO 2 The deal IS APPROVED. If an official press release comes out with signatures and concrete numbers. The market switches into “full power FOMO mode”. Everyone will start buying back positions so they don’t miss the pump. That creates an insanely powerful upside impulse. The candle prints straight vertical. The euphoria spreads across the entire market. Trading volumes explode to historical highs. Even companies completely unrelated to the deal will start pumping. The reason is simple: EVERYTHING IS GREEN. Analysts instantly start competing over who can post the most bullish forecast. Stock targets get moved 30–50% above current levels. The deal creates a precedent that “unlocks” the value of the entire sector. Absolute madness: portfolio multiples, people screaming in chats “I TOLD YOU!” and mass full-port buying. In moments like this, technical analysis stops working. And you should track all the updates so you don’t miss the opportunity. But don’t worry, I will keep you updated on everything here. I will post everything before it becomes HEADLINES. When I make my next move, I’ll share it publicly here. Follow and turn on notifications so you don't miss it. Many people will regret not following me earlier...

🚨BIG BREAKING: The New Yorker just published what might end Sam Altman's career.. 70 pages of secret memos.. 200 pages of private notes.. And the word that keeps coming up.. "Sociopath".. Let's start from the beginning.. Elon Musk helped create OpenAI.. He personally recruited the top scientists.. Offered to cover any funding shortfalls out of his own pocket.. Pushed for a billion dollar commitment.. All because he wanted to stop Google from monopolizing AI.. The whole point was to keep AI open.. Safe.. For everyone.. A nonprofit with a legally binding duty to prioritize humanity over profit.. Then Sam Altman took over.. At his first startup Loopt.. Senior employees asked the board to fire him as CEO.. Twice.. One colleague said there was a "blurring" between what Altman claimed to have accomplished and what was real.. In its "most toxic form," he said, that kind of thinking "leads to Theranos".. At Y Combinator.. His own partners pushed him out over mistrust.. Paul Graham privately told colleagues "Sam had been lying to us all the time".. Investors said Altman was known to "make personal investments, selectively, into the best companies, blocking outside investors".. One called it "a policy of Sam first".. Then OpenAI.. His own co-founder and chief scientist Ilya Sutskever compiled secret memos.. 70 pages of Slack messages, HR documents, and evidence.. Sent to board members as disappearing messages because he was "terrified" Altman would "find a way to make them disappear".. One memo begins with a list headed "Sam exhibits a consistent pattern of..." The first item.. "Lying".. Dario Amodei, OpenAI's former safety lead, kept over 200 pages of private notes during his time at the company.. His conclusion.. "The problem with OpenAI is Sam himself".. The board fired him.. They said he "was not consistently candid in his communications".. A board member told the New Yorker.. "He's unconstrained by truth".. Another board member.. Unprompted.. Used the word "sociopathic".. Saying Altman has "a strong desire to please people" combined with "almost a sociopathic lack of concern for the consequences that may come from deceiving someone".. Aaron Swartz.. The legendary coder who co-created RSS and Reddit.. Told friends before his death.. "You need to understand that Sam can never be trusted.. He is a sociopath.. He would do anything".. A senior Microsoft executive said.. "I think there's a small but real chance he's eventually remembered as a Bernie Madoff or Sam Bankman-Fried level scammer".. He got himself reinstated in five days.. By weaponizing Microsoft's $13 billion investment.. Coordinating directly with Satya Nadella over text.. Then purged every board member who voted against him.. No written report was ever produced from the investigation into his conduct.. The findings were limited to oral briefings.. Because putting them in writing might create liability.. Now there's nobody left to say no.. OpenAI publicly promised 20% of their computing power to a "superalignment team" researching how to prevent AI from causing "the disempowerment of humanity or even human extinction".. The actual allocation.. 1 to 2%.. On the company's oldest hardware with the worst chips.. The team was dissolved without completing its mission.. When the New Yorker asked to interview researchers working on existential safety.. An OpenAI rep seemed confused.. "What do you mean by existential safety?".. "That's not, like, a thing".. Altman himself told the reporters.. "My vibes don't match a lot of the traditional AI-safety stuff".. Vibes.. He's managing existential risk with vibes.. Meanwhile Musk backed an open letter urging a six-month pause on training super-powerful AI.. Asking the industry to slow down.. Then founded xAI with a mission to build truth-seeking intelligence.. Altman ignored the pause.. And accelerated.. He secretly lobbied against the very AI regulations he publicly championed in Congress.. OpenAI opposed a California safety bill while privately issuing threats.. A legislative aide said "we saw increasingly cunning, deceptive behavior from OpenAI".. He pitched selling AI technology to foreign governments.. Including a plan where nations would compete in a bidding war for access.. A junior researcher recalled thinking "This is completely fucking insane".. He visited Sheikh Tahnoon.. The UAE's spymaster who controls $1.5 trillion in sovereign wealth.. On his $250 million superyacht.. Later called him a "dear personal friend" on X.. After the Khashoggi murder.. His policy director told him "Sam, you cannot be on this board".. Instead of walking away.. Altman asked if he could still somehow get money from the Saudis.. "The question was not 'Is this a bad thing?'" a consultant recalled.. "But 'Can I get away with it?'".. Then Anthropic refused to let the Pentagon use their AI for mass surveillance and autonomous weapons.. They got blacklisted.. Hours later.. Altman signed a deal to replace them.. When employees raised concerns at a staff meeting he said.. "You don't get to weigh in on that".. OpenAI now faces seven wrongful death lawsuits.. Chat logs in one case show ChatGPT encouraged a man's paranoid delusion that his mother was trying to poison him.. He fatally beat and strangled her.. The Future of Life Institute grades every major AI company on existential safety.. OpenAI got an F.. Elon Musk helped build OpenAI to protect humanity from an AI monopoly.. Sam Altman turned it into one.. A man whose own co-founder compiled 70 pages documenting his lying.. Whose colleagues called him "unconstrained by truth".. Who gutted the safety team meant to protect humanity.. Who lobbied against the regulations he publicly supported.. Who chased autocrat money weeks after a journalist was dismembered.. And when the board tried to stop him.. He told them.. "I can't change my personality." A board member's interpretation.. "What it meant was 'I have this trait where I lie to people, and I'm not going to stop.'"

I just sold my startup Talknotes for $200,000 on acquire.com 💸🤯🤩💰🥳🎉 I launched it last August when I was looking for an idea I could grow with paid ads, and made a MVP in one week. I took it from $0 to $7500 MRR in just 11 months. 👉 Here is how I grew it from zero: 💡 Idea: I got the idea when I tried to write a tweet using Google Doc's transcription tool, but it was terrible. And I was pretty sure I wasn't the one too lazy to type. So I made my own solution, and Talknotes was created. The audience is pretty broad so it was a perfect fit for Meta ads However… ✅ Validation: My rule is to only reinvest what the project generates, so, no ads until I make enough cashflow ❌ Listing on startup directories + a few Twitter sales generated $700 after 10 days. Yes, it's not much, but more than enough to show there is interest in the product and tell me to keep working on it 🤩 I started adding the features users requested, but the launch effect started to wear off and daily revenues quickly went to $0 after a few weeks 🫥 I got depressed and almost gave up on the app... 😔 But luckily, my friends and Dan Kulkov pushed me to continue And I'm glad they did because In October, I launched on Product Hunt 😸 and it blew up 🤯 It got Product of the Day and reached $1500 MRR thanks to the media coverage 🚀🚀 Until then, everything was done using vanilla JS/CSS/HTML + Node for back end. It's simple and easy, but I saw the limitations, so I remade the app using Nuxt to make it easier in the future 🏗️ (thanks to @blackevilgoblin and Piotr Jura for the content/courses! Tim Bennetto as well for the basics!) After that, I took a break and then launched ads on Facebook. The strategy is simple: Catch people's attention, and show them how the app can help them improve their life. No need to over-complicate 🙅‍♂️ Making good creatives is 80% of the job when doing ads on Facebook, most of the technical stuff is done by AI now. Thanks to the boost in traffic, I implemented a feedback loop: 1) Get new users 👥 2) Learn to know them with the onboarding form 💬 3) Make more ads based on the data you get from onboarding 📝 And it completely blew up. MRR doubled in ~2 months However... In May, I had a bad burnout 🥵😩 Multiple bugs slipped into the app, and I had to spend 2 days fixing everything in an emergency while revenues plummeted. This completely fucked me up mentally and had a hard time working on the app after that ( 💀💀 So I decided to list it on acquire.com and made a Twitter post ( I listed it for $200,000, a pretty low price considering the revenues and fast growth. I could have gotten $300,000 if I accepted payment over time, but $200,000 today is better than $300,000 tomorrow for me. 🚨 The process went smoothly until we tried to use Escrow, which almost fucked up the whole deal. (details: I got extremely lucky because the buyer really wanted to buy the app, but this could have ended the deal. We had to wait over a week to get the money back from them, even tho they said they already refunded it. But luckily, after threatening them, they sent it back the next day 🙃 The buyer finally got the money back, I transferred every asset to him, and he sent me the wire. With the profit made from the app + the sale, and other projects, I'm 30% away from being a millionaire 🤯 With this amount, I can pretty much retire in Asia if I want to. But that's just the beginning, I’m going to launch new projects soon! 🚀 But before that, I need to take a real vacation and detox. My brain is completely fucked up by those last 2 months. I gained weight, and got brain rot from scrolling all day waiting for the acquisition to move forward 💀💀 Surprisingly, doing absolutely nothing is 10x more exhausting than working 15h per day 🥱 Now, all this might sound like an overnight success. It is not ‼️ This is the result of 7 years of failure and working like a madman. I launched over 40 projects in those 7 years, and most of them failed. But a few took off, and that’s all I needed All those weeks working 15h/day without weekends and vacation feels soul-sucking when you don’t see the end, but this is what took me there You only need to win once to snowball everything. Work hard, focus, fail a lot and keep shipping fast. 🚀🚀 Thanks to you for reading until here, and thanks to everyone who supported me 🤞

Today, the final V10 release candidate (the exact contract bytecode intended for mainnet) goes live as a public pre-mainnet, funded with 300,000 ethereum:0xaa7a9ca87d3694b5755f213b5d04094b8d0f0a6f tokens: a 200,000 TRAC honeypot pool of real, drainable positions plus a 100,000 severity-reward pool. Independent researchers and AI-augmented teams are invited to break it: drain the honeypot and you keep what you take, and every valid finding is paid by severity. It’s a real pass/fail checkpoint: findings are fixed and verified first, and clearing the gate is the precondition for the mainnet launch. The first step of the DKG V10 deployment, by design. Why lead with security instead of shipping and patching later? On May 29, 2026, a researcher using Claude Opus 4.8 surfaced a critical, roughly four-year-old soundness flaw in Zcash 🛡️’s Orchard pool (a bug that had passed repeated expert review) in about a day, with a working proof-of-concept. The moment matters; the trajectory matters more. Claude Mythos, Anthropic’s frontier model, is so capable at finding vulnerabilities that it was first withheld from public release and run only inside a defensive partner program, where it reportedly surfaced more than ten thousand high- and critical-severity bugs in its first month. It’s now days from a reported public release. The bar for what an attacker, human or AI, can find only rises from here. As Anthropic framed it, the advantage goes to whoever uses these tools first: attackers in the short term, defenders who fix bugs before code ships in the long term. The Resilience Gate is how we make sure we’re on the defenders’ side, testing DKG V10 not just against today’s models but against what arrives next. For anyone shipping on-chain systems, the implication is simple: this code launches once, mistakes can’t be undone, and the responsible move is to invite that scrutiny before any user value is at stake. The path to mainnet, in four phases: Phase 0: Freeze. Final contracts locked and deployed (complete) Phase 1: Frontier-AI Resilience Gate. Open review program, through June 17 Phase 2: Mainnet launch. Hardened, feature-complete V10 (week of June 15) Phase 3: Continuous audit. Every contract, ongoing after launch If you work in smart-contract security, or build with AI that does, we’d welcome your review. No allowlist, real rewards, coordinated disclosure. *Dates are indicative: the exact mainnet date depends on the pace of network bootstrapping and the time needed to patch and re-verify any more severe findings from the Gate. Hello Hugh Thomas , let’s do it one by one, sample by sample, stone by stone. Whenever an artificial stone recipe of mine reaches a certain stage that’s the results are comparable to the natural version I’ll send a cast sample to you (with its mold) to analyze. The first one could be this perfectly chiseled fake limestone cube. As you can see you can’t fit a razor blade between the stone and the cheap silicone mold from Temu. This proves my micro chiseling skills. The recipe is public, you don’t even need my cube, you could create your own - but you won’t. So I’ll send this cute cube to you. The “secret” recipe is: I started from wood ash lye, also called potash, or K2CO3, by slowly dripping water through hard wood ash. Hard wood ash from your fireplace, yeah. Then I added slaked lime, and the chemical reaction produced fine, molecular level CaCO3 particles, fine limestone floating in the liquid. FYI: the secret chemical reaction is, and was in the ancient times as well: K2CO3 + Ca(OH)2 = CaCO3 + 2KOH Yummy! Next step: I let the limestone particles settle, and poured the KOH, potassium hydroxide solution above (that also formed in the liquid, see above) into the kitchen sink as it is a very good drain cleaner indeed. I added water and poured it into the sink several times, trying to clean the slurry from the KOH. So yes, the cube is from almost pure limestone, CaCO3 - with some residual KOH contamination. The KOH contamination can be reduced infinitely, I just stopped after 4 rounds. (Pro tip: put the slurry into a filter bag and put the bag into a mountain creek for an hour.) The next step is filtering and pressing the remaining liquid from the slurry. Because it’s a wet mess at this point. Pressure is a key factor to success! At least one thing is accurate from the universal canon: no pressure-no stone. How do I know? By trying and failing a few (dozen) times. So I poured the white limestone slurry into a sock 🧦 and pressed and squeezed it by hand - and that was JUST enough pressure for the magic to happen 😮 It looks like nature/god is on our side, everything is working as it was designed this way. Then I put the almost dry limestone paste into this Temu mold. Fun fact: it still contains a lot of water which will eventually be pressed out as the crystallization progresses, so we’ll need to get rid of that water through a hole, a nub. But there is no hole 🕳️ on this Temu mold so I poured the excess liquid from the top a few times. Hardening time=drying time=crystallization time : 1 week. The important lesson I learned from this experience is as follows: I tried to understand why this sludge turned into hard stone, because, as we were told, IT IS IMPOSSIBLE, and my understanding is this: wood ash lye does two different magics in parallel for this to happen: 1. It magically contains the right kind of contamination to facilitate calcite crystal formation and 2. The incredibly high pH (remember, 2 molecules of KOH are produced from 1 molecule of K2CO3!) in the liquid boost the calcite formation even more. ———- My only request from you and your colleagues concerning this analysis is full, 100000% transparency. And be honest. I know something you clearly don’t: you have lost this battle already. We need the data fast, not in 4 years or something. Transparency means sharing whatever you find here on X, without scientific drama and pullbacks. We don’t need a 947 pages scientific paper. We need the results, the data only. BTW: I already know what you will find: a “special type of natural limestone” with some minimal potassium contamination🤣🤣🤣 Now feel free to DM me, let this scientific analysis happen! And thank you for your offer!

I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. I'm hosting a live, free webinar this Tuesday to cover this stuff in more detail. Including: 1. How to do everything above in more detail 2. How to ETHICALLY wholesale deals like these if you can't afford to buy them. 3. What hard questions to ask GPs of parks like these (like me) if you want to invest in them. 4. Live Q&A with me Comment below and me or my assistant Kelly will DM you the invite link. See you there! Or just follow me Chris Koerner for more RV/MHP content.

Marcus Freeman said, "You can't talk your way into winning a National Championship. You can't talk your way into being a Hall of Famer...You got to work and you got to constantly focus on improvement." You have to show up and do the work. Your work ethic is something that you can control. • It means competing. • It means committing. • It means showing up consistently. People see success, but they don't see the hard work and preparation it takes. 5 Steps to Improve Your Work Ethic and Focus: 1. Be Intentional About How Your Work - Show up every day with a clear purpose on what you will prepare and why. Think about the quality of your practice, the details, and reflect on where to focus most. This approach ensures your working towards improvement and growth. 2. Show up Committed Every Day - Don't just participate, show up, and commit. It means compete and choose to go above-and-beyond every day. Have a positive attitude and dedicate yourself to what you are doing. When you're focused, present, and engaged that is when growth starts to happen. 3. Be Consistent - You have to be consistent with your habits and work ethic. It means committing to the process of improving and putting in the time. Success doesn't happen overnight, it's the result of consistently showing up and doing the work day in and day out. 4. Prepare Mentally and Physically - This means think about your physical and mental state when you are practicing and when you will perform. Understand what environment allows you to perform your best. Use mindfulness to think about the connection between your mind and body. 5. Create a Plan for When Obstacles Arise - Don’t just imagine the great outcome, visualize what may stop you from reaching it. Prepare for the obstacles. Write them down and plan how you’ll overcome them. This keeps you prepared and resilient when challenges come your way. Takeaway: Talent can you get you into many rooms, but it's your work ethic, focus, and attitude that keep you there. - - - The video comes from Marcus Freeman's interview with Pivot Podcast. Here’s my analysis on NotPixel Airdrop: - Mining phase: it was entertaining to paint on the canvas alongside with many of you! Personally, I had fun drawing 🧡 together with you, just for fun, no competition. For that I will rate it a ✅ - Earn Launchpool: personally, I think this is great that there’s such a tool, that allows holders effortlessly farm tokens. For me it’s a ✅ - Distribution: the major frustrations has been caused by the overload of the smart contract for Airdrop claim, where the biggest frustrations came from the fact that many were not able to claim their tokens for long (Including me) and watched the price go from $0,5 to $0,8 & to $0,2. Personally, I think that if Airdrop claim was done prior to the launch, it may have been better. For that, I will put a ❌ - Launch: NotPixel decided to launch its PX token only on DEX’es on TON. the price at launch actually was at $0,5-$0,8 however, it shortly went down to $0,2 , causing frustration to the community & making them question “who sold?!” & “why no CEX listings?” Here, it’s important to understand the way Sasha & his team decided that they want to build the project. As they mentioned on X “start from the basics, start from 0.” While many dislike this approach, I personally believe that this is how the launches must be happening. Launch on DEX -> generate traction & volume -> go list on CEX’es -> create more news -> grow more from new ppl joining For that I will put ✅ - Team allocation: while many have speculated that “team sold”. this is completely not true. In fact, team has locked their allocation & it can be verified on chain. Which is ✅ for me. - Future plans: NotPixel will have a big canvas on which you will be able to paint, but this time, with some NFT mechanics & PX token integration. For which it is ✅ to me. Burning: NotPixel plan with the new update also includes a mechanism for Burning, which means that PX token will be deflationary. Which is ✅ - ownership revoked: meaning that PX token supply cannot be increased. Nor any modifications could be made to the smart contract at this point. Which is a big ✅ in my opinion - Community: while many are still frustrated with the current token price on the market, many express desire for token appreciation & further growth. One of the interesting feedbacks I saw on the timeline was “NotPixel forced us all to hold”. Which shows that there are ppl who are not willing to get less than their target. Also many express that they want to see PX on CEX’es. For it to grow even more. ✅ - Holders: as with any Airdrop, many have sold their tokens on the market, the volume also came down a bit. However, what’s interesting is that while ~200k ppl sold, the token still fluctuates between the lowest point $0,13 to $0,26. Which shows that there’s a demand & ppl are accumulating more tokens. Currently PX has 205k holders. Which is a ✅ - BuyBacks: the NotPixel team recently announced the buybacks with the money raised from the NotPixel stickers sale. Which created more support for the price on the market. ✅ - Expectations vs reality: Many community members said that they were expecting price to be above $1 as minimum, many were predicting as high as $10. In reality, the price at launch turned out to be much lower than many expected. Leading to the frustration being expressed on the timeline. Which is understandable. ❌ Conclusion: - Mining phase: ✅ - Earn Launchpool: ✅ - Distribution: ❌ - Launch: ✅ - Team Allocation: ✅ - Future plans: ✅ - Burning: ✅ - Ownership revoked: ✅ - Community: ✅ - Holders: ✅ - BuyBacks: ✅ - Expectations vs reality: ❌ This is not bad execution, not many ppl will be able to pull this off in crypto. No one knows the future, but I chose to believe that Sasha & NotPixel team has a plan. Currently they are not listed on any CEX’es, but I think that Sasha & his team could easily get there. Let’s see what the future holds for us 🙌

Oh sweetheart… I really hoped we wouldn’t have to do this. Especially on Thanksgiving Eve. But since you’ve decided to publicly rewrite history with your little meltdown today, buckle up. We’re taking a field trip into the saga of one of the many bargain-bin ratchets my ex cheated on me with. Let’s begin. Back in May, YOU Chelsea slid into my Facebook messages out of nowhere (Screen Recording 1), foaming at the mouth because you thought I sent you a friend request. I have over 2,000 pending requests. If I accidentally tapped yours while scrolling, congratulations on the high point of your decade. Your hostile meltdown over a friend request was… honestly, a medical red flag. So I blocked you. Naturally, you slithered over to Twitter next (Screen Recording 2) because you were blocked on Facebook. At this point I’m thinking, “Why is this woman obsessed with me over a friend request?” I’d asked my friends if they knew you, they had no clue. I asked Aidan if he knew who you were. Aidan told me you were just a fan, a nobody. I asked why you’d send me these weird messages, “He has a lot of crazy fans and gets tons of crazy messages,” he said. And wow, did you prove that correct. I blocked you there too. End of story… until it wasn’t. Fast forward to June 18. I discovered you were sexting Aidan in April during a break we had. Gross, but whatever. We stayed together a bit longer before officially breaking up in July. A week later, an account magically appears: Mere’s Diary. Posting vomit about me and the breakup, a breakup nobody knew about yet. And who was this brand-new hate account tagging? Your tiny burner account. The one with no followers. That nobody else could possibly know existed. What an incredible coincidence. Almost miraculous. And like divine intervention, the account vanished the second it was brought to Aidan’s attention. Shocking. Fast-forward to today, I finish work, and here you are– proudly teaming up with the Ratchet Voldemort Squad, posting random screenshots, private conversations, and whatever scraps Aidan tossed you to weaponize against me. Cute hobby. And the icing? I checked my spam folder and found more messages from you on 11/6/25 at 4:04 AM (Screen Recording 3), threatening to “be your worst fucking nightmare.” You know what’s really scary? Your sleep schedule. Yet somehow I’m the one being accused of stalking YOU? Girl. You can’t even lie convincingly. Let’s talk about these “unknown calls”: Let’s see actual proof you received them, because you should absolutely be contacting police if someone is allegedly calling you thousands of times. Way more effective than sending deranged 4am threats that sat in my spam folder til today. Show proof I had anything to do with them. Spoiler: you can’t. Because I didn’t. And because you’re lying. The extent of my communications with you is right here in the screen recordings. That’s it. That’s the whole story. Everything else is just your delusion dressed up as content. Let me recap this for the people in the back: • YOU messaged ME first, unprovoked. • YOU harassed me over a friend request I probably tapped by accident. • YOU made a fake account about me to tag YOURSELF with. • YOU have been switching accounts like it’s a buy-one-get-one special. • And now YOU are doing Aidan’s dirty work, because apparently you’re ratchet #3 in the rotation this week. I’ve never publicly discussed Aidan’s cheating because, unlike you, I have dignity. Despite all the one-sided screenshots that have leaked, painting a very inaccurate picture of a private relationship, I haven't shared any of his messages or fought back. But since one of the Dollar Tree side chicks is now trying to rewrite my life for clout, here we are. I hope people are starting to realize that I’m not the one instigating any of this as I’d really rather keep private things private. Almost like this little “Temu Storm” of gutter muppets is coordinated on behalf of someone who wants to paint himself as the victim. I offered to “take that walk” with the ratchet who eats paper and the ratchet who suddenly became beloved this week after faking rape for a year, but apparently they sent the understudy instead. Anyway, Chelsea—keep posting your random, context-free screenshots. Keep playing the victim. Keep pretending you’re being terrorized by someone who doesn’t even have your phone number. But before you claim 2,000 calls again, maybe — just maybe — show a single shred of proof. I’ll wait, bitch. PS-I feel like tonight is the perfect time to premiere Jess’s new video. Spoiler alert- it’ll be way better than the one Kate made.

🚨🚨CHARLIE KIRK CRIME SCENE PART 2 Candace Owens ELIZABETH LANE The Dan Merrell Interview: Yesterday, as many of you saw, I posted after interviewing several people involved in the crime scene cleanup. I learned the cleanup was treated as a biohazard, which explained why the University handled it the way they did. I shared receipts and questioned whether Dan Merrell had even been there. I was quickly corrected by Sup Citizen who provided proof that Dan was indeed on site. Dan is the contractor whose interview sparked many conspiracy theories about who ordered the cleanup and how quickly it was done. This led to a lot of speculation about the speed of the work. Today I had an extensive interview with him. I found Dan to be honest, sincere, and clearly devastated by Charlie Kirk’s murder. Before getting into the details, here’s some context: During our conversation, Dan said a few things that I realized could cause him problems. I interrupted and asked, “Dan, we are on the record here — would you like me to keep that off the record?” He immediately said yes, and I respected that. Those comments may have materially changed the tone of this interview even more. For those who doubt my integrity, I have had private conversations with Buckley Carlson and others. I’ve even received recordings I could have posted, but I deleted them when asked. I don’t burn sources. In the interview, I asked Dan point blank: Did the FBI or the Governor call you or contact you in any way? He replied: “No.” Do you have direct knowledge that the FBI or Governor called anyone involved at the scene? He again said: "No." Dan then told me: “My words are being twisted so badly. The shit I’m enduring — my wife and I — this is insane.” He expressed deep regret for getting involved and especially for an emotional video he made right after the assassination. “You’ve probably seen it. I wish I hadn’t. It was such an emotional time.” (I have never seen the video) He described the constant harassment he and his family have faced. When I asked about the person who claimed the FBI and Governor ordered the rushed cleanup, Dan said, “I think he was really trying to make himself look like a big shot. He was a strange guy… a few things he did, I don’t know why.” (I would later come to the same conclusion after more interviews) Dan confirmed he was only a small part of the cleanup. The job was minor — he wasn’t even sure how much they billed. When I told him I had the invoice (roughly $6k), he verified it was accurate. He was contacted on September 14 — four days after the assassination — via text from a University employee. None of the messages mentioned the FBI or Governor. (Dan read me the text messages aloud) I asked if the FBI took any soil as evidence. He said no. An uncle of one of the crew members hauled the biohazard soil to an approved disposal site. (Dan did not witness this personally he described a 550? as hauling away the soil, again, he could not state as fact) When I asked if FBI or investigators were present while he worked, he said, “I’m not sure. There were some guys up there — security — but I don’t know for sure.” Dan is very aware his name is now tied to the “exploding mic” theory and other conspiracies. He feels his words have been distorted and manipulated. He asked me directly if he came across as misleading in the Jimmy Rex podcast. I told him no — he never stated as fact that the Governor or FBI ordered a rushed cleanup. I proceeded to tell him that people seem to draw their own conclusions. We proceeded to talk about how his words were being portrayed with certain podcasters. On Candace Owens, Dan said: “Candace has a way of… putting out a theory, then changing… you know…” (He agreed when I said she avoids painting herself into a corner.) During our discussion, Dan advised that Most people in his area believe Tyler Robinson did it. Dan’s personal view: “I don’t think a .30-06 did that damage. I just don’t think it’s possible.” We had a detailed discussion about the wound and the exact area where Charlie fell. Dan confirmed Charlie was under a pop-up tent on the grass — not on a raised platform. The paving work was done just outside the main blood-soaked area. (some people thought Charlie was on stage/platform and therefore the blood-soaked scene was exaggerated) He expressed amazement that someone could get into that shooting position without being noticed. We agreed on this point. We both agreed that this shot was straight-on, and a genuine point of concern. (How was he NOT spotted?) We mulled the possibilities. (I would get an answer later) I asked Dan if anyone had reached out to him, any of the current investigators, podcasters, journalists to ask him anything since he has come back into the focus of the investigation again. He replied, "All of these idiots saying things, you are the FIRST person to actually call me to verify any of this." At this point, I expressed shock, surely someone would have reached out to him, I repeated my question, he said adamantly "no, nobody has reached out, you are the first and only, I regret the entire thing." "We were coming together as a community for Charlie; this has been hard." This interview made one thing clear to me: Charlie was killed on September 10. The FBI had the scene for approximately three full days and eight hours before releasing it. The University was closed through at least that Sunday. (Although it appears some people did get access) Dan strikes me as an honest, hard-working man. Nothing about his answers felt rehearsed. He should not be harassed, accused, or made fun of. I’ve attached a clip of the ground crew cleaning the area. I cannot make out the words in the video, but this video seems is claimed to have been taken while the University was closed. It is not the greatest quality, but it seems genuine. I will continue releasing more interviews with witnesses, UVU police, and additional crew members. Today was long and productive. But the important thing to take away--I would learn in an interview later, that the FBI/Governor making any calls is based on a single source, who when pressed, would not show any evidence. My UVU Campus Police interview was abruptly cut short. I will detail this soon. My fear is that it will feed into the conspiracy theorists more, but I have to report what I am told accurately. No matter where this goes, I’m here for it. I appreciate respectful discourse even from those who disagree. When I make opinion posts, they are pretty clear. But when I do interview posts, I stick to the facts. Dan and I agreed to talk again. Feel Free to drop any questions you may want asked, I will let you know with a reply.

1️⃣ I did everything I could for Ritual I made all kinds of contributions. For 8 months, I contributed to Ritual, but I am extremely disappointed with their system. I made 181 contributions on X, bought Canva Premium to design infographics, and sent almost 17,000 messages. Despite all this, I have been permanently ignored for 8 months. Two of my friends, Ashish.Base.eth (❖,❖) (230 contributions) and KUNDAN (150 contributions), are facing the same treatment. Because of this unfair and favoritism based system, I decided to post on Twitter to expose it. When we raised our voice after 6 months of hard work and 150+ contributions, the so called Indian community handlers and famous team members labeled it as FUD and continued ignoring us. 2️⃣ When we asked the Indian community handlers why we were not given roles after 8 months, they said: “We can’t do anything, the team decides.” But when we contacted the team or mods, they said: “Go back to the Indian community handlers, they will help you.” If these handlers and big mods really can’t do anything, then why are they even here? They are here to build connections This system has been making fun of me and other hard working contributors. 3️⃣ Now look at the people who received roles based on “quality contributions.” Everything is available with proof. One person (Yaneul) got a role with only 15 very low quality contributions (mostly food and event screenshots). He even got Ritualist with just 25 contributions. This clearly shows either connections were used or it could be a mod’s second account. Another person (placboeffect) got a role with just 9 contributions. Many people received roles at 35, 40, 50, 55, 60 contributions, while I had 181 contributions. This is what they call “quality contributions.” 4️⃣ Now decide yourself: Who contributed more? Who worked harder? People contributing for 8 months to 1 year are ignored, while others get roles at 9 or 25 contributions. Yes, we may have wasted our time, but we did work hard. 5️⃣ I didn’t want to come to X. but after contributing like a mad person and getting ignored, I don’t want to waste my time anymore. 6️⃣ I don’t know if the Josh (❖,❖) admin is aware of how mods and team are damaging this project Claire (❖,❖) she just help her country mates doesn't care about other people. 7️⃣ What’s the worst that can happen? They will ban me, and my 8 months of contributions will be wasted. There was never respect for real contributors anyway. If I had good connections with mods, I wouldn’t have struggled this much. It’s not like Ritual is my life, or Web3 has only Ritual, or they gave me any role to take back. Now I will openly speak on X without fear. 8️⃣ Some fearful people will read this post. They know everything that’s happening, but they won’t comment because they are scared. I understand their fear. --- 9️⃣ Best of luck to those who keep working blindly despite seeing all this. And special luck to those who have roles because of good connections with mods. --- 🔟 Last The so called Indian community handlers are only mods by name. One of them is a paid event manager, doing the job only for money. Another handler sends one message after 10 days. These are the people leading us in Ritual, who don’t even know what they’re doing. Jez ritual/acc (❖,❖) dunken(ritual/acc) (❖,❖) Stefan | Mad Scientist (❖,❖) Hinata Sir W A R D E N you are mod in Donut and Dhillon saab π² you are mod at data haven, Choudhary (Ø,G) ꧁IP꧂ you are mod at Capx and sir Botsan (capx arc) you are Admin of Capx You should learn from ritual mods how to ignore real contributors and how to promote favourtism
