In the early 20th century, Sears, Roebuck and Co. ventured into the real estate market, offering entire houses as do-it-yourself kits, which became an iconic part of American housing. These kits arrived by rail, containing roughly 30,000 pieces — from nails and shingles to wiring and fixtures — with the total package reaching a hefty 25 tons. Sears catered to a variety of tastes and needs, showcasing over 370 different house designs in their catalog. Each kit came with a detailed 75-page manual, promising that anyone of "average" ability could assemble their own home within three months. The kits democratized homebuilding, with prices ranging from $600 to $6,000, making homeownership accessible to a broader segment of the population. This equates to about $8,400 to $84,000 today, adjusting for inflation. From 1908 to 1940, over 70,000 of these kit homes were sold. One of the standout models was the Martha Washington, which sold for $3,028 in 1921, roughly $45,538 in today's money. Fast forward to 2016, a Martha Washington model home sold for $1.06 million in the nation's capital. Impressively, nearly seven decades later, an estimated 70% of Sears houses remain, showing the durability and lasting appeal of these mail-order homes.
