Zohran Mamdani rent controls will make things worse, New York regulations are the problem “Looking at our friend, Javier Milei, the president of Argentina, he has removed all rent regulation — In a year and a half, supply has increased and rents are down 30%” “You look at New York, for example, without going into too much detail, there's all these policies that are in place to help create more affordable housing. But unfortunately, it's a fundamental misunderstanding of supply and demand. There's a state program, for example, that says, okay, if you build a building that's over a certain number of units, then you have to change these wage structures and you need to have this percentage affordable and all that, and that cap is about 100 units, 100 apartments. So if you look at all of the 100% of the applications under the new program, to build these buildings in New York, 100% of them are 99 units or below. Looking at our friend, Javier Milei, the president of Argentina, he has removed all rent regulation from Argentina and Buenos Aires. In a year and a half, supply has increased and rents are down 30%. That's incredible. In a year and a half, two years, there is 40 to 50,000 by our estimates, vacant apartments in Manhattan that because of rent regulation are not being put onto the market. That's insane. So you could have, by just changing policy, you could increase increase a huge number of units, and you could also bring all these units back online, and you could cut the price of housing in New York, and we don't have to resort to socialism. They're only able to freeze rents on the regulated units, which means the free market rents can float. And also, if you make it impossible under that regime to build more apartments, guess what happens to the price of free market rents? They keep going up. They are going to skyrocket.”

Australia is in serious trouble. Labor’s record high immigration is literally forcing Australian families to live on the streets – and winter is coming. We have an unprecedented housing and rental crisis. We don’t have enough homes for everyone in Australia. Rental vacancy rates are lower than one per cent in our major cities. In my home state of Queensland, homelessness has increased 22 per cent in only five years. Increasing numbers of Australian families are living in tents, in sheds, in caravans and on the street. And we have a Labor government which refuses to do something to fix this crisis, and which is actually making it so much worse. Today’s edition of the Australian newspaper reports that we are experiencing the biggest two-year population surge in our history. The Albanese government is allowing 650,000 new immigrants into Australia this financial year and the next. That is more than the entire populations of Canberra and Darwin combined. Australia cannot accommodate all of these new people. Australia cannot contain these record numbers. Australia is bursting at the seams. Australia is full – and so are our hospitals and schools. We already have a shortfall of almost 700,000 homes for the people who are already here. Labor’s pathetic housing future fund – if it even gets up – will make absolutely no difference. 30,000 new homes in five years? What a sad joke. Labor is deliberately making the housing crisis even worse. We should prioritise net-zero immigration, not net-zero carbon dioxide. We must stop this flood or we will all drown.

If the Albanese government was serious about exploitation by foreign investors in Australias housing market, they would ensure that buyers have to provide their tax file number to their conveyance lawyer upon purchasing a property. The idea that the ATO can thoroughly match stamp duty payments with a buyers citizenship papers is unrealistic as this clip confirms. It's a pity the ATO didn't crack down on offshore profit shifting with the same vigour it cracked down on small businesses. As the attached article highlights • $35 billion in losses have been claimed by foreign property investors which begs the question as to how much in income hasn't been declared. People First will ban non-citizens from buying residential property (along with Agriculture and Infrastructure). For existing properties owned by foreigners we will request that Real Estate agents withhold 50% of rental payments made to landlords who fail to provide a tax file number to stop offshore profit shifting. We will also charge a minimum 30% on profits from rental properties. Learn more at ••••••••••••••••• "The Australian Taxation Office released its 2024 financial year data in June, and it shows more than 34,000 nonresidents claimed net rent losses worth a combined $473m. It's almost four times the number of Australians who signed up as rentvestors in the same year. The loss entitles the owner to a reduction in the tax on their rental income, but for super wealthy internationals getting rent from multiple properties or with other income it opens the door to a negative gearing claim. Over the past decade, the total for rental losses claimed in tax returns by non-residents was $35bn. Across the same timeline the tax data shows $68.6bn in rent interest deductions were also claimed, as well as $10.5bn in rent capital works deductions and even $65bn in "other" rental deductions.
