Businesses generally sell three ways -local business person looking to expand portfolio -Young person wants get a started in business. (Needs owner financing, family, or SBA) -local competitor that wants to expand. Interview 2-3 commercial brokers. They have local business contacts that are always looking for a good opportunity. They'll also call people in the area that run similar businesses looking to expand. The owners won't get any value for the business if they just list on MLS, just the real estate .

This feels like a great opportunity for a young entrepreneur or family to take over a well-run but growable business, especially if the owners are willing to work out an owner financing deal (which can be an excellent option if it's done right). Dogs aren't my niche, but I'll reach out to my network here in NOHO and see there's some interest.
