He owns over 100 acres of land right across the street from my farm. — We were just talking about different trends that we're noticing in the area and what's happening to farms and all of these different investment firms that are coming out of nowhere to buy up this farmland that is for sale right under our noses and no one even knows it's happening. He told me the other other day for his 100 acres behind me. He has been approached by and pressured by solar companies to sell his land to them. Multiple times they have come and tried to get him to sell this land. He said they lure you in by the promise of paying you anywhere from $30 to 40k a year as a payoff for selling this property to them. This guy's in his 70s. He said it's obviously appealing to other older folks who are just looking to finally get away from farming and retire with a nice 40k a year until they die. The problem is that then 100 hundred acres of arable, beautiful, upstate New York fertile land will turn into a dystopian solar farm that will bring down the property values of everybody in this area, be a huge eyesore. It'll kill the idyllicness of in every direction, not to mention the insane battery systems and overhead wires that have to be set up at these solar farms if any of you have ever gone near them. I thanked him for not selling out to these solar companies. He said he never plans to because that would change everything at all of the farms surrounding this 100 acres of land. It just makes me think about how many other people are being pressured by these companies as we speak to sell out. Doesn't help. In New York State that grant money has been given to these solar companies. There's pressure from the state for them to turn as much of our land into solar fields and farms as possible, and it's horrifying.”

Would like yalls feedback: Foreign land ownership, that SB 17 (2025) is supposed "prevent", is a significant issue facing Texans. SB 17 is entirely reactive and relies on anonymous tips and red flags AFTER the sale is complete. Only after a tip is received, then MAYBE an investigation will happen. It also does nothing to stop leasing from the countries on the "banned" list. That's unacceptable and it functionally does nothing to stop our land from being bought up by countries on the "banned" list (China, Iran, North Korea, & Russia). It also doesn't address the large purchasing of our land from countries not on that list. Let's break it down: 🟥As it stands, the Texas land owned by Countries that SB 17 is limited to represents around 2 to 3% of the share of foreign held agricultural land in Texas. Canada, Netherlands, Italy, UK, Germany, "other Europe", and Mexico comprise 94% of foreign owned ag land in Texas totaling around 4,900,000 acres. 🟥We are relying entirely on federal data sources like the USDA's Agricultural Foreign Investment Disclosure Act (AFIDA) reports, which only focus on agricultural land. That report relies on voluntary compliance from the reporting entities (like an actual bad-actor is going to voluntarily tell the truth) and there are no audits to verify beneficial ownership…There is NO State level tracking. 🟥A significant additional problem is the half a million acres of Texas land owned by foreign entities under shell companies with unclear or unlisted foreign ownership. Even more concerning for Texas is the estimated 1 to 2 MILLION additional acres of residential & commercial land that is foreign owned. Here is some potential (we want your feedback on this) fixes Doc Pete Chambers is looking at implementing: 🟩Doc will introduce legislation that requires mandatory beneficial ownership disclosure and real estate professionals (e.g. title companies and brokers) to conduct checks and halt sales if foreign entities are on or tied to Global Power Competitor listing. 🟩Add language in legislation to treat any lease from foreign entities totaling over 3 years as violating the SB 17 prohibition on foreign land leases > 1 year. Require landlords to file annual reports if a foreign tenant has greater than 2 years of cumulative control. ➡️Nothing is stopping foreign countries, even the ones on the "banned" list from leasing land and then renewing that lease each year. It's a dangerous loophole that creates conditions where even the countries America specifically has an adversarial relationship with can lease the land for a hundred years if they wanted. ➡️We can approach business investments (i.e. building a factory or hard structure that employs Texans) from countries not on the Global Power Competitor listing on a separate exemption where they are allowed to exceed lease prohibition limits due to the positive economic impact on that local economy. (we definitely want your feedback and ideas on this because Doc doesn't want to negatively impact employment and the economy, but we have to draw a line on the ridiculous lease loophole.) 🟩Creating a State public registry of existing foreign land ownership (none currently exists) and aggressively auditing. ➡️Already owned land is mostly out of the hands of the Governor to impact. These countries have already entered into contracts and have the titles to this land (talking about the European countries we listed earlier, not China, NK, etc.). Surprisingly significant legal hurdles exist to force divestment of these already held lands. What we can do is start tracking it for public and defense purposes. 🟩Hold sellers, real estate agents, title insurers, and attorneys legally liable for facilitating violations. ➡️No one should profit by intentionally selling out their neighbors to foreigners. It's well past time we put our people first over making more and more money. At some point there will be little to nothing left for younger Texans and future generations, or it will be prohibitively expensive/inaccessible. We have to avoid this. 🟨The idea was floated, and we have considered, setting citizenship requirements in order to purchase land...but there are very surprising legal and Constitutional hurdles that would ensure such action would not survive. As strange as that sounds, there are multiple federal treaties, federal preemption prohibitions, and Supreme Court case precedent that would ensure such action would fail. Until something significantly changes federally, we have to operate within the bounds of what is feasible and what is the law.

From 1968 to 2025 many surveys have happened - every time it was clear that the land belonged to Satish Shah’s family. FIFTY SEVEN years, there was never a single problem. Around May 2025, Revenue Minister Ponguleti Srinivas Reddy’s construction company Raghava Constructions bought the land adjacent to Satish Shah. And then started the most harrowing experience for Satish Shah and his family. In June 2025 Minister Ponguleti Srinivas Reddy’s son Ponguleti Harsha Reddy gets in touch with Satish Shah. He meets him and tells that they need small portion of the land for laying a 100 feet road. Since their land is under GO 111, Satish Shah and family told Harsha they don’t want to sell the land. After two weeks, Minister Ponguleti Srinivas Reddy himself goes to the house of Satish Shah. 🤯 The idea is to create fear psychosis. Then the third visit happens. This time Ponguleti Harsha Reddy visits their home and tells that they don’t want 2/3 acres but need the entire land. Satish Shah’s family runs a Goshala and they cultivate the land. They stood their ground and told clearly they don’t want to sell. This hurt the big ego of the big minister & his son. In 2019 land survey happened under high court direction when Satish Shah’s sister was selling her portion of the land. In 2021 land acquisition happened and the family even got compensation from the government. Around 2018-2019 boundary wall constructed Now the revenue minister wanted to use his power to manipulate the land records. He ordered a sudden survey. Satish Shah went to the court and the High Court of Telangana suspended the survey. In the intervening night of 29th-30th October, 7-8 JCBs came without number plates and all walls were demolished. Satish Shah came to know these were Raghava Construction’s JCBs and lodged a complaint to the police. He went to the court and obtained an ad-interim order. There were FIVE physical attacks on the workers by 60 goons. Power was cut. They threaten to kill and burry everyone in the same land. High court gave police protection! Four months since it’s been pending. On Ugadi again, the staff were attacked and the wall of the goshaala that was repaired was demolished again. According to Satish, the police are mute & helpless. The land next to Satish Shah’s land was acquired by Ponguleti family, and construction is being carried out under a new name NewGen Builders. Satish Shah has all documents, all legal rights, has court orders, he and his family are educated & have the resources to fight YET they live in constant fear for their lives. So - my advice! Don’t buy lands in Hyderabad and Telangana because we have land grabbers ruling us 🙏🏽🙏🏽🙏🏽

Something I am still very bullish on: Good buildable land in mountain range territory. There is a HUGE amount of Gen X about to retire. A lot of the Gen X group has a significant amount of $ saved. They are cashing in and downsizing as their kids have gone off to college, graduated and now have their own lives. They will be looking for retirement spots or second homes and I can 100% confirm that many are and will be looking for peaceful, secluded escapes. Florida is still a top choice, but I’m seeing a trend to states with less insurance costs/housing costs. Areas like TN, NC, North Ga, KY, Virginia and W Va. I’m sure the west coast has similar states that will be very attractive as well for those retiring from California and other higher cost states. I’ve now picked up around 1,200 acres for an avg cost of $2,500/acre. Some cost $1,500/acre, some extremely strategic pieces that I needed were $10,000/acre. Acquired in pieces over the course of 3-4 yrs. Goal is to hit 5,000- 7,000 acres in TN, NC & North Ga over the next 10 yrs. Got some new drone shots (with sound) of my little quaint get away cabin (that I also Airbnb if anyone wants to visit!). Started buying all the parcels around it by pulling the tax records and calling all the neighbors asking if they want to sell. It’s been like putting a giant puzzle together. Great, buildable parcels are out there and there are many good deals still floating around. But I have a feeling they will be few and far between within 5-10 years.

It is NOT an untouched wildlife paradise. It has been one of China’s most ecologically fragile regions for decades. 2. What China built there? The Wumeng solar rollout is one of the most successful examples of turning damaged land into clean energy and it is lifting entire regions out of poverty while cutting emissions on a global scale. China is the world’s largest reforestation nation, adding over 70 million hectares of new forests since the 1990s, more than any other country on Earth. From the Three-North Shelterbelt to the Grain-for-Green program, China is repairing past damage at a scale no Western nation has even attempted. Stop spreading lies about “destroyed habitats” when China is literally leading the world in restoring them. The real story is far more impressive than the propaganda being pushed online.

There are ENDLESS things to do with land. Nature is beautiful but nature also has a way of hiding even more beautiful things (via overgrowth). Once you own land, the work never stops. Here are the top 5 things I do: 1) Explore it - even small pieces (5-50 acres) can take months of walking it to find all the cool things it has to offer. 2) Maintain it - sure, you could pay someone to clear brush, grade a washed out dirt road, haul gravel (and I’ve surely done that some), but you won’t get a better sense of fulfillment than by doing a lot of the work yourself. There is something about a good day of hard manual labor that gives you a sense of accomplishment. It’s almost like you’re tapping into what your ancestors did in order to just survive. 3) Hike it - Especially true on hilly or mountainous land, I’ll get up each morning and walk DOWN the mountain and then back up. That gives the most hardcore gym in the world a run for its money. 4) Clean it - As I mentioned at the start, beautiful things that naturally occur can hide even more beautiful things via overgrowth. In the Smoky Mtns, large formations of grandiose slate rock get hidden by various trees/brush over the years. Cleaning all that 15-20 yr small overgrowth of pine or oak to reveal the really cool blueish slate rock formations that have been there for millions of years is extremely fulfilling. It’s like you discover a Van Gogh painting in an old attic. The dust, dirt that collected on it “naturally occurred” from it just sitting there, but wiping it off reveals something extremely majestic. 5) Meditate - when you explore your land, you’ll naturally just find your favorite spots to sit and pray/ponder/meditate. I’ve found a few spots on my acreage overlooking some insane views of the mountain range and I’ll just sit on a rock for hours watching red tail hawks screech as they fly by, watching eagles fly over my head and just think “Man, this is what life is all about, how could have have been so foolish chasing so many other unfulfilling things for so many decades”. (Video is from yesterday of my buddy Jimmy and me clearing out some small pines that were hiding some amazing rock formations)

Hyderabad: Rs 100 Cr corruption!!! HMWSSB General Manager would sell tankers at exorbitant price and earn Rs 50K per day (said ACB sources). He would charge Rs 5000 per tanker for apartments. Most of the tankers were unofficially booked. Details- Saggam Anantha Laxmi Kumar @ S.A.L Kumar, General Manager (E), Project Division-VIII, HMWSSB. ACB conducted simultaneous raids on properties of (HMWSSB) General Manager Kumar in connection with a disproportionate assets case. Searches are underway at nearly eight locations across Hyderabad and surrounding areas. During the raids, ACB officials reportedly seized 1. ₹1.05 crore in cash 2. Huge quantity of gold and silver ornaments. 3. Property documents were also recovered during the searches. According to preliminary information, Kumar is suspected to have amassed assets worth nearly ₹100 crore, including three flats in a gated community in Hyderabad, six open plots on the city outskirts, and around three acres of land in Nizamabad. The searches are being carried out at Kumar’s residence in Mallapur, Secunderabad, and other associated premises. Officials are also expected to open bank lockers soon as part of the investigation. There is a possibility that raids may be extended to the houses of Kumar’s relatives. I did something kind of insane. I just spent millions of dollars on dirt. 231 acres, 45 minutes from my house in DFW. In this post: why I bought it, how I plan to make money on it, and exactly what I paid. Here's the story. A couple years ago my buddy Jeff bought a ranch. And ever since, I've been watching his boys drive out there. Move a bulldozer around. Drive a skid steer. Bring in the cows. Build a burn pile after the storm. I admired that. I feel so strongly that having your kids learn to work hard is one of the best things you can do as a parent. And it's also one of the hardest. I think they're correlated. The harder things you do as a parent are also the most important things you do as a parent. I have four kids. I want them to have opportunities I never had, and I don't want them to be soft. A ranch is the greatest hard work simulator ever invented. Fixing fence in the July heat. Feeding cows when it's 37 degrees. Hauling hay. That will change a kid. It'll build something in a kid that no app ever will. They say business isn't personal. It is personal. This was an emotional decision first. But I'm a capitalist and an entrepreneur, so here's the financial side: DFW is adding 150 to 200,000 people a year, growing north and east. This ranch is 57 miles from downtown Dallas, in the path of growth. Worst case, my family gets a ranch that we love. Best case, the Metroplex crawls to my fence line. We started out looking at 50 to 100 acre parcels. Then I realized something: one day I'll feel stupid for not buying more land at only $10K an acre this close to Dallas. So we went bigger. The ranch wasn't distressed. I still negotiated almost $400K off the list price. Here's how: I uploaded the seller's appraisal to Claude. It caught that their comps were 60 acre parcels and mine is 231, and bigger parcels are worth much less per acre. It picked also apart the whole appraisal, caught a bunch of other stuff, and wrote my negotiation replies. My $20 a month subscription saved me hundreds of thousands of dollars. Another hack: My wife got her real estate license, represented us herself, and gave back 2% of her commission at closing. $50K off. Then I shook the seller's hand and promised this never becomes a neighborhood or a data center. That handshake is one reason he picked me over the developers. Relationships matter. So how am I gonna make money on this? A few of the plays: - The previous owner keeps ranching it on a grazing lease with me. He keeps spraying, mowing, and maintaining the fences. I collect a check. - There's a 2,400 sq ft shop on the property, already rented out. Another check. - Grass-fed beef under the 888 brand. A quarter cow sells for about $1,500 at roughly 40% net margin. And you don't need to own land to do this. ButcherBox doesn't own a single ranch. - A YouTube channel documenting everything. Georgia Power is trying to push a family off their farm via eminent domain for a data center: “I'm fighting for the survival of my cattle farm. I'm here because a massive data center was approved just a couple of miles from my land — and I'm being hounded by Georgia Power for an easement to build transmission lines through my property for the data center.” “I'm a local farmer, not an industrial developer. These 500-kV lines aren't for me. They are for the data centers that the boards and surrounding counties continue to approve. I have mail from lawyers stacking up on my kitchen table, wanting to take my case because they know my land is being targeted for eminent domain — These easements are permanent. They affect my ability to graze my cattle, they lower my property value, and they destroy the rural character of this county forever. This board makes decisions to approve these massive, massive projects, but it's residents like me, young people trying to build a life here, who pay the price. You're voting to turn our farms into a network of high-voltage wires and noisy industrial buildings. I'm asking you to realize the real-world impacts of your votes. Every time you say yes to a data center, you're saying no to a local farmer. We aren't just numbers on a map. Georgia Power says it will negotiate purchases and easements and, if needed, use eminent domain. They claim it's to strengthen the grid for Georgia's rising energy demand from new data centers. The lines are widely linked to Project Sail — a $17 billion hyperscale campus by Prologis, Atlas with 9 massive buildings totaling up to 4.34 million sq ft on 829 acres, demanding hundreds of megawatts, roughly a small city's power. We cannot allow data centers to be prioritized over farmers.
