Salah satu penyebab yang paling umum adalah karena memiliki aset tanah dan bangunan di lokasi strategis. Bahasa Bayinya begini: Oee oeee oeee eh .. Kalau seseorang punya tanah atau rumah di daerah yang makin ramai, dekat jalan besar, pusat bisnis, tol, atau kawasan berkembang, harga aset itu biasanya ikut naik setiap tahun. Misalnya: Tahun 2020 tanah dibeli Rp500 juta, beberapa tahun kemudian daerahnya berkembang, harga pasarnya naik jadi Rp1,5 miliarm Walaupun tanahnya tidak dijual, nilai kekayaannya di laporan LHKPN tetap ikut naik karena harga asetnya memang meningkat. Itulah yang terjadi pada LHKPN Seskab Teddy. Jadi kenaikan LHKPN bisa terjadi karena: 1. harga tanah naik, 2. nilai bangunan meningkat, 3. investasi berkembang, 4. ada penambahan aset yang sah. Apalagi di Indonesia, aset tanah dan properti di lokasi strategis memang sering mengalami kenaikan nilai cukup tinggi dari tahun ke tahun.

Tired of seeing the same benchmarks around local models? I ran Poolside’s Laguna S 2.1 locally on a single NVIDIA DGX Spark. I gave it a simulated problem inside an electric vehicle battery factory. One of the machines kept producing parts with bad torque readings. The robot’s power usage and vibration were slowly increasing, but not enough to trigger any alarms. Maintenance thought the robot was failing. Production thought the factory was receiving defective parts. Meanwhile, more products were being rejected and the production line was starting to back up. Laguna reviewed the factory sensor data, worker notes, maintenance manuals, machine limits, quality records and the production schedule. It ruled out the incoming parts and found that several small warning signs pointed to a worn spindle bearing. Before changing anything, it tested a solution inside a digital factory simulation. It rerouted production to a backup machine, checked the results and then stopped to ask for human approval before continuing. The results: OEE improved from 71.4% to 93.1% Torque rejects dropped from 8.4% to 1.1% The production queue dropped from 18 packs to 5 The factory itself was simulated. The model run, tool calls and investigation were real and happened locally on one DGX Spark. This is not about letting AI control a factory by itself. It is about giving people another tool to understand complicated problems faster, connect signals they might normally miss and test possible solutions before touching the real production line. Everything Lars Moravy, Tesla's VP of Engineering, said about Optimus in the latest interview on Herbert's channel: On the transition of Fremont's Model S/X lines to Optimus: - Space has been cleared out - Our first line has landed (in Fremont) from our automation groups in the Midwest and Germany, and we've started to install it - Machines are going through the last stages of FAT (field acceptance testing) - The first line is quite modular, so bring-up can be quick - A line takes 2-3 days to install and a week to get going - After proving out the first sub-line, we have 40 more to go - Sub-lines are for different components like actuators, torso, battery, limbs, etc. - Multiple factors go into 'make-vs-buy' decisions: does a supplier know how to do it, do we keep the IP in-house, is the investment significant, is the risk of change high Do car manufacturing strengths pass to Optimus? - Tesla has learned the hard parts of scaling from cars and batteries: parts flow in/out of the factory building, multiple levels of supply chain, multi-sourcing, crisis management - Optimus benefits from that foundation. مهما كان وظيفتك وموقعك بأى ييزنس التغريدة دي ومرفقاتها هي دليلك إن يكون البدجت فى إيدك في 15 دقيقة بفضل الله( لن تحتاج شي بعدها فهنا الخلاصة) البدجت هو مش جدول أرقام.. البدجت هو ليك منظومة بقاء في 15 دقيقة فقط، شرحت كيف تُبنى منظومة البدجت الصناعي من الصفر: طب ليه البدجت هو لغتك مع المستثمرين والممولين؟ وازاي تبني سيناريوهات What-if Analysis قبل أن تفاجئك الأزمات والمفاجات الاستراتجية؟ وايه هي المكونات للبدجت الصناعي؟ وازاي تقيس أداء مصنعك بمؤشرات حقيقية؟ 1- أهمية البدجت ودوره الاستراتيجي في المصانع البدجت هو مش مجرد أرقام، بل هو أداة لضمان توفر الموارد الكافية (Adequate Resources) وتوزيعها بشكل متوازن على مدار السنة بما يتناسب مع خطط المدفوعات والتوسع. وجود خطط طويلة ايضايعكس رؤية استراتيجية طويلة الأمد لتحقيق الأهداف المالية مثل تعظيم الأرباح وتقليل التكاليف. هذا يبرز احترافية الملف في دمج التخطيط المالي مع الأهداف الاستراتيجية للمصنع. 2- الأهداف المالية وغير المالية للبدجت التركيز على ثلاثة أهداف مالية رئيسية: الربحية (Profitability)، المبيعات (Sales)، والتشغيل (Operations). بالإضافة إلى الأهداف غير المالية مثل تعزيز قيمة Brand Equity واختراق أسواق جديدة، مما يدل على شمولية النظام في النظر إلى نجاح المصنع من جوانب متعددة. 3- التعامل مع السيناريوهات المختلفة (What-if Analysis) ازاي تعمل تحليل للسيناريوهات المختلفة زي تأثير ارتفاع الدولار أو التضخم او حققت 80% من الايرادات هيكون تاثيره على الأرباح ايه!!. و مع وجود خطة إنتاج أساسية وخطط طوارئ (Contingency Plans). دا بيعكس مستوى عالٍ من الاحترافية عندك في إدارة المخاطر وعدم الاعتماد على التخمين أو الحدس. 4- جذب المستثمرين والتمويل بوضح ليك ازاي للبدجت يكون أداة تواصل قوية مع المستثمرين والممولين، من خلال تقديم أرقام دقيقة عن الطاقة الإنتاجية، استغلال المصنع، تكلفة الوحدة، هامش الربح، وخطة النفقات الرأسمالية (CAPEX). هذا يعزز من قدرة المصنع على الحصول على تمويلات وتوسعات مدروسة. 5-عناصر البدجت التفصيلية بتقسّم البدجت لأجزاء رئيسية: البدجت المالي (Financial Budget): يشمل قائمة الدخل، الميزانية العمومية، والتدفقات النقدية. بدجت الإنتاج (Production Budget): تحديد وحدات الإنتاج شهرياً وأسبوعياً وربطها بتوقعات الطلب والطاقة الإنتاجية. بدجت المواد الخام (Raw Materials Budget): تحديد الكميات والأسعار ومواعيد الشراء. بدجت الصيانة (Maintenance Budget): يشمل الصيانة الوقائية والتصحيحية وقطع الغيار. التقسيم دا بيعكس دقة وتفصيل عالي في إعداد الصناعي. 6-عملية إعداد البدجت (Budget Process) توضيح 5 نقاط رئيسية: فترة البدجت، المراجعة المستمرة، موعد التسليم، الموافقات، والقوائم المالية النهائية. العمل على 12 شهر مقسمة إلى 52 أسبوع، مع تحديد مواعيد نهائية دقيقة لضمان التنسيق بين الإدارات المختلفة مثل سلسلة الإمداد والموارد البشرية. هذا يبرز التنظيم العالي والالتزام بالمواعيد في النظام. 7-خطة العمل (Action Plan SOP) تحتوي على 13-15 نقطة تشمل التنبؤ (Forecast) بناءً على الأرقام الفعلية، تخطيط المبيعات والطلب، بدجت الإنتاج، ومصفوفة المسؤوليات (RACI Matrix) لتحديد الأدوار بوضوح. هذا يعكس وضوح الأدوار والمسؤوليات مما يضمن تنفيذ البدجت بكفاءة. 8-مؤشرات الأداء الرئيسية (KPIs) للمصانع قياس الأداء باستخدام مؤشرات مثل: كفاءة معداتك(Overall Equipment Effectiveness - OEE) تكلفة الوحدة (Cost Per Unit) نسبة استغلال الكابيستي(Capacity Utilization) نسبة (Yield Rate) نسبة الهالك والفاقد (Waste & Scrap Rate) دوران المخزون (Inventory Turnover) إنتاجية العمالة (Labor Productivity) التسليم في الوقت المحدد (On-Time Delivery Rate) هذه المؤشرات تعكس قدرة النظام على متابعة الأداء وتحسينه بشكل مستمر. والان اطلب منك سماع الفديو ورؤيته وحفظه لديك وكتابة مابه حرف حرف . ** ملاحظة الصوت كان رسالة صوتية سابقة تم تركيبها على احد الملفات اللي هي جزء من منظومة متكاملة تضم ستة أنظمة بدجت مصممة حسب خصوصية كل قطاع: المصانع، والتجزئة، الفنادق ، والمقاولات، والمطاعم، والمستشفيات. لأن كل قطاع له طبيعته، وكل طبيعة تحتاج منهجية مختلفة. واخيرا من قال لأخيه جزاك الله خيرا فقد أبلغ فى الثناء

مهما كان وظيفتك وموقعك بأى ييزنس التغريدة دي ومرفقاتها هي دليلك إن يكون البدجت فى إيدك في 15 دقيقة بفضل الله( لن تحتاج شي بعدها فهنا الخلاصة) البدجت هو مش جدول أرقام.. البدجت هو ليك منظومة بقاء في 15 دقيقة فقط، شرحت كيف تُبنى منظومة البدجت الصناعي من الصفر: طب ليه البدجت هو لغتك مع المستثمرين والممولين؟ وازاي تبني سيناريوهات What-if Analysis قبل أن تفاجئك الأزمات والمفاجات الاستراتجية؟ وايه هي المكونات للبدجت الصناعي؟ وازاي تقيس أداء مصنعك بمؤشرات حقيقية؟ 1- أهمية البدجت ودوره الاستراتيجي في المصانع البدجت هو مش مجرد أرقام، بل هو أداة لضمان توفر الموارد الكافية (Adequate Resources) وتوزيعها بشكل متوازن على مدار السنة بما يتناسب مع خطط المدفوعات والتوسع. وجود خطط طويلة ايضايعكس رؤية استراتيجية طويلة الأمد لتحقيق الأهداف المالية مثل تعظيم الأرباح وتقليل التكاليف. هذا يبرز احترافية الملف في دمج التخطيط المالي مع الأهداف الاستراتيجية للمصنع. 2- الأهداف المالية وغير المالية للبدجت التركيز على ثلاثة أهداف مالية رئيسية: الربحية (Profitability)، المبيعات (Sales)، والتشغيل (Operations). بالإضافة إلى الأهداف غير المالية مثل تعزيز قيمة Brand Equity واختراق أسواق جديدة، مما يدل على شمولية النظام في النظر إلى نجاح المصنع من جوانب متعددة. 3- التعامل مع السيناريوهات المختلفة (What-if Analysis) ازاي تعمل تحليل للسيناريوهات المختلفة زي تأثير ارتفاع الدولار أو التضخم او حققت 80% من الايرادات هيكون تاثيره على الأرباح ايه!!. و مع وجود خطة إنتاج أساسية وخطط طوارئ (Contingency Plans). دا بيعكس مستوى عالٍ من الاحترافية عندك في إدارة المخاطر وعدم الاعتماد على التخمين أو الحدس. 4- جذب المستثمرين والتمويل بوضح ليك ازاي للبدجت يكون أداة تواصل قوية مع المستثمرين والممولين، من خلال تقديم أرقام دقيقة عن الطاقة الإنتاجية، استغلال المصنع، تكلفة الوحدة، هامش الربح، وخطة النفقات الرأسمالية (CAPEX). هذا يعزز من قدرة المصنع على الحصول على تمويلات وتوسعات مدروسة. 5-عناصر البدجت التفصيلية بتقسّم البدجت لأجزاء رئيسية: البدجت المالي (Financial Budget): يشمل قائمة الدخل، الميزانية العمومية، والتدفقات النقدية. بدجت الإنتاج (Production Budget): تحديد وحدات الإنتاج شهرياً وأسبوعياً وربطها بتوقعات الطلب والطاقة الإنتاجية. بدجت المواد الخام (Raw Materials Budget): تحديد الكميات والأسعار ومواعيد الشراء. بدجت الصيانة (Maintenance Budget): يشمل الصيانة الوقائية والتصحيحية وقطع الغيار. التقسيم دا بيعكس دقة وتفصيل عالي في إعداد الصناعي. 6-عملية إعداد البدجت (Budget Process) توضيح 5 نقاط رئيسية: فترة البدجت، المراجعة المستمرة، موعد التسليم، الموافقات، والقوائم المالية النهائية. العمل على 12 شهر مقسمة إلى 52 أسبوع، مع تحديد مواعيد نهائية دقيقة لضمان التنسيق بين الإدارات المختلفة مثل سلسلة الإمداد والموارد البشرية. هذا يبرز التنظيم العالي والالتزام بالمواعيد في النظام. 7-خطة العمل (Action Plan SOP) تحتوي على 13-15 نقطة تشمل التنبؤ (Forecast) بناءً على الأرقام الفعلية، تخطيط المبيعات والطلب، بدجت الإنتاج، ومصفوفة المسؤوليات (RACI Matrix) لتحديد الأدوار بوضوح. هذا يعكس وضوح الأدوار والمسؤوليات مما يضمن تنفيذ البدجت بكفاءة. 8-مؤشرات الأداء الرئيسية (KPIs) للمصانع قياس الأداء باستخدام مؤشرات مثل: كفاءة معداتك(Overall Equipment Effectiveness - OEE) تكلفة الوحدة (Cost Per Unit) نسبة استغلال الكابيستي(Capacity Utilization) نسبة (Yield Rate) نسبة الهالك والفاقد (Waste & Scrap Rate) دوران المخزون (Inventory Turnover) إنتاجية العمالة (Labor Productivity) التسليم في الوقت المحدد (On-Time Delivery Rate) هذه المؤشرات تعكس قدرة النظام على متابعة الأداء وتحسينه بشكل مستمر. والان اطلب منك سماع الفديو ورؤيته وحفظه لديك وكتابة مابه حرف حرف . ** ملاحظة الصوت كان رسالة صوتية سابقة تم تركيبها على احد الملفات اللي هي جزء من منظومة متكاملة تضم ستة أنظمة بدجت مصممة حسب خصوصية كل قطاع: المصانع، والتجزئة، الفنادق ، والمقاولات، والمطاعم، والمستشفيات. لأن كل قطاع له طبيعته، وكل طبيعة تحتاج منهجية مختلفة. واخيرا من قال لأخيه جزاك الله خيرا فقد أبلغ فى الثناء

Si la Generalitat Valenciana no puede apagar con sus medios el incendio de la devesa del Saler, pegado a la ciudad, es que es un gobierno fallido. En una CCAA con alto riesgo de incendios, tenemos los bomberos forestales bajo mínimos, siempre hay que recurrir a papá estado, o sea la UME Si PP y Vox ganan las elecciones generales, la UME la dejarán bajo mínimos y no habrá nadie a quien poder recurrir. Cuando te hablen de bajada de impuestos a los ricos, recuerda esto. El dinero no cae del cielo.
