We had 35 years of declining interest rates, and 35 years of allocations institutionally going from 2% to 12%. Those are very powerful forces." He doesn't see either one coming back. "Do I think that allocation's going up from here? No. I think it's moving into infrastructure." He points to a whole generation of owners who bought near the top and are now stuck. "There's a lot of people who bought a lot of stuff... that had business plans to monetize it, and it's gonna sit for a decade. There's a lot of investors who invested and thought they'd be getting distributions back, and they're not getting distributions back." In this clip, why he still believes the turn, whenever it comes, will be worth the wait.
