Ireland's housing system is not fit for purpose as it fails to deter vulture funds from buying properties that could be homes for individual buyers. On May 20, 2021, the Irish Government introduced a 10% stamp duty on bulk purchases of residential houses. This measure aimed to discourage large-scale acquisitions by investors and vulture funds. However, the policy has two notable exemptions: bulk buying of apartments in multi-storey buildings with grouped access, and purchases by local authorities and approved housing bodies. These entities are not subject to the 10% stamp duty on bulk purchases of residential houses. This is one of the reasons why the housing system is broken in Ireland. Deutsche Bank's €800 billion investment arm fund has acquired 85% (46 homes) in Belcamp Manor, Dublin 17 for €24.5 million. Originally intended for individual buyers, these properties were being advertised for rent at €3,175 per month (€38,100 per year) by a London-based real estate investment fund on It is no surprise that in the past 13 years, rent in Ireland has doubled, and house prices have increased by 55%, making it the fastest growth in any major EU economy. Currently, vulture funds own 1 in 6 mortgages in the Irish housing market, while Cuckoo funds and the State purchase 42% of new homes. This leaves a record number of first-time buyers competing for the lowest supply of housing stock nationwide in over a decade. There are just over 11,000 homes available for purchase nationally, the fewest since 2012 when 60,000 homes were on the market. The 2022 Census reveals that there are 166,752 vacant homes and 66,135 vacant holiday homes across the country. Out of the vacant homes, almost a third (48,387) have been vacant long-term since 2016 and remain unused. Additionally, the current salary required to buy a new home in Dublin is €127,000, which exceeds even a TD's basic salary of €108,987. Meanwhile, in December 2023, there were 18,648 entire houses/apartments available on the short-term letting platform Airbnb in Ireland. This includes 4,666 listings in Dublin City whilst the number of people living in emergency accommodation reached another record high of 14,429 in July—including 2,096 families (up 14%) and 4,401 children (a 15% rise since July 2023). Then in November of last year, it went to 4.7 million at And then in this last month, May, it went up another 739,000. So we're at five and a half million of disabled people identifying as disabled. Meshaal said calls to disarm Palestinians while occupation continues would leave Gaza defenseless against Israel’s overwhelming military power and exterminationist agenda. He acknowledged the need for a pragmatic post-war framework to enable reconstruction and prevent a return to fighting, but explained that it could not be built on total disarmament. Meshaal said Hamas has instead engaged through mediators Qatar, Turkey, and Egypt, and via indirect channels with the United States, around an alternative security approach based on several “guarantees,” reiterating a proposal he also outlined in an interview with Drop Site’s Jeremy Scahill and Jawa Ahmad (see post in reply). He said an understanding has already been reached with the three mediators on this issue and that they are “attempting to promote that to the Americans,” adding that peace can only be advanced “away from Israeli pressure and blackmail.” As part of that framework, Meshaal said Hamas has offered a long-term truce of “five, seven, up to ten years.” The approach is based on additional guarantees, including the presence of international forces on the borders to “keep peace and prevent clashes,” and the role of regional mediators with deep ties to Hamas to guarantee the peace. Resistance weapons during this period would be “not used and not displayed,” he added. Meshaal stressed that Israel’s real concern is not with its security. It is seeking to confiscate Palestinian weapons and place them in the hands of proxy militias in Gaza to fuel assassinations and internal chaos, he pointed out. The real threat is Israel, not a devastated Gaza that will take a long time simply to recover after 2+ year-long war of annihilation, he said, pushing back on claims of an international consensus on this issue of weapons: “If the world wants to wake up, the most important thing is that the American administration, Europeans, and international forces deal with the Palestinian cause through an objective vision, not through the Israeli eye.”

Is Econet going out of its way to keep competition out of Zimbabwe so that it can enjoy super normal profits? Ranga Makwata is very emphatic, if MTN or any other international company was in Zim they would’ve left the country a long time ago. Many international investors and brands have left the country because of the unsustainable operating environment, the banking sector being one such market. (Telecel lost its international partner and GOZ claimed it could run it) If Starlink comes to Zimbabwe, it will leave on its own, given the ZWL tariffs and price controls. Econet has just had a rights issue to pay off its USD debt. Shareholders had to shore up money despite US$1bn that Econet have invested in the country and didn’t get a return. What is incredibly sad is that on life and death matters, Zimbabweans can choose to either use public or private hospitals. Private health care has full discretion on pricing but ICT doesn’t argues Rufaro . How crazy is that? GOZ owns Netone, Telecel, Telone which if data was a public good for the least and most vulnerable of our society then GOZ entities should happily subsidize the citizens. After all they didn’t even pay licence fees. Why is GoZ targeting Econet? What are we missing? The Regulator has failed. A private company like any other sector must not be subjected to price controls and abuse. The regulator has new swanky offices while the industry is slowly dying. Did they force suppliers to contract at prices sub inflation? Why is a local investor, certainly the largest and Zimbabwe’s best entrepreneur subjected to such malice? Econet is subsidizing data for Zimbabweans. For how long can they do that? Strive Masiyiwa is now a billionaire in spite of Zimbabwe. How long will his patience last? Are we going to be happy when Econet becomes another Telecel?

“Fairness” = give the bureaucracy more money? Canada’s Finance Minister Chrystia Freeland is raising the tax on capital investments to the highest level in the G7. This video reveals a sad, dystopian view of Canadians. She uses the resentful ‘class war’ language of the 1970s, where Canada will be filled with a sad majority feeling ‘wrath’ unless you accept her new tax. Who writes these speeches? Have they travelled? Famously egalitarian nations Belgium and Switzerland and Singapore have zero cap gains taxes. Do they hate fairness? Seriously, this is her proposal: Take $18 billion in risk capital proceeds away from Canada’s small but critical investor class with a globally uncompetitive tax rate. Then give that money - along with another $40 billion in debt - to a federal bureaucracy that currently does not show up for work in person more than twice a week. They will invest it instead. The nation will heal. Thats not fairness. It’s losing. Again. On an international scale. Here’s why this tax will add to her economic losing streak: 1. It kills economic growth. Taxing capital investment discourages the cash that backs the entrepreneurial ideas that turn into the jobs and companies that grow the economy and improve productivity and living standards. Every other large advanced economy will have a lower cap gains tax than Canada. Are they less ‘fair’ than Minister Freeland? Or do they have an economic strategy of shared prosperity that allows for individual success without the sad language of class resentment and envy? Every company whose services we love today - no matter how large - started with an entrepreneur - and some investors crazy enough to fund them with risk capital. Most nations do whatever they can to attract entrepreneurs and investors because they bring growth and economic vitality and jobs. This Minister is taxing them away in the name of fairness. But federal fiscal incoherence is costing Canadians $54 billion interest losses degrading public services and the worst declining GDP performance in the G7 2019-2024 and the worst GDP per capita of all 40 advanced nations in the OECD modelled out to 2030. Fairness for Canadians starts with federal fiscal competence. 2. It kills jobs (the real ones): The private sector creates jobs when good ideas or expansion is funded by risk capital - that is why positive jobs reports are usually signals of economic growth. But Canada’s jobs reports aren’t signals of economic growth anymore because they feature a failing economy where most of the jobs being reported are actually government roles bought with debt. This kills economic productivity. When governments use debt to buy jobs it turns a single debt-funded position into a permanent unfunded annual govt operating cost. Every one of these jobs costs more in tax, debt and interest than it can ever contribute back. Taxing the risk capital that creates real jobs while borrowing money to buy public sector jobs with debt - the current modus operandi of this government and its “jobs” announcements - kills GDP productivity. 3. It takes Canada backwards Canada’s private sector is the only mechanism to fund Canadian prosperity. Risk capital funds the companies and jobs that are the engine that pays for everything - including all government employees and services - and all debt and interest. A previous Liberal government knew this. They dropped this tax back in 2000 to help Canada compete with the rest of the world, who in turn compete hard for the mobile investment capital of the smartest and most successful investors because it has such a positive impact on economic growth. For everyone. Economic prosperity is the best form of fairness. Going backwards to economic policies from the last century, wrapped in the dystopian language of big government ‘fairness’ isn’t helping anyone. Cut taxes, spending and the bloated state. Fairness = fiscal competence.

🚨 WARNING: SOMETHING VERY WIERD IS HAPPENING. The S&P 500 keeps printing new highs. Everyone is celebrating. Nobody is looking at what's actually holding it up. Semiconductor stocks are now worth $13.4 trillion. 19.7% of the entire index. Five years ago that number was closer to 5%. It quadrupled in a single cycle on a single bet. AI. And here's the number that should concern everyone. AI chips generate 50% of all semiconductor revenue. They represent less than 0.2% of total chip shipments. Half the revenue, a fraction of the volume, trillions in market cap sitting on top of a sliver of actual production. Three companies are carrying all of it. Nvidia. Broadcom. TSMC. The same names in every major institutional portfolio simultaneously. Everyone owns them, nobody can afford to be the first one out. Dylan Patel just mapped out the most important investment theme in AI infrastructure (Save this). "In about two years, solar plus battery will be cheaper than gas." Every new NVIDIA Blackwell rack pulls 120 kilowatts, Rubin Ultra rack pulls 600 kilowatts and the next generation hits a megawatt. The US grid cannot keep up, interconnection queues now run five years in many markets so the entire industry is being forced to solve power from first principles. The solar thesis is already happening. BloombergNEF's 2026 LCOE report, covering 800+ financed projects across 50+ markets puts solar plus 4 hour battery storage at $57 per megawatt-hour. Combined cycle gas turbines hit $102 per megawatt hour, the highest on record, up 16% year over year. In California and parts of Texas, solar plus storage is already cheaper than gas for data center power today and solar panel costs are expected to drop another 30% by 2035. Getting power from the grid into the form chips actually require is an entire industry unto itself and NVIDIA just rewrote the rules. The 800 volt DC transition is the most important infrastructure shift that's happening right now. Today's data centers run on 48 volt DC power delivery, a single next-generation GPU pulls over 2,500 watts and at 48 volts, the current required to power a megawatt rack would melt the copper wiring. The investment thesis breaks into four layers and the first layer is power semiconductors, specifically silicon carbide and gallium nitride. At 800 volts, traditional silicon based IGBTs hit their physical limits. SiC and GaN devices are the mandatory replacement. Infineon estimates $175,000 of semiconductor content per megawatt of AI rack power, versus almost nothing today and by 2030, power semiconductor content per AI cabinet grows from $15,000 to $115,000+. The names here are Infineon ($IFNNY), ON Semiconductor ($ON), Wolfspeed ($WOLF), Navitas ($NVTS), and STMicroelectronics ($STM). The second layer is power management and conversion. Vertiv ($VRT) is NVIDIA's lead architectural collaborator for the 800V transition, building the hardware that converts grid AC to 800V DC and the DC to DC power shelves for ultra dense racks. Eaton ($ETN) and Monolithic Power Systems ($MPWR) round out this layer. The third layer is grid to site infrastructure, GE Vernova ($GEV) builds the heavy electrical equipment that connects utility power to the data center campus. Orders are running at twice the rate of shipments, the classic leading indicator of sustained multi year revenue growth. The fourth layer is behind the meter power generation like your bloom energy because grid interconnection queues run five years, hyperscalers are bypassing the grid entirely, building dedicated gas, solar and battery systems on site.
