Great interrogation. But for safety’s sake the Bill should still duplicate that requirement. Experience has taught us never rely on the FCA. I can see no service a landlord needs to provide. The broker places the insurance. The managing agent handles claims. What else is needed?

First of all, here’s another example of what a minefield the system is for ordinary people. Secondly, for @TheFCA I’ve never once believed that you’ve fought for the interests of leaseholders. You should be ashamed. @FreeLeasehlders @NLC_2019

Well said Barry Gardiner MP! Regarding that missing insurance contract you mentioned, strange that the FCA did not refer to the Contract Certainty Code of Practice, which requires insurers to issue the insurance contract within 30 days from the date of inception of the risk!

Getting any information out of the landlord/management agent is like getting blood out of a stone. This totally needs strengthening via a modification in the bill @BarryGardiner. You were on the right tracks don't let them make you belive otherwise.

Thank you Barry. 🙏This is my third leasehold. My first was 2008. I can assure you things are really really bad and chaotic and the system has attracted profiteering dodgy businesses supported by the law and the government.

You clearly understand the issues of multi-occupancy building insurance: if you have the chance, ask the FCA about the use of offshore captive reinsurance companies or incorporated cells owned by Property Managing Agents or Freeholders as per LKP article

Their rules on insurance commissions only came in a couple of weeks ago! They cannot know who is complying. Nor can leaseholders shop their FHs to the FCA. Half-ar$ed? We'll see. Needs legislation? O, yeah.

Thank you for forcing this admission. LHs are left exposed to rogue FHs under the FCA rules. Hoping FHs will do the decent thing has been proven naive/wilfully blinkered. The legislation must cover insurance commissions & fees & any other premium the FH or their agent pockets.
