Have you seen the price for infills and townhomes in Calgary. Tearing down a 1950’s single family home, subdividing the lot, and building two $1M infills in its place is not addressing the housing shortage. This is the fundamental reason why I oppose blanket rezoning #yyccc

I love everything about this but, "unlike a lot of apartments." Family-sized single-stair apartments are not just missing, they are explicitly illegal. Gatekeepers in the Provincial Government need to legalize them with building code amendments. It's still good to up-zone.

My neighborhood is overwhelmed with huge apartment complexes going up against residents wishes. If just townhouses it would be different. Not trusting the city with putting caps on numbers

This attitude, and comment, speaks to one of the major problems with the municipal council - all municipal councillors must be reminded that they are in their positions as a privilege of the electorate (voters) - they are not in council to do the bidding of administration. 1/

. sadly, your plan is not a very good one . there are far better ways to achieve higher urban density and affordability while preserving diveristy of character across communities . one-size-fits-all is a weak + simplistic solution that excludes district participation in how to achieve housing choice + intensification . blanket upzoning is a formula for a 'cookie cutter' city . it's just another 'off-the-shelf'. imported + plannercrat fad .
