Real estate agents are a rip off. They're given incentive to make the house price as expensive as they can get away with because they work off of a percentage commission. All of the real estate agents in my area are moms that couldn't get through nursing school.

I talk to a lot of real estate agents who know nothing of the market, and to make problems worse, there is a huge lack of professionalism when it comes to real estate agents. As an example, I'll call an agent, get their voicemail, and in the message it says, "for a quicker reply, send me a text message." I'm sorry, but I am not going to do business with someone that has that in their vm message. Its unprofessional, and demonstrates to the buyer that you don't care.

She's right. Just before interest rates started aggressively rising, many of us had our Zillow estimates and they were super-inflated once those rates started rising. Now, we're on the other side of that where house prices are going to correct and many people are still thinking about the rates their house was when loans were cheap. That ship has sailed. I'm not saying they can't get a good price, but their idea of good isn't what it was when they held on and didn't sell when it was.

If you understand that is always been the reality that sellers always overvalue their property, you understand why the lawsuit Tisha James made against President Trump and the evaluations of his properties were so stupid.

Private equity is also a big problem. They're the ones buying houses at full price. So when they pull comps to estimate the value it's inflated to real buyers.

Sellers never listen to their agents. And 99% of the time the house ends up selling for exactly what the agent told them to list for initially. Then they blame their agent for losing them money.

Yeah, she's correct. We wanted to look at a property that was for sale at $780,000. We liked the land and outbuildings but there was only 2 pics of the outside of the house. We asked the Realtor for more house pics and she got sassy with us. That prop. Sold for $300,000 in 2023.
