That's my life. I see nothing but $$$ when I inspect homes like that. That 'black mold' is likely Cladisporium which isn't nearly as toxigenic as Stachybotrys, aka the infamous black mold. Still, that's a money machine there.

Laminate, drywall, subfloor, some studs, and plumbing repair. Maybe rent some dehumidifiers and air movers. He could repair it for $10-20k. Maybe $40k if someone else did it.

I worked in disaster mitigation for a few years. This is all very standard of a flood of some sort. Seen vynil planks do just that, and it's mold. Depending on where the damage is you can remediate this quite easily. It's mostly drywall and flooring. Very typical damage

I think everyone should know that black mold is infact not toxic theres zero scientific evidence that its toxic despite being studied for decades. I can give you an allergic reaction if you are allergic to it but thats rare. You can google if its toxic you will read the same.
