Houses are not the appreciation. The debt is. If you win in real estate, it's because someone else's debt (fake money) has been given to you. That's it. Houses aren't worth shit (compared to their paper speculation value), and they cost a fuckton to maintain. This whole thing is gunna get slammed into the fucking ground it's gonna rattle entire generations. Why? Money mechanics. If for some reason home values stay crabbing or up, it'll be due to massive catastrophic monetary inflation which will be untenable for all people and businesses. So pick your poison. Nuke it all.

Seeing your home not as an investment anymore will likely happen in 🇨🇦 too as prices don’t rise much anymore, stay flat or come down a hair - depending where you live and what type of home it is (acreage, SFH, 1/2 duplex, TH or condo) .. and with ever rising condo fees, insurance costs and/or property taxes !! I asked my brother recently who owns a 4BR 3 storey TH where he raised his kids for 25+ years near Düsseldorf 🇩🇪and now lives there with his wife after all kids moved out “what is your house worth roughly?“ He said: I don’t know. It’s a non-issue to him. (Being curious and a real estate investor I’d say it’s probably worth about €250-300,000) Tough to even find comparables in Germany .. or all listings. Many online at but not all and you never see a sign in front of a house in 🇩🇪 that it’s for sale. People move very rarely as it’s very costly. Land transfer fee alone is a whooping 5%, plus 2-3% commission to realtor (seller pays the other half) plus moving costs plus huge notary costs as notaries have a local monopoly to enter the property change into the property register (Grundbuch). This lack of seeing a home as an investment will likely happen in 🇨🇦 too as markets mature and ownership & moving costs rise.

But in canada - banks won’t touch you if you don’t own any real property - 🇨🇦 game is setup to have a basic buy in to start - even a B lender doesn’t like lending to people who want to build to sell/rent but don’t own their own residence -
