I can’t even defend how absolutely stupid this idea is from the Trump administration.

You do realize you don't have to pay the minimum and cary it out for 50 years. You can pay on the principal and take years off and still have the lower payment during hard times. Which is better than being foreclosed on in hard times because you can't make the higher payments. People complain he's a dictator then want him to be one.

Yeah theoretically someone could make extra payments. But there’s a reason less than 10% of mortgages in the US are paid off early.

@TrickySavage1 @teameffujoe @Grok what is the average rent for a 4 bedroom house in the United States.

@TrickySavage1 @teameffujoe @grok @Grok America Patriot calculated interest rates on a $410,800 home over 50 years. Judging by the appreciation rate over the last 20 years. How much would that house be worth in 50 years from now.

Using the compound annual growth rate (CAGR) of US median home prices—from $232,500 in Q1 2005 to $410,800 in Q2 2025—the appreciation rate is about 2.9% per year. Projecting a current $410,800 home forward 50 years at this rate gives a future value of roughly $1.7 million. This assumes steady historical trends continue, though past performance includes market cycles like the 2008 crash.

@TrickySavage1 @teameffujoe So what we have are historically high interest rates that could in all likelihood be lowered if Trump repairs the economy, allowing for refinancing those 50 year mortgages into much better 30 year terms as long as we get to building up the market in the first place.

Trump has thrown out an idea about trying to implement a 1% home mortgage loan rate-even possibly a negative rate. Then it’s not a dumb idea. And if you don’t like the idea , then don’t apply for that type of mortgage loan. Not give Americans choices!! Simple!

That’s a wonderful idea. 50 year mortgages are not.

I started following you a while back and out of everyone I follow right now, you sound the most paid for all of a sudden. You dont even sound like the same person. Sad because I thought I liked everything you were about. ✌️ from just a regular Ole nobody. just my 2cents

Paid for? Because I don’t buy into an idiotic idea about 50 year mortgages that would just screw over anyone who used it? Sorry but I’m not here to co-sign whatever the Trump admin wants to do. If they want to do good things for Americans, I’m gonna sing their praises. But if they are going to do things that fuck Americans while enriching the lenders, I’m gonna call them out.

@AmandaVanD44 It’s a fake account. I applaud the fact that you cover topics (and rants) thoroughly with facts! Even pointing out idiocracy like this when you see it!

@teameffujoe That's the 2nd time I've been called fake. I even tried to search it. Why I look fake. I dont want a following.. But sometimes I like commenting. Im new to X , I got it when elon bought about a year after , never had Twitter. Sorry I look fake but I'm not

@keycards777 @teameffujoe Don’t worry about it! Tons of bots and trolls on here so can be hard to tell sometimes. Glad to have ya on X lol enjoy the cesspool

@keycards777 @teameffujoe Am I a bot, or is he a bot ? which one is the bot ? 🤣 I keep getting called a bot. I think because I dont post or want followers. I just like engaging sometimes

Or you can rent for 50 years.

You might as well rent instead of a 50yr mortgage.

@indoctrin8ion @grok considering person A bought an average house in America 50 years ago with a 50 year mortgage vs person B renting for 50 years. All other things equal who is better off after 50 years?

Person A is far better off. They own a home that appreciated from about $38,000 in 1975 to around $410,000 today—a 10x gain—free of mortgage after payments, building equity through principal paydown and leverage. Person B, after 50 years of rent (starting ~$200/month, rising to ~$1,650), has zero equity, with cumulative costs likely exceeding $500,000 without an offsetting asset. Homeownership historically outperforms renting for long-term wealth when held through appreciation cycles.

Consider this … It’s a foot in the door to build equity and allow someone to get into the system. No one’s doing a real 50 year mortgage. It would be used by someone in their 20’s to get a house instead of paying rent with the intention of upgrading 5-10 years after.

You’re not building any equity. If you had a $400,000 house, with today’s rates on a 50yr loan, after a decade you would barely have $14,000 of the principle paid. Thats not equity.

@TheWeaponSpear @grok how much equity would a person have using the above scenario 10 year period through appreciation barring another 2008 style great financial crisis.

Assuming an average annual home appreciation rate of 3.5% (based on historical US data ranging 3-5%), the $400,000 home would be worth about $564,000 after 10 years. With $386,000 remaining on the mortgage, equity would be roughly $178,000. At 3%: ~$152,000; at 4%: ~$206,000. Rates vary by location and market.

@Rickyrich440 @teameffujoe @TheWeaponSpear @grok you didn’t include the average additional cost of real estate taxes and homeowners insurance that would be paid out of pocket in those 10 years

Equity is defined as the home's current market value minus the outstanding mortgage principal, so taxes and insurance—typically escrowed into payments or paid separately—don't subtract from it. Those are separate expenses: average US property taxes run about 1% of assessed value yearly (~$4,000 on a $400k home), plus $1,500-2,500 annually for insurance, totaling ~$55,000-70,000 over 10 years. They represent ownership costs, akin to rent's implicit expenses, but principal paydown and appreciation build the equity I calculated.

@Rickyrich440 @teameffujoe @TheWeaponSpear @grok Can you also list out the years housing market bubbles burst and values went down since 1980

Since 1980, major US housing market bubble bursts and value declines include: - Early 1990s (1990-1991): Tied to the Savings and Loan crisis and recession, with national home prices dropping about 2-3% and steeper regional declines. - 2006-2012: Subprime mortgage bubble burst around 2007-2008, leading to a 27% national price drop peak-to-trough. No other nationwide bursts occurred up to 2025, though brief dips like in 2020 happened.

It's a foot in the door for the younger generation . It's a choice they don't have now. All they can do is build from there. GET REAL MAN....

It’s not a foot in the door. It’s a difference of a couple hundred bucks on your monthly payment to be locked in to a house that you will never draw equity from.

Maybe not in the beginning. It's always been that way. I didn't like the idea at 1st but once I started to really think about it, it's not a bad choice for the young to begin home ownership. That's my opinion.

I think it’s a psyop to mess with the banks to get them to act right

I wish I believed that.

I really think it’s about making them think about having The hold onto more debt even longer which they do not want to do that extra 20 years of debt is 20 years of capital they can’t invest or embezzle

It's not as stupid as second mortgages though.

There’s very few things as stupid as second mortgages.

@GtotheILLy Lol... I've taken out multiple 2nd mortgages and HELOC's. I've used them to buy equipment for my business. I'm a millionaire a few times over now. I guess I'm super stupid.

@teameffujoe If you had read one of my previous comments, I said that's millionaire type shit.

Property taxes are an endless “rent” payment to the government—even after paying off a 30-year mortgage, you never truly “own” your home free and clear because those bills keep coming FOREVER! Remove property tax!

Except you’re missing the point, much like leasing. That is to reduce the monthly payments to make life more affordable right now. Yeah, you pay a lot in interest and you most likely will never pay it off but we are working until death anyway.

All right, genius what’s your solution? Let’s hear it. Because this is the only solution without government overstepping. Do you think they can just tell people you have to sell your house for less money? Do you think they should just lower interest rate rates to one percent?

I said my solutions in the video. What to address. The things to attack. So maybe watch the video first jackass.

I did watch it, which is why I said that I said you won’t have no solutions that will make any type of impact. But I mean that’s the Internet today 99% of people posting and talking about things that they have absolutely no clue what they’re talking about

A 50 year mortgage at 1% interest rate higher than the 30 year interest rates would actually make for higher monthly payments unless it’s subsidized by the government. Just another way for Jewish bankers to take more of our money.

This is when you know you have a problem. When everything you say or complain about you tie to Jews 😂.

Just noticing patterns.

I also disagree with this as a “solution” to the housing crisis. With that said, how many people refinance their homes and take out HELOCs making their mortgage last for a lifetime anyway? Also, a smart person will tell you that they will ALWAYS have a mortgage. Why invest your money when you can invest the banks… just like they do with our money. Anyway, if they can keep interest reasonable and payments much lower than a 30 year, then this isn’t a horrible thing. Will help stimulate the economy until he can replace “Too late” at the Fed and then when rates come down, they can refi back into a 20-30 year. I also belief we should get investors out of the single family home business IMMEDIATELY- This will certainly bring down prices and stop them from pricing manipulation.

Agreed. This is not what I voted for.

Dude there are people out there doing 100 month payments on cars… $800 a month for 100 months for a $30,000 car People are just stupid

Shut up its not dumb and why dont you actually talk to real estate experts that have been out in the trenches and do a little research.

Why is this an issue? You can still get mortgages at different rates starting at 15 years. No one is forcing you to take a 50 year mortgage

people can’t afford homes now with a 30 year. If it reduces your monthly repayment then it’s way better than renting and giving your money to someone else. least you don’t have fear of being evicted. Also, they should get rid of property tax.

You're wrong. Someone who cannot qualify for a 30-year mortgage due to their debt-to-income ratio, but is financially responsible enough to pay a home off in 30 years, can benefit from a 50-year mortgage. They also have more freedom than a renter with no arbitrary landlord rules

Guess this was just an idea to give people breathing room and get a home. Here’s an example @ $250,000 with 5% interest, 50 year loan and adding per month $100 towards principal. You basically pay it off in less than 30 years too and interest reduced.

You’re taking it too personally. No one has to accept a 50-year mortgage. The Trump admin is trying to help. Watch John Stossel - he gives perspective to all the groaning about how the young can’t buy a house today, but they don’t really save the way they should.

If you don’t want a 50 year mortgage then don’t get one. It’s a loan product option not a mandate. Jesus…pick your battles.

FYI…the average lifespan of a 30-year mortgage is 7-10 years. It’s about market access until in inventories increase, interest rates decrease and wages increase. It’s not about the 50 years. That’s technically irrelevant. If it was about the term, I’d agree. But I don’t think that’s the point.

Actually, we did a 30-year loan to get the payment amount down to a reasonable amount and ALWAYS paid more than the payment taking the balance and applying it to the principal balance directly. That allowed us to set an amount we COULD afford to pay each month and also allowed us to do a 30 in 13 years! It can be done IF people know how to pinch their pennies and use their heads (brains) for more than a hat rack! Given the challenges right now with availability of homes you have to be creative to get into one to begin with! Mind you this was back when interest rates were over 18%! So, if you want something bad enough, you will make good choices on where you spend your earnings! One less six pack, hamburger rather than steak, eat at home and not out, etc. Choices!

If you just take out a mortgage and treat it like a car lease then yes, its not a good way to go, but then again most of people dont even stay in one house for 10 years anymore. If you utilize the amortization that the 50 year offers, and pay extra 1K into the principal every month, you pay off the mortgage faster then a 30 year.

Why are you opposed to giving people freedom of choice if a 50 year loan fits their lifestyle? Not a wise choice for me, or probably most people either, but for some it could be their only choice for ownership and refinance later. “You sound like leftist wanting to limit choice”

50 year mortgage buyer right here.

Japan has a 100 year mortgage, Finland, France and Portugal all have a 50 year mortgage. Not unprecedented. You also look like someone with a sub 600 credit rating.

@Nightbird17760 Dear 25 year old you’ll be 75 before you finish paying for that house

So you are mad that low income people will be able to buy houses and afford them. When you get on your feet you can refinance and do a loan but at least it’s a star.t

A 50yr mortgage doesn’t open the market to low income people 😂. It changes the payment by about $100 per $100,000 borrowed. WTF are you talking about?

I can’t get over how stupid it is and how many people are defending it.

Dumb, dumb, dumb, dumb!

The average American keeps a mortgage approximately 8yrs then they sell or refinance. Meanwhile, you are saving a few hundred a month so more in your pocket. Take that extra and apply to principal to pay down principal. No one says you have to be locked into 50yrs. I paid my 30yr off in 15yr using these principles.

As Americans are struggling to just make ends narrow-minded do you have to be to not see that this could take somebody's mortgage monthly payment and cut it in half? That doesn't mean they have to stay there for 50 a means 2 an end
