You will regret selling durable goods at a loss to buy stocks at all time market highs with an inflationary black swan on the horizon.

I'm so disgusted at debt. So so stupid to do that to myself. Hindering years of progress. Once my last loan is paid off I'm just maxing my TFSA/RRSP/FHSA and I'm going to build a house myself. Small and modest and cheap. I can't do that again.

Doing the same thing….unfortunately, my home state of WA has changed the viability of my long term investment plan. Are you considering rolling those funds into a dividend portfolio?

If I were @sircalebhammer : I’d use that money to fund real estate deals making 12%

Do you get hit with capital gains when you move the money into the market? We’ve got one rental, and thats plenty for us. Thought about getting into more, but it’s truly too much of a pain in the ass. Consistently, quarter over quarter we’d make more money in the market.

I'm not a sales guy so dealing with properties would be at a great disadvantage, then I'm not mobile enough to deal with renters. Real estate just ain't my path. Cut out the losing and focus on the winning. The idea of diversify happens AFTER you as big a bag of loot as you can.

Outside of the headache of managing them, what are the other downsides to rental properties?

Between property taxes, expsive repairs, and time the wife and I will be having the same conversation. Biggest issue is I want to keep them so the kids each have a house when they move out.

"I'm selling an asset that I bought at the top to buy SP500 at 31.86 PER which means I need earnings to grow at record speed only seen in the second industrial revolution, post-WW2 and 1992-2007 for them to return 5% a year (since multiple expansion is not on the table)" LOL

Renting long term in a dumb move. You are asking for someone else to have control over you. It isn't just about the numbers.

I just paid off my house. I originally wanted to save a little bit and rent it for extra income for when I decide to move. Assuming I charge $2000 a month in rent after taxes and insurance, I'd make around $19,000 extra dollars. But if I sold the house for $240,000 I would have $19,200 after the FIRST YEAR if I just invested that money in the S&P500. It would only grow after that. If I jacked the rent up, then it might be worth it for a few years. If people want to know why rent is so high, this is why. It's not worth it for landlords to do if they want to be responsible landlords.

An oversimplification of real estate. You make your money when you buy. So it's fair to say you guys didn't buy right..and you obviously don't manage your own properties...which misrepresents the opportunity of real estate if you can be an owner operator.

Real estate can be a good investment, but it also comes with a lot of work and potential heartache. The market is the way to go!
