@injective Worth separating these. A tokenized mortgage pays from borrower payments, so it is credit risk on a schedule. A tokenized property distributes from rent, which tracks occupancy instead. Both get called real estate onchain, and they behave differently.

Most people think they understand finance. They don't. They know how to send money. Maybe how to trade. But the actual machinery underneath who controls which assets, who gets access to which markets, who decides who can even participate most people never see that part. And that's exactly where the problem starts. Right now, trillions of dollars in real-world value real estate, bonds, private credit, alternative funds are locked inside systems that were never designed to include you. Not unless you have the right passport, the right broker, the right balance in the right bank account. Traditional finance has always had an invisible velvet rope. Most of us just never got close enough to see it. Blockchain was supposed to change that. And it tried. DeFi opened a door. But even DeFi, for all its freedom, couldn't actually touch the real world. Tokens, yes. Speculation, yes. But actual real-world assets handled with proper compliance, proper security, proper legal enforceability that gap never really closed. Until something like Real comes along and asks a very different question. What if you didn't bolt RWA tokenization on top of an existing chain? What if you built the entire Layer 1 around it from the ground up? That's what Real is. The first fully decentralized, fully permissionless L1 blockchain built specifically not partially, not as a feature, but architecturally for the native tokenization of Real-World Assets. 🚨 WARNING: NVIDIA x ELON MUSK DEAL IS BUILT ON FAKE NUMBERS!! Michael Burry published an analysis calling the structure “Fugazi”, meaning fake. If the structure is real, we could be heading for a COLLAPSE: He is alleging that BILLIONS of dollars in Nvidia chips are being hidden off balance sheets, and that American retirees are unknowingly funding the whole thing. Nvidia, the world's largest AI chip company sold $5.4 BILLION worth of its most advanced GPUs, the GB200, to a company called Valor. Valor is not a real operating business. It is a special purpose vehicle, a shell company created specifically to hold these chips and nothing else. Nvidia also invested $1.9 BILLION of its own money directly into Valor on top of the sale. Those 100,000+ chips are now physically inside xAI's data center. xAI is Elon Musk's artificial intelligence company, the one that builds Grok. xAI is using every single one of those chips right now to run its AI models. But here is what Burry is flagging. Neither Nvidia nor xAI owns those chips on paper. Valor, the shell company holds legal title. That means $5.4 BILLION in GPU assets do not show up on Nvidia's balance sheet as inventory. They do not show up on xAI's balance sheet as assets. They are legally invisible to both companies. Nvidia gets to book the $5.4 BILLION as a completed sale and record it as revenue. xAI gets full use of the chips without owning them. And the risk disappears into a shell company in the middle. Now here is where American retirees enter the picture. Valor needed $3.5 BILLION in debt to fund this structure. Apollo provided it. Apollo is one of the largest asset managers on earth with $1.03 TRILLION under management and $834 BILLION specifically in private credit. Apollo raised the $3.5 BILLION, packaged it into debt securities, and sold those securities to Athene. Athene is Apollo's own insurance company. It sells fixed and indexed annuities, retirement savings products, to ordinary Americans. When a retiree buys an Athene annuity, they believe their money is sitting in safe, stable investments. That money is now inside a structure funding Elon Musk's AI data center. The numbers inside Athene are most alarming. Athene holds $74.2 BILLION in reserves. It has moved $217 BILLION in assets into a captive insurer based in Bermuda, meaning those assets sit outside normal US insurance regulation and oversight. Of the entire portfolio, 34.7%, equal to $103 BILLION, is classified as Level 3 assets. Level 3 is an accounting classification that means there is no observable market price for these assets. No outside party can independently verify what they are actually worth. The leverage sitting on top of those unpriced assets is 16 times. Burry's says: Every step of this structure is technically legal and publicly disclosed. But the entire thing was deliberately engineered across 8 to 12 steps to move credit risk off balance sheets and away from any market pricing. Nvidia books the revenue. Apollo collects the fees. xAI gets the computing power. And retirees sitting at the bottom of a 16x leveraged Bermuda insurance structure, holding $103 BILLION in assets with no market price carry the risk without knowing it exists. I’ve been in finance for more than 15 years. When I EXIT the markets completely, I’ll say it here publicly, like I always do. Turn notifications on. It can’t be stopped and will eventually eat the entire financial system” Vlad Tenev finds stablecoins to be a useful analogy to explain the benefits of tokenizing real world assets like equities and real estate: “For stablecoins in the US, we talk about it as the best way to get exposure to US assets, and it will further what’s called ‘US dollar dominance’ abroad . . . we’re making it the default way to get access to dollars in the digital realm. That’s why stablecoins have been such a priority in the US, and if you do own a dollar stablecoin, it’s sort of like the most basic tokenized assets.” “In the same way that stablecoins are a bucket of dollars that you mint and burn tokens against, you can do that with stocks, real estate and other real world assets, private stocks . . . And I think it will become the default way to get exposure to US stocks outside the US. I think that’s what makes it so exciting.” This is why Robinhood announced in June 2025 at ETH cc that it would be moving into tokenizing stocks on Ethereum and building its own Ethereum L2: “Both [private and public equity] we’ve demonstrated. In the case of stocks, it’s live right now in the EU. So the only complexity remaining is making sure you have the appropriate licensure and the regulatory clarity in many jurisdictions, but I think that will come. It started in Europe, but it will expand to the rest of the world. Unfortunately, but realistically . . . the US will probably be among the last economies to fully tokenize. I don’t think enough people are talking about Local Law 97 in New York City. It’s a carbon tax on the real estate industry in one of its largest markets in the world. This has profound implications for the real estate industry not just in New York City, but across the United States: This sort of regulation is on the docket in a whole bunch of cities. Cities are largely progressive. The real estate industry is concentrated in cities and also cities’ largest source of carbon emissions. So it follows that local regulation by America’s mayors is going to have a gigantic impact on the real estate industry, as cities enact regulations to decarbonize. So for New York City, Local Law 97 goes into effect next year. The good news is, under next year’s emission standards, about 80% of buildings should make the cut. But by 2030, as the emissions standards intensity, only about 25% of buildings would make the cut without any retrofitting. Yes, retrofitting is expensive. And it gets more expensive the older the building is. New York City has a lot of pre-war buildings. But it’s a fact that sustainable buildings are worth more money—it’s true today as much as it will be true in the future when LL97 is in effect. So real estate owners need to spend the money now to retrofit their assets in preparation for Local Law 97, and it’ll pay dividends in the future, because sustainability is good business. Overall I think a regulatory imperative for the real estate industry is a good thing. It’s going to lead to more sustainable buildings and more valuable assets that have more functional longevity to them, preparing the real estate industry for the future. For what it’s worth, there are two other forces converging upon the real estate industry and forcing it to decarbonize: Capital markets: Preferentially deploying capital to sustainable assets Private markets: The biggest tenants have ambitious sustainability pledges, and the real estate industry is a huge part of the supply chain to someone like Walmart or Amazon or Netflix. They don’t want to lease an inefficient building.

Barry Sternlicht gives an insightful view about the challenges of real estate right now - and how to still make a lot of money in the current environment Here's what he said: "I think people, as they always do, tend to look in the rear view mirror and they look at a suboptimal performance of the real estate asset class across the last 3-4 years. Nvidia goes up a trillion dollars in four months. Like the hot kids on the block are everything AI, everything chatbot, etc... There are meme stocks that go from zero to $7 a share on a tweet. Crypto - there's worthless coins with $20+ billion dollar market caps. There's a coin called Useless. It's [literally] useless. It debuted in March 2025 and it went to a $700 million value. And the coin says "we are completely useless" In real estate people get rich but it's boring. You get rich holding on to it over long periods of time. It's not a day trading asset. The country right now is very impatient. So people want to play the hot thing. Real estate looks sort of sad in your portfolio right now. The only thing it beats is treasuries. And even then, it's not even beaten that. But you'll do well picking properties in the right cities... Everything is micro in real estate. For example, I built a building in South Beach. The first lease was $54. It's on the beach, and nobody built a new office building in 20+ years. We leased it up in the pandemic. It's 100% leased. A tenant actually needs to grow, and they called us last week. They're paying $125 and we'll re-lease it at $175. I mean, you can still make a lot of money if you get the micro market right."

Everyone ranks L2s by TVL. But it’s the laziest scoreboard in crypto. It tells you where money is sitting, not who’s actually winning. Here’s what I look for 👇🏻 ◢ TVL = Vanity Metric Parked capital is not a business. A chain can hold billions in deposits and still bleed money every month covering its own costs. TVL measures where liquidity is camping today, not whether the chain earns, profits, or survives a real bear. for years we ranked these networks by the one number that says the least about their survival. ◢ The Pie Is Shrinking Here’s the part nobody says out loud. Total L2 revenue has been falling, not growing. After Dencun crushed data costs in 2024, fees collapsed with them, and the money these chains collectively earn dropped hard from its peak. So, this stopped being a land grab a while ago. It’s now a fight for share of a market that’s actively getting smaller, which changes everything about who actually wins. ◢ Rented Users Don't Count In a shrinking market, only one question matters: can you get users without paying for them. Incentives, airdrops, points farms, none of that is growth, it’s renting volume by the day. The second the rewards stop, the mercenaries leave and the chain goes silent. We already watched it happen to 50+ rollups that are functionally dead now, billions in “TVL” that vanished the moment emissions dried up. ◢ Distribution Beat Tech The one chain that actually solved this didn’t out-engineer anyone. The tech is good, not magic. What it really did was plug into a userbase it already owned and route millions of verified accounts onto the chain by default, at zero acquisition cost. Distribution beat technology, again. It's the most repeated lesson in this entire industry and still the one founders refuse to learn. ◢ The Real Ranking Stack the three majors up by who earns, who profits, and who keeps their users, instead of who has the most money parked on them, and the ranking flips from the one everyone repeats. I put them side by side in the video with the revenue, the profit, the users, and a flat verdict on each. So, in a market that’s contracting, would you rather own the chain with the most capital sitting on it, or the one that still earns when every incentive in crypto finally switches off?
