It's good to clarify the misinformation and not just say there's misinformation. It's 40%, and it's 40% of the amount above the threshold (£325,000). So it's 40% of £25,000. Not the entire value of the house and if you give it as a gift the % reduces as the 7yrs reduces.

1. It’s 40% 2. Only the portion of value above the taxable threshold (currently £325k) 3. There’s still a taper relief that’s applicable depending on when within the 7yrs they died 4. Potentially better avoidance if given to you via a Trust 5. There’s other options

If the house is worth 350 you can just use iht exemptions! Most get £500k exemptions made up of nil rate band and residential nil rate band!. Most people could claim up to a 1 million wort or exemptions. There are loads of ways round iht. These bozo’s know nothing

Shared ownership homeowners hoping to sell on later will find it hard because the price of their share will be out of reach for new entrants to the market (if you want to achieve positive equity, you’d need the price of the home to increase.)
