Development charges pay for new infrastructure to support new housing. If the new homebuyer doesn't pay for this then who? Expecting municipal councils to raise property taxes to subsidize new infrastructure for new homebuyers is not realistic. #cdnpoli

To understand the effect of development charges, we need to understand tax incidence. S = supply of land. Because landowners have different reservation prices, this is not vertical (inelastic). At lower prices, landowners pull out of the market.

Govt shouldn’t try to make back more money from DC’s. That the value of the premises on the property increases doesn’t make the infrastructure more valuable. The cost of the sewers, electrical and other services to the property do not appreciate in value. There4 DC’s shouldn’t.

And one of the things he wants to do is freeze rents because he wants more affordable housing. So he's a complete idiot in terms of facts. The way to get more affordable housing is to build more housing. If supply massively increases and it exceeds demand, the price has to go down. It's proven again and again and again. And what rent control does or freezing of rent, it inhibits the building of new housing. Because who's going to build new housing when you can't make money off of it? Rent control is what produces the lack of affordable housing in the first place. So he sees what's the problem as the solution now. Now, is he a fool? No, he's a really bright guy. He's very well educated.”

Inflation is still way above the Fed's 2% target and prices are too high for most people 2. "We will fix five years of misses on inflation", he is directly saying the previous Fed failed 3. The Fed will no longer tell you in advance what it plans to do with interest rates 4. He watches stock market prices more than anything else when making decisions 5.
