Exactly David, a municipal fund for housing IS needed, as per @greenparty_ie housing #GE23 manifesto, and this fund/ ‘bond’ is called the National Citizens Housing Fund (and it’s modelled on the Livret ‘A’ system in France).

It’s a good idea The other part is the stick - surely we need some form of taxation of derelict buildings to encourage them back onto the market (or for owners to redevelop them) 5% of capital value per anum would probably do the trick

Yeah or, cut taxes across the board in construction/ rental market, deregulate and open up to the free market and not only will house prices come down but economic growth will go with it

Community Housing SSIA. €10bn yielding 5% tax free a year. 5 years. It doubles supply. But ONLY can be used for vacant OR Net Zero carbon / homes below €250k. That plus allow mortgage approval to finance the build. Currently cannot.

Tax land values, not incomes & purchases, and watch housing become affordable. Land price will start to diminish immediately the Bill is written.

That's a fair proposal. It could also be applied to all infrastructure i.e rail and bus rapid transit etc
