Mombasa has seismic activities. This causes structural issues. There was a time that buildings were not to go higher than palm trees then the real estate boom happened and here we are….

What most people ignore is that as much as you may get shortcuts in getting approvals, you should never compromise on the foundation. Otherwise you end up losing everything.

The foundation footprint is weak because of low soil bearing capacity. That foundation was supposed to go deeper to the bedrock for it to hold the weight of the building. It is likely the geotechnical investigation was not done before the building was put up.

Controlled demotition is required. Foundation excavation wasn't deep enough or some sort of wetland environment exists there.
