More simple math on how housing prices are only going to go down from here. Affordability has collapsed. Prices have soared and incomes are flat.

Household formation has exceeded housing starts for 15 years and we are in the midst of the biggest transfer of wealth in American history. Location matters, but housing won’t collapse on average

Not collapse. It’s just not gonna go up. Flat to negative.

Only issue, LOW INVENTORY holding up prices

Yup. This will take years to play out

What we have witnessed in the past 4 years is controlled “Hyper Stagflation”. Once complete get ready for a mother black swan event to kick off a hard reset. This will force foreclosure on mortgage borrowers and award the Bankster’s life long slaves; the exact same situation as college student loans but on a mass scale.

The second home market, vacation properties and the like, will collapse most.

Which is why interest rates will be back at zero in a year...

What happened between 2019 and 2023? 1. Pandemic spending by the government/stimi checks 2. Fed moving interest rates and QE so that mortgage rates go from 4.5% to 2.65% (Jan 2021). 3. Fed keeps rates sub 4% to Mar 2022. 4. US government spending still above 2019 levels. 5. Now Fed moves mort rates above 7%. More government anyone?

And if add cost of Insurances, taxes, HOA & services, the cost of upkeep of the house at least doubled in the past four year
