Day 18 of my 30 Day Water Fast. LONG but IMPORTANT read. 💕💦 Last night at 4 AM, I made a decision—I wiped everything from my Instagram and TikTok that was posted before this fast started. Every video, every picture, every piece of content—gone. Why? Because I felt like everything I had posted before was created with greed, lust, anger, resentment, and bitterness. And just keeping those memories up was holding me back from the person I’m trying to become. If you truly want to change, you have to let go of the old version of yourself. You can’t cling to things that no longer serve you. I get it. You’ve seen this before. You’ve heard me say it a million times. And that’s why when someone in my chat said, “How many days do you guys give him until he crashes out again?” That sh*t hurt. Because I know my past behavior has given the world every reason to doubt me. But instead of waiting for me to fail, I think the better thing to say is: “I know you’ve fallen so many times, but I pray this time you truly stay consistent.” Because I truly do want to change. I hated who I was. And if I could erase every clip, every post, every trace of the old me from the internet, I would. But I can’t. That version of me will live online forever. The biggest thing I’m realizing during this 30-day fast? I don’t like selling my soul. I don’t like being on camera 24/7. I don’t like giving people the space to say whatever they want about me, in my own home, in my car, in my personal life. I used to feed off the hate, the anger, the negativity. I let it drive me. But now that I’m trying to live in light, that same energy is holding me back. Every step forward, I get dragged two steps back just by being in this space. And yeah, I know the irony of me saying all this while still streaming 24/7. But until I find another way to make a living, I have to do what I have to do. I said I was gonna complete 30 days live to prove I didn’t eat—so I’m gonna finish it, no matter how much I hate doing it. And yeah, I’m pissed off today. Doing this during Ramadan was the worst decision I could’ve made. Dry fasting all day and then breaking my fast with only water, black coffee, electrolytes, and green tea is insane. If I could do this again, I’d do it outside of Ramadan so I could at least drink water during the day. Sorry for the long read. Just had to get this off my chest.

before pumpfun livestream feature is updated, before my account goes big and before I got some money, before everything, there was this token the beginning was so small at that time(over 2 years ago) rug was still rampant and I thought like 'why wouldn't they grow their project bigger rather than rugging at 10k?' sadly I became one of them now but regareless of it, I launched it just for 100% fun with buying 1 sol and turned on camera at TG group just for fun too someone said, "yo bro you should keep doing this this gonna be hella huge" so I did it I still remember the 2 guys who carried the whole project with max shilling and leading community members: Noble(this guy was pretty mean to me lol but still he was a goat) and Cassius(actual goat) it was a pure joy I did a stream 24/7 even while I was sleeping at TG and people were having fun in here(one girl took off her shirt when I was sleeping and I fucking missed it 💀) and my big bro Tyrelle Anderson-Brown came into my coin and helped me with 2 sol. I still remember this thankful money. with this I ate a nice dinner with my gf I still don't know the reason(maybe money laundaring?) but it went 5M and at this day when I woke up and checked my trojan, THIS WAS THE FIRST TIME I HIT 6 FIGS IN MY LIFE and I didn't sell a penny because community was more important than money at that time here's a list what community did for me - bought me a new iPhone - bought me a new MacBook(these two were for a better stream - my PC and phone was trash) - funded me almost every equipment for stream - formed a team with 10-11 members and kept supporting me they even put my sleeping video at Timesquare, NY here's a video so how can I sell this lmao but sadly the coin goes up, the coin goes down too and this happened to my coin too it was sooo tough days but I kept doing my best and it ended from up 130k to making 3k only this project was like if someone asks me "what did you do in this year? can you answer to this question with confidence?", I will answer this coin with 100% sure and I just turned on livestream with this coin just for fun too was very good days

Before July 2024 we paid only 10% above ₹1 lakh & people stayed invested happily. Government hiked it suddenly & broke confidence. Roll back to 10% now. Raise exemption from ₹1.25 lakh to ₹2.5 lakh so small SIP guys with ₹10k-20k monthly build wealth without tax on modest gains. Foreigners pulled ₹1.6 lakh crore in 2024-25 partly due to this. Want them back? Stop squeezing returns & protect investors. 📊 Bring STCG tax down from 20% to 15% Jump from 15% to 20% in July 2024 was brutal. Short term traders pay 33% more tax now. Volumes crashed & retail participation dropped hard in late 2024. Less trading means poor liquidity & bad prices for everyone. Drop to 15% now. 1️⃣ I did everything I could for Ritual I made all kinds of contributions. For 8 months, I contributed to Ritual, but I am extremely disappointed with their system. I made 181 contributions on X, bought Canva Premium to design infographics, and sent almost 17,000 messages. Despite all this, I have been permanently ignored for 8 months. Two of my friends, Ashish.Base.eth (❖,❖) (230 contributions) and KUNDAN (150 contributions), are facing the same treatment. Because of this unfair and favoritism based system, I decided to post on Twitter to expose it. When we raised our voice after 6 months of hard work and 150+ contributions, the so called Indian community handlers and famous team members labeled it as FUD and continued ignoring us. 2️⃣ When we asked the Indian community handlers why we were not given roles after 8 months, they said: “We can’t do anything, the team decides.” But when we contacted the team or mods, they said: “Go back to the Indian community handlers, they will help you.” If these handlers and big mods really can’t do anything, then why are they even here? They are here to build connections This system has been making fun of me and other hard working contributors. 3️⃣ Now look at the people who received roles based on “quality contributions.” Everything is available with proof. One person (Yaneul) got a role with only 15 very low quality contributions (mostly food and event screenshots). He even got Ritualist with just 25 contributions. This clearly shows either connections were used or it could be a mod’s second account. Another person (placboeffect) got a role with just 9 contributions. Many people received roles at 35, 40, 50, 55, 60 contributions, while I had 181 contributions. This is what they call “quality contributions.” 4️⃣ Now decide yourself: Who contributed more? Who worked harder? People contributing for 8 months to 1 year are ignored, while others get roles at 9 or 25 contributions. Yes, we may have wasted our time, but we did work hard. 5️⃣ I didn’t want to come to X. but after contributing like a mad person and getting ignored, I don’t want to waste my time anymore. 6️⃣ I don’t know if the Josh (❖,❖) admin is aware of how mods and team are damaging this project Claire (❖,❖) she just help her country mates doesn't care about other people. 7️⃣ What’s the worst that can happen? They will ban me, and my 8 months of contributions will be wasted. There was never respect for real contributors anyway. If I had good connections with mods, I wouldn’t have struggled this much. here's how you can scale to 10k/month on tiktok shop with slideshows so most affiliates are stuck doing the same thing every day. film, edit, post, make like $60-80 in commissions. and the problem isn't effort, it's that your time is the bottleneck. you can't film 15 videos a day. so your output caps and your money caps with it. meanwhile there's a guy in canada who made $18k in his first two weeks. never filmed anything. never showed his face. never even held a product. canada doesn't even support tiktok shop, he's running us tiktok from there. all slideshows. and when i say slideshows i mean 4-7 images posted like a normal tiktok with a product link attached. that's it. someone buys off it, you get paid. making one takes maybe 5% of the skill of making a video. now here's the catch. tiktok gated the feature. most accounts can't attach products to photo posts, you'll get a "product links not available in photo mode" error. some accounts randomly have it. quick way to check: open tiktok studio on desktop (has to be desktop, mobile won't work), hit upload. if you see "videos or photos" you have access. click photos, upload your images, attach the link. if you only see video upload, you're not in yet. uk and europe are getting it randomly right now, us is only top gmv creators for the moment. check every day because tiktok doesn't tell you when you get it, the option just shows up. worst case you build the system now and execute day one when your account unlocks. because the people getting random access with no clue what they're doing are posting random images and making nothing. the format is easy, that doesn't mean it's mindless. the format itself is one thing repeated over and over: pain point first, product second. slide one hits an insecurity. back acne from the gym. car turning into an oven all summer. makeup that never sits right. the person scrolling sees it and goes "wait that's literally me." middle slides twist the knife a bit more. then "so i tried this thing everyone's using," show it working, before and after, and the last slide is just the offer. sale, free shipping, link below. done. that structure sells cold traffic. people who've never seen the product buy off one slideshow because you sold the problem, not the product. and here's the part most people don't clock when they're scrolling past these: none of it is real. the guy holding the ceiling fan doesn't own a ceiling fan. the back acne was generated onto the model. the smoothies were never made. it's all ai images. which kills every excuse at once. no face, no product in hand, no waiting on shipping, no country restrictions. the workflow is dumb simple. screenshot a slideshow style you like, drop it in chatgpt, say "make me 3x4 images in this style." then describe your pain point scene. couple walking to a car that's been baking in the sun, whatever it is. then grab the product image off the tiktok listing, feed it in, "now show them using this." repeat per slide. no fancy prompts, the reference images do all the work. two small things that matter more than they should. keep everything 3:4 or the mixed sizes make the whole post look off. and don't bake text into the images, add it inside tiktok. native text looks like a person posted it. baked text looks like an ad. people can feel the difference even if they can't explain it. if you want it to look even more real, take a photo of your actual kitchen or desk and only generate the product into it. real room, ai product. nobody can tell. for ideas, don't invent anything. steal structure, swap one variable. the number one post in the uk right now is a simpsons style slideshow about linen trousers. take that exact skeleton and run it with a sports set or summer shorts instead. same format, different product, suddenly it's unsaturated again. or take viral videos and turn them into slides. one guy took a viral video about a sink drainage thing, rebuilt it as images, and beat the original with 1.7m views. first week on the platform. the biggest edge though is going backwards. pull products that went viral 2-3 months ago, take the exact hooks that already converted millions of views, and rerun them as slideshows. nobody's done them in this format because the format barely exists. you're not testing ideas, you're re-releasing proven hits. then it just comes down to volume. no filming, no editing, no product costs means each post is basically free. so post 10-15 a day. most will flop, who cares. one will do 500k views in two days and when it does you remake it 50 times and drain it. every gated feature on tiktok runs the same cycle. early access prints, wide rollout saturates, then it's just another format everyone does. slideshows are still in the first part of that cycle.

I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. I just sold my startup Talknotes for $200,000 on acquire.com 💸🤯🤩💰🥳🎉 I launched it last August when I was looking for an idea I could grow with paid ads, and made a MVP in one week. I took it from $0 to $7500 MRR in just 11 months. 👉 Here is how I grew it from zero: 💡 Idea: I got the idea when I tried to write a tweet using Google Doc's transcription tool, but it was terrible. And I was pretty sure I wasn't the one too lazy to type. So I made my own solution, and Talknotes was created. The audience is pretty broad so it was a perfect fit for Meta ads However… ✅ Validation: My rule is to only reinvest what the project generates, so, no ads until I make enough cashflow ❌ Listing on startup directories + a few Twitter sales generated $700 after 10 days. Yes, it's not much, but more than enough to show there is interest in the product and tell me to keep working on it 🤩 I started adding the features users requested, but the launch effect started to wear off and daily revenues quickly went to $0 after a few weeks 🫥 I got depressed and almost gave up on the app... 😔 But luckily, my friends and Dan Kulkov pushed me to continue And I'm glad they did because In October, I launched on Product Hunt 😸 and it blew up 🤯 It got Product of the Day and reached $1500 MRR thanks to the media coverage 🚀🚀 Until then, everything was done using vanilla JS/CSS/HTML + Node for back end. It's simple and easy, but I saw the limitations, so I remade the app using Nuxt to make it easier in the future 🏗️ (thanks to @blackevilgoblin and Piotr Jura for the content/courses! Tim Bennetto as well for the basics!) After that, I took a break and then launched ads on Facebook. The strategy is simple: Catch people's attention, and show them how the app can help them improve their life. No need to over-complicate 🙅‍♂️ Making good creatives is 80% of the job when doing ads on Facebook, most of the technical stuff is done by AI now. Thanks to the boost in traffic, I implemented a feedback loop: 1) Get new users 👥 2) Learn to know them with the onboarding form 💬 3) Make more ads based on the data you get from onboarding 📝 And it completely blew up. MRR doubled in ~2 months However... In May, I had a bad burnout 🥵😩 Multiple bugs slipped into the app, and I had to spend 2 days fixing everything in an emergency while revenues plummeted. This completely fucked me up mentally and had a hard time working on the app after that ( 💀💀 So I decided to list it on acquire.com and made a Twitter post ( I listed it for $200,000, a pretty low price considering the revenues and fast growth. I could have gotten $300,000 if I accepted payment over time, but $200,000 today is better than $300,000 tomorrow for me. 🚨 The process went smoothly until we tried to use Escrow, which almost fucked up the whole deal. (details: I got extremely lucky because the buyer really wanted to buy the app, but this could have ended the deal. We had to wait over a week to get the money back from them, even tho they said they already refunded it. But luckily, after threatening them, they sent it back the next day 🙃 The buyer finally got the money back, I transferred every asset to him, and he sent me the wire. With the profit made from the app + the sale, and other projects, I'm 30% away from being a millionaire 🤯 With this amount, I can pretty much retire in Asia if I want to. But that's just the beginning, I’m going to launch new projects soon! 🚀 But before that, I need to take a real vacation and detox. My brain is completely fucked up by those last 2 months. I gained weight, and got brain rot from scrolling all day waiting for the acquisition to move forward 💀💀 Surprisingly, doing absolutely nothing is 10x more exhausting than working 15h per day 🥱 Now, all this might sound like an overnight success. It is not ‼️ This is the result of 7 years of failure and working like a madman. I launched over 40 projects in those 7 years, and most of them failed. But a few took off, and that’s all I needed All those weeks working 15h/day without weekends and vacation feels soul-sucking when you don’t see the end, but this is what took me there You only need to win once to snowball everything. No need to over-complicate 🙅‍♂️ Making good creatives is 80% of the job when doing ads on Facebook, most of the technical stuff is done by AI now. Thanks to the boost in traffic, I implemented a feedback loop: 1) Get new users 👥 2) Learn to know them with the onboarding form 💬 3) Make more ads based on the data you get from onboarding 📝 And it completely blew up. MRR doubled in ~2 months However... In May, I had a bad burnout 🥵😩 Multiple bugs slipped into the app, and I had to spend 2 days fixing everything in an emergency while revenues plummeted. This completely fucked me up mentally and had a hard time working on the app after that ( 💀💀 So I decided to list it on acquire.com and made a Twitter post ( I listed it for $200,000, a pretty low price considering the revenues and fast growth. I could have gotten $300,000 if I accepted payment over time, but $200,000 today is better than $300,000 tomorrow for me. 🚨 The process went smoothly until we tried to use Escrow, which almost fucked up the whole deal. (details: I got extremely lucky because the buyer really wanted to buy the app, but this could have ended the deal. We had to wait over a week to get the money back from them, even tho they said they already refunded it. But luckily, after threatening them, they sent it back the next day 🙃 The buyer finally got the money back, I transferred every asset to him, and he sent me the wire. With the profit made from the app + the sale, and other projects, I'm 30% away from being a millionaire 🤯 With this amount, I can pretty much retire in Asia if I want to. But that's just the beginning, I’m going to launch new projects soon! 🚀 But before that, I need to take a real vacation and detox. My brain is completely fucked up by those last 2 months. I gained weight, and got brain rot from scrolling all day waiting for the acquisition to move forward 💀💀 Surprisingly, doing absolutely nothing is 10x more exhausting than working 15h per day 🥱 Now, all this might sound like an overnight success. It is not ‼️ This is the result of 7 years of failure and working like a madman. I launched over 40 projects in those 7 years, and most of them failed. But a few took off, and that’s all I needed All those weeks working 15h/day without weekends and vacation feels soul-sucking when you don’t see the end, but this is what took me there You only need to win once to snowball everything. 🇲🇽 GUADALAJARA VS. MONTERREY 🇲🇽 Today Herminio asked me: "Genuine question bro, why do you like Monterrey over Guadalajara?" Well, let's dig in... I have spent A LOT of time in GDL, had my 3 kids in the city — I have NOT spent time like that in Monterrey But I'd still pick MTY Here's my best attempt to compare and contrast the two: 1. GDL and MTY are similar in many ways 5+ million in each metro, both cosmopolitan + modern in their own ways, both considered vital to Mexico's economy Food is a wash, as both offer elite restaurants and dining — medical care and hospitals are solid in both too The similarities could go on and on, sure I'm missing a lot But for differences that matter to me... 2. Nature + Outdoor Access GDL is not a city that offers much nature and outdoor access You've got Bosque Los Colomos, Bosque La Primavera, and Barranca de Huentitán inside the city That's pretty much it Then you have Lago de Chapala 45 min away and Tequila with the volcano hike around 1 hr+ in car MTY is wrapped in the Sierra Madre Oriental — mountains are the backdrop, not a drive away From San Pedro or Carretera Nacional, you're within 45 min of: - Parque Chipinque — trails 15 min from your door - Cascada Cola de Caballo — waterfall in Villa de Santiago - La Huasteca canyon — 20 min - Matacanes — world-class canyoning - Potrero Chico — one of the best climbing destinations on earth - Grutas de García — massive cave system - Santiago Pueblo Mágico — colonial town in the mountains - Presa La Boca — lake, kayaking, horseback And that's just the tip of the iceberg, there's great hiking around Monterrey and many homes offer stunning mountain views 3. Comparing the nice areas... San Pedro + Carretera Nacional (MTY): - Mountain-adjacent, you see the sierra from the kitchen window - Lower density, more green space - Carretera Nacional has newer housing stock and runs toward Santiago - San Pedro is basically a gated city-state with its own excellent municipal services and the richest per-capita tax base in LatAm to fund them You can buy or rent houses around the Carretera Nacional area for far cheaper than anything similar in the nice parts of GDL Zapopan + Providencia (GDL): - Puerta de Hierro / Andares is nice but it's upscale-mall energy. - Providencia is walkable — but you're in the middle of the city and it's not really lively - Parks only option for green spaces Both Zapopan and Providencia are apartment living spots, as renting a house in a gated community in either will break the bank 4. Safety — nice zones only, honest comparison San Pedro Garza García is consistently one of the safest municipalities in Mexico — Carretera Nacional corridor = same story Jalisco has CJNG headquartered in-state Providencia and Zapopan are more than fine on the day-to-day, but it's not getting better When I first got to GDL, you heard about a shooting at a mall or bar 2-3X a year, when I left we were hearing new stories weekly Similar overall, but I think SPPG + Nacional Carretera are a bit safer than Zapopan + Providencia 5. Weather with an * Yes, GDL has better average weather, as the "Eternal spring" climate is hard to top Yes, MTY has brutal summers and cold-ish winters But if you're wealthy enough to choose between San Pedro and Puerta de Hierro, you're wealthy enough to leave MTY for June, July and August In those hot months, you move your family to the beach for summer vacation If you couldn't do that, then yes, GDL has much better weather But weather stops mattering as much when you have some mobility Then the other 9-months of the year, GDL and MTY offer very similar weather ------------------------------------------------------------ I could go on and on here... My Honest Verdict: I had 3 kids in GDL and loved the city, all my kids were babies in GDL and I have incredible memories there, made many friends But if I were picking a Mexican base TODAY, knowing what I know now → San Pedro or Carretera Nacional No hesitation More mountains + nature, more top schooling options, somewhat safer in the nice zones Plus, it's closer to the US and the weather argument dies the moment you can fly to the beach for the summer Just my take... Don't shoot the gringo, errrrr messenger ;)
