What’s Behind the Trees I run local trails and dirt paths to explore. I don’t hit a pace target at my age anymore…not that there’s anything wrong with that. Remember. I’m training for life. But I love to explore new areas. I leave time to get lost and to find out what’s actually out there. The result has been a strange and consistent surprise — some of the most beautiful places I’ve ever seen are actually within a few miles of my house. Quiet creek crossings, ridgelines with views, and an amazing dam and waterfall (see below) I didn’t know existed. There’s a road I travel often only 100’ from the dam, yet you can’t see it and I’d driven past it for years without ever knowing what sat behind the trees. Although… my propensity to get lost on trails did get me in trouble in Costa Rica 😮‍💨…. And almost shot in rural Colorado. 😫 I would never have found any of it from the road. I found it because I was moving slowly enough to notice and far enough from any trailhead to be somewhere many people don’t go. There’s a lesson in this that applies well beyond running. The interesting stuff is almost never on the main path. It’s a quarter mile off the obvious route, down a trail nobody told you about. You have to be willing to be a little lost, a little uncertain about where the loop closes, a little later getting home than you planned. Endurance training gives you the engine to do that. An hour or two of easy aerobic work isn’t a sacrifice… it’s the mechanism... It’s what lets you wander far enough from the car to find the place worth finding. Go explore where you live (Except for a certain trail in Costa Rica and some rural roads in Colorado). You don’t know it as well as you think you do.

Good morning Oscar; I’ve been pondering on how to respond to these screenshots without context and eh; I am totally out of words. 1. Crown has been in school for EIGHT terms, you have paid for two and mostly on condition that you know where I stay, or act positive to your sexual advances or other random that fit your narrative then. Refusing to comply would mean no support. And that I was totally okay without financial support from you. 2. Don’t lie on my dad’s name like that. You almost broke my little brother’s hand fighting for crown in front of both of them. You have insulted my parents to their faces more than once and you are shocked that my dad isn’t besties with you. 3. Oscar, you paid that 1.2M after not talking to your child for a year. How are you shocked that she was in a different school and her school fees paid???? You sat in that meeting and said you are comfortable with crown in fort portal, she went to fort portal and then you got angry???😂😂 4. You can’t do the bare minimum like ask about your child’s school. You know crowns school, if you were intentional; you’d know that it is among the TOP THREE schools in fort portal. You can’t fail to consistently pay 1.2M for school fees, then refuse to pay 850,000 and then fight to pay 2.5M. How does that make sense??? 5. You have both my dad’s numbers, mom’s numbers, grand mom, aunty, twin brother. My dad told you, his home is ALWAYS open for you to visit your child. If you wanted to see your child, you would, but of course, please use me as your excuse. My family called for a meeting, you sat and agreed to terms that you couldn’t comply to thereafter and somehow I am to blame for your deadbeat tendencies?? 6. You want to have “full access” but won’t do the bare minimum to achieve that. You are angry that you showed up to my house at 10PM and no one opened? You are angry that you said “I love when you are sweet to me” because I was polite and I blue ticked you???? You are mad because I said crown needed consistency?? Be for real! 7. Crown used to call you, and you wouldn’t pick, she would reach out and never hear from you, you made crown pack a suitcase twice and wouldn’t show up and communicate. I don’t have to tell your child one single thing about you, never have, to her, you are a good person, she will make prayers for you, and ask God that one day you’ll call her, and yet, you never do that. 8. When I was still staying with crown, I welcomed you into my home, I even told you, I’ll make sure I’m not in the house when you are visiting and will come back after crowns sleeping hours. Just go, bond and do homework, put her to bed. You did that for three weeks, you then started showing up late in the night, not doing the homework, and being sexual. 9. YOU ARE A DEADBEAT FATHER!!!! The worst kind actually because you even have the audacity to try and make it look okay. I won’t be doing a back and forth with you, you are a very bad person. And No, I’m not happy that my child isn’t without her biological dad, but I’ll say this again, she is GOOD!!!! I work hard for that reason. My parents numbers will always be available if you want to visit or see her, you know my home where she is. But that said; you don’t pay school fees, you don’t offer support, you don’t check on her, you don’t pick her calls. I won’t be doing this back and forth with you, you are a deadbeat!!!! You can CHOOSE your HARD... - Struggle through a workout vs struggle to look at yourself & how unhealthy you've become - Struggle to learn a new skill vs struggle in a job you hate. Trying to see beyond your unhappiness, 'bad luck' & bad choices is confronting & can feel impossible...BUT it isn't!! It's possible! Not over night but gradually...taking ONE DAY AT A TIME! Be kind to yourself! Changing your mindset & working on overhauling years of negative thought processes is far from easy but in doing so, you'll reclaim your POWER & take back control of your own happiness. Choosing to go out into the sunshine to drink a cuppa (instead of staying cooped up indoors) won't make your problems disappear...BUT it gives you a few seconds of CALM to REFOCUS your thoughts & a dose of Vitamin D & fresh air, while feeling the warmth of the sun on your skin. Full Fine-tuning vs. Freezing Layers. Interact 👉 and == Full Fine-tuning == A real network has many — three layers in this example, billions of parameters in a production model. What does fine-tuning look like when you update all of them? That’s full fine-tuning: continue training every weight in the pretrained network on your new task. Every layer’s W gets its own ΔW. Nothing is frozen — every parameter is in play. Think of an MLP as a chain of prerequisites leading to an advanced course. Layer 1 might be Linear Algebra, layer 2 Probability, layer 3 Advanced Machine Learning — each one building on what came before. Fine-tuning is what happens during graduate study: the foundations are already there from undergrad, so you’re not re-learning. Full fine-tuning is reviewing every prerequisite to see what new topics have appeared and what discoveries the field has made since the last time you sat through them. Effective — but exhausting. This diagram shows the same three-layer MLP twice, side by side. On the left, the pretrained network runs on input X: three weight matrices W₁, W₂, W₃, each followed by a ReLU activation. Full fine-tuning gives the model the most freedom to specialize. Every parameter can move — and every parameter that can move must be stored. But not every prerequisite needs revisiting. The further you go back in the chain, the less the material has changed since pretraining — the linear-algebra basics under your computer-vision course are largely the same as they ever were. Last night I asked Claude Code to build me a simple script: pull on-chain data from Polymarket and sort wallets by win rate Nothing ambitious. Just wanted to see who is actually making money on 15-minute BTC markets The terminal finished in about 20 minutes. Hundreds of addresses, columns of numbers, nothing interesting And then 1 wallet caught my eye 200+ trades per day, consistent profit every week, almost surgical timing precision. I reread the line 3 times. A real person does not trade like this I fed the address back into Claude Code and asked it to break down the pattern. Half an hour later I had a full strategy reconstruction on my screen The bot (and it is definitely a bot) pings Binance and Bybit every 100ms monitoring volatility compression on BTC. When it drops below 0.08% it enters Up and Down contracts simultaneously at 25 to 35 cents each. A pure straddle. 1 side burns, the other flies to a dollar. At a 30-cent entry that is 3 to 4x per position And so it goes in circles. Dozens of times a day I sat there staring at it for about 10 minutes $13K to $25K in daily profit from a single wallet. Not a trader with intuition, not an insider with information. An algorithm that found a hole in market mechanics and methodically milks it You can check the trade history yourself: After that I went looking for whether anyone else is tracking this wallet. Turns out yes. Found a Telegram bot that tracks wallets like this and copies their trades automatically I connected it to the same address just to see if the entries would match what my terminal was showing. "consistency is key" talked about his "grind mindset" made a tier list video about matchups. created content about his journey. everyone in chat: "grind god, keep pushing" but nobody asked: why are you still here? 1000 games. still master tier. that's not a grind. that's an addiction. here's the brutal truth: grinding FEELS productive. you're playing. you're improving. you're getting better. except you're not. you're just busy. the highlights you post? that's 1 out of 50 games. the other 49? you're making the same mistakes. the same positioning. the same macro decisions. but the GRIND itself feels good. because grind = progress in your mind. virgin grinder: plays 100 games, reviews nothing, posts highlights, calls it a grind chad improver: plays 10 games, reviews every one, makes changes, climbs but the virgin FEELS like he's doing more. feels like he's working harder. feels like he DESERVES to climb. here's what actually happens: you play 1000 games without CHANGING anything. your brain gets addicted to the effort. to the routine. to the FEELING of grinding. What happens when Europeans find out how poor they are? The Europoor? Nothing. That’s what happens. Americans ring the White House every morning to ask what the GDP is today, the way the rest of us check the weather. The trouble is that GDP is what you get when you stick Jeff Bezos and a man sleeping in a Walmart car park into a spreadsheet and take the average. It tells you the country is rich. It does not tell you that a hundred million people inside it are quietly not. GDP measures how much money sloshes around. It does not measure whether any of it ever reaches you, or what sort of life you get to live once it does. It also, rather conveniently, doesn’t mention the bill. Because the whole American miracle is being run on a credit card that has been on fire since the Reagan administration. The federal government owes nearly forty trillion dollars. The households owe another eighteen. Car loans, student loans, medical debt, a mortgage the size of a small principality, and a Visa bill that arrives in an envelope you have to open with tongs. This is the country lecturing the rest of us about prosperity. This is a man pulling up to valet parking in a leased Lamborghini and calling himself rich because nobody at the table has yet asked to see his bank statement. Run any household like that and the bailiffs would be through the door by Thursday. Run a country like that and apparently you get to be on the cover of The Economist. And this is where the whole sermon falls apart. Because on every single thing that actually makes a life worth getting out of bed for, Europe wins. Not by a bit. By a humiliating distance. The food. The streets. The holidays. The pavements you can walk on without being flattened by a Dodge the size of a small barn. The cities built before the invention of the strip mall. The Tuesday afternoon that contains an actual lunch, rather than a protein bar eaten standing up over a keyboard. The summer that contains an actual summer. Pick any parameter that matters to a human being who is alive and would like to remain so in reasonable spirits, and Europe is ahead. Often by a mile. Sometimes by an ocean. So no. Europeans are not about to find out how poor they are. 🚨 Aurora Alert! 🚨 Hey everyone, a Coronal Mass Ejection (CME) from the Sun is heading our way, potentially sparking strong aurora displays tonight into tomorrow (Nov 7-8). NOAA predicts arrival of the CME around midnight UTC on Nov 7, but add +/- 7 hours for uncertainty. The CME we are concerned with specifically launched due to an M7.4 CME produced by AR 4274. In coronagraph imagery, a full halo eruption iswasclearly seen. This is how we know this particular eruption is coming at us. When it will hit and how strong it will be are not things we can predict until we see the shockwave detected by satellites close to Earth (ACE, DSCOVR at the L1 point). The forecast shows possible G3 storming, and there are multiple CMEs on the way besides the main arrival around midnight on Nov 7. There is also a coronal hole that may enhance and add additional complexity to the situation, affecting arrival times of the CME(s). Conditions need to align for the best-case scenario to play out. The CME needs to hit (most models have a high % chance of this happening, but you never know), and the Bz needs to be southward for some time for conditions to ramp up. The auroral ovals may expand to lower latitudes, and chasers above the 45th parallel may see auroras all night long. During substorms, the aurora "explodes" across the sky and becomes bright and tall. These explosive bursts push the northern lights higher in the sky, making them appear further equatorward. Hello Hugh Thomas , let’s do it one by one, sample by sample, stone by stone. Whenever an artificial stone recipe of mine reaches a certain stage that’s the results are comparable to the natural version I’ll send a cast sample to you (with its mold) to analyze. The first one could be this perfectly chiseled fake limestone cube. As you can see you can’t fit a razor blade between the stone and the cheap silicone mold from Temu. This proves my micro chiseling skills. The recipe is public, you don’t even need my cube, you could create your own - but you won’t. So I’ll send this cute cube to you. The “secret” recipe is: I started from wood ash lye, also called potash, or K2CO3, by slowly dripping water through hard wood ash. Hard wood ash from your fireplace, yeah. Then I added slaked lime, and the chemical reaction produced fine, molecular level CaCO3 particles, fine limestone floating in the liquid. FYI: the secret chemical reaction is, and was in the ancient times as well: K2CO3 + Ca(OH)2 = CaCO3 + 2KOH Yummy! Next step: I let the limestone particles settle, and poured the KOH, potassium hydroxide solution above (that also formed in the liquid, see above) into the kitchen sink as it is a very good drain cleaner indeed. I added water and poured it into the sink several times, trying to clean the slurry from the KOH. So yes, the cube is from almost pure limestone, CaCO3 - with some residual KOH contamination. The KOH contamination can be reduced infinitely, I just stopped after 4 rounds. (Pro tip: put the slurry into a filter bag and put the bag into a mountain creek for an hour.) The next step is filtering and pressing the remaining liquid from the slurry. Because it’s a wet mess at this point. Pressure is a key factor to success! At least one thing is accurate from the universal canon: no pressure-no stone. How do I know? By trying and failing a few (dozen) times. So I poured the white limestone slurry into a sock 🧦 and pressed and squeezed it by hand - and that was JUST enough pressure for the magic to happen 😮 It looks like nature/god is on our side, everything is working as it was designed this way. Then I put the almost dry limestone paste into this Temu mold. Fun fact: it still contains a lot of water which will eventually be pressed out as the crystallization progresses, so we’ll need to get rid of that water through a hole, a nub. But there is no hole 🕳️ on this Temu mold so I poured the excess liquid from the top a few times. Hardening time=drying time=crystallization time : 1 week. The important lesson I learned from this experience is as follows: I tried to understand why this sludge turned into hard stone, because, as we were told, IT IS IMPOSSIBLE, and my understanding is this: wood ash lye does two different magics in parallel for this to happen: 1. It magically contains the right kind of contamination to facilitate calcite crystal formation and 2. The incredibly high pH (remember, 2 molecules of KOH are produced from 1 molecule of K2CO3!) in the liquid boost the calcite formation even more. ———- My only request from you and your colleagues concerning this analysis is full, 100000% transparency. And be honest. I know something you clearly don’t: you have lost this battle already. We need the data fast, not in 4 years or something. Transparency means sharing whatever you find here on X, without scientific drama and pullbacks. We don’t need a 947 pages scientific paper. We need the results, the data only. If I accidentally tapped yours while scrolling, congratulations on the high point of your decade. Your hostile meltdown over a friend request was… honestly, a medical red flag. So I blocked you. Naturally, you slithered over to Twitter next (Screen Recording 2) because you were blocked on Facebook. At this point I’m thinking, “Why is this woman obsessed with me over a friend request?” I’d asked my friends if they knew you, they had no clue. I asked Aidan if he knew who you were. Aidan told me you were just a fan, a nobody. I asked why you’d send me these weird messages, “He has a lot of crazy fans and gets tons of crazy messages,” he said. And wow, did you prove that correct. I blocked you there too. End of story… until it wasn’t. Fast forward to June 18. I discovered you were sexting Aidan in April during a break we had. Your sleep schedule. Yet somehow I’m the one being accused of stalking YOU? Girl. You can’t even lie convincingly. over the weekend, i built an app that i sincerely hope you will never have a need for, but if you do happen to need a friendly, free, private mri viewer designed to make it easy for you to track tumor progression, you can try it here: here's the story: as some of you may know, last last september, my six year old daughter mira was diagnosed with an extremely rare brain tumor called an adamatinomatous craniopharyngioma, and since then our family has been doing everything we can possibly do to find a cure for her. we tortured chatgpt deep research, put together our own private research team, raised $1.4M and donated it all to Hankinson-Mitra Lab research thanks to $MIRA, explored every remotely applicable drug whether on the market or not, and even began working with md anderson to develop a personalized vaccine that we hope can lead to a more permanent cure unfortunately, we received the devastating news last march that the tumor has continued to grow since her initial surgery, and we had to start to consider more drastic options which would have seriously impacted mira’s quality of life. thankfully, with the help of dr. sabine mueller UCSF Benioff SF and the Hankinson-Mitra Lab at the university of colorado, in april, we started her on an alternative but extremely experimental treatment for this disease. to our unimaginable relief, her tumor has responded extraordinarily well to this treatment which combines tocilizumab (an arthritis drug that blocks IL6 receptors) with avastin (a colon cancer drug that inhibhits VEGF proteins). we know this, because mira gets an MRI scan of her brain every few months. and every time we get a new scan, the first thing we do is compare it against her last scan. so we have to find the matching weight of the scan, and then find the same plane, and then carefully find the slices of the scan where the tumor is visible, and then find the closest match to last month’s scan, then adjust the zoom, rotation, and brightness / contrast so they all look the same. we got pretty good at this. but it shouldn't be this hard. so i built last weekend using gemini 3 with some gpt 5.2 xhigh. you just import your DICOM MRI files (either zip, files or a folder), and you can align all of your scans across multiple dates instantly, just click and drag a rectangle around the tumor on any image, and it will use some very clever algorithms to automatically align up and find the closest matching slice from all your other scans, match the brightness / contrast, rotation, pan, zoom, and even shear to make sure the registration is as close as possible, and make it as easy to possible to compare tumor progression. it has a grid view so you can see all your scans for the same location all at once, and an overlay view so you can quickly compare two scans visually (by holding down the space bar to toggle quickly between two scans), along with tools to animate your scans both within the same sequence as well as over multiple scans to show progression. there is no server, it runs entirely locally on your browser - nothing ever gets uploaded and it's all open source: if you've found this useful, please consider a donation to the UCSF Benioff SF hospital foundation, who has given us extraordinary care over the past year or so:

This was filmed last Tuesday at Animal Rescue in Albuquerque, New Mexico. The man is Will Navarro. He's 38 years old. Marine Corps veteran. Served two tours. He's been in outpatient treatment for combat-related stress for the past two years. The dog is a four-year-old gray German Shepherd named Atlas. Atlas had been at Cornerstone for fourteen months. The file on his kennel was marked with a red warning label. Multiple volunteers had been unable to work with him. He growled at anyone who approached. Had snapped at a staff member during an early handling attempt. The rescue had quietly concluded that Atlas was unlikely to be placed and had been discussing next steps. Will's therapist, a woman named Dr. Okafor, had suggested animal-assisted interaction as part of his ongoing care. She'd contacted Cornerstone asking if they had any dogs who might benefit from calm, patient company. The rescue coordinator almost said no. Then thought of Atlas. She told Will's therapist exactly what Atlas was. Warned her it might not go anywhere. Dr. Okafor passed the information to Will and left the decision to him. Will showed up on a Tuesday morning. I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words.
