My next video features the More Perfect Union video, but I didn't get into the weeds regarding the New School study. But I'm glad you did.

Who'd have thunk that landlords that can't charge market rents for an apartment wouldn't have the money to renovate.

Jesse Watters does NOT understand how rent stabilization works in New York City. The rent goes up on rent stabilized apartments every year or two years depending on the lease. Most buildings with rent stabilized apartments are privately owned. No one gets any government money.

While Mamdani got his rent freeze on rent stabilized apartments, rent collections overall have been declining in NYC especially since Mamdani became mayor. John Ketcham joined me on my podcast to discuss why New Yorkers aren't paying rent anymore

If you're one of the more than two million New Yorkers in rent-stabilized apartments, I will freeze your rent. And we will build 200,000 new affordable homes, crack down on bad landlords, and lower costs for working and middle class homeowners.

The Wall Street Journal wants you to believe that rent stabilized apartments are sitting vacant because landlords can’t afford to repair apartments. The truth is that these landlords delay repairs for years and decades, and are now trying to force New York to let them rent at market value so they can make more money. We broke it down.

Nicole on tonight’s NYC Rent Guidelines Board preliminary vote. A 0-2% (below inflation) nominal increase for rent-stabilized buildings might be politically appealing, but risks exacerbating financial distress, deferred maintenance, and low vacancies.

The city has roughly 1 million rent-stabilized apartments, accounting for about half of its rental housing stock. But scoring one is so coveted that even mentioning it can “turn heads in rooms.”

Protests take place at Boyle Heights in Los Angeles, California against the Los Angeles Housing Department As you can see they chant 100% in Spanish making demands But there are real very serious problems at this housing complex The rent stabilized complex with 1,200 units at Wyvernwood Garden Apartments is not maintaining units for residents I looked into what’s going on and there are a lot of issues - Mold and fungus in bathrooms and ceilings - Cracked floors, broken fixtures, poor maintenance - Illegal evictions - Illegal rent increases - Reduction of services, which means amenities being taken away - The Housing Department is closing complaints without proper resolution Wyvernwood Garden Apartments ranks Number 5 on LA City Controller Kenneth Mejia’s list of the Top 100 Problem Rental Properties based on housing and code violation complaints Karen Bass and Democrats are supposed to oversee Wyvernwood Garden Apartments Democrat run agencies are directly responsible for all enforcement of rent-stabilized properties, habitability standards, code violations and tenant complaints Yet again, Democrats not doing their jobs but we California has record taxes

Excited to announce Unlock Our Housing NYC, a new coalition of tenants, housing groups, and property owners spotlighting the issue of vacant rent stabilized apartments. Digital and TV ads start running statewide today. In our first month we knocked on nearly 60,000 doors and signed up more than 6,000 advocates.

For millions of New Yorkers living in rent-stabilized apartments, this is a major victory. For the first time in years, tenants won’t see their rent increase while everything else continues to get more expensive. I support the rent freeze. Working people deserve relief. But there’s another side to this conversation. Many landlords argue that insurance, taxes, labor, and repair costs continue to rise. If those costs aren’t addressed, the concern is that some owners may defer maintenance, creating more deteriorating buildings and more pressure on housing quality. The real question isn’t whether tenants deserve relief. They do. The question is whether New York can protect tenants and keep buildings properly maintained. #nyc #ny #fyp #mta

INSANE 🚨 - 32% of public housing in New York City is occupied by people born outside of the United States - 44% of rent-stabilized apartments in New York City are also going to people born outside of the US - 88% of public housing in New York City is occupied by Blacks and Hispanics “88%… I mean, I can't even believe they provided these numbers. Like, and they have to be baking them, right? These have to be modest numbers for New York. This is just straight-up suicidal. And of course, everyone on the left wants you to think that white people don't pay their fair share.” - Imagine the drop in rent prices if 32% of public housing was reclaimed from foreigners through deportations - Imagine the drop in rent prices if 44% of rent stabilized apartments went to Americans instead of foreigners

There are two different housing markets in NYC. Nearly 60% of apartments in NYC are not free market. When you hear of $5,000 per month that isn’t the apartments that will get a rent freeze and in fact those apartments will likely see rent increases to pay for the rent freeze.

It’s the first of the month, a day that brings dread and uncertainty for so many struggling tenants. And for the 2+ million New Yorkers in stabilized apartments, this month means another rent hike — the fourth in a row under this Mayor. But change is coming.
