We could lose 3/4’s of restaurants and same percentage of retail - and still be wildly over saturated on both.

60% of restaurants close within the first year, it's a tough industry to get into. Most of the ones that survive that first year close within the next 5. I guess because of their notoriety, franchises survive longer than 1 off restaurants. I was in that industry for a decade.

The culture has changed, no one wants to go to these overpriced family feed bags that basically heat up factory prepared food. Independent restaurants have better service, atmosphere and food for similar prices, and are sized for their markets so they don’t have huge rent.
