$I genuinely think the Terafab is going to end up being one of the biggest moves ever made in human history to secure the future of AI... and I think most people still don’t fully see what Elon is trying to do here. The signs are clear to me. This is Tesla, xAI, and SpaceX essentially hinting to us that they are not going to wait on the world to give them the compute the team needs. They are going to build it themselves at a scale no one has ever attempted. When you really break it down, it gets a bit nutty. This is going to be a fully vertically integrated chip factory that will be producing over 1 terawatt of AI compute per year. This is NEXT LEVEL BIG. Today, AI is limited by chips. You can have the best models, the best engineers, the best everything... but if you don’t have enough compute, you will eventually hit a wall. Elon told us, the world can only supply a tiny fraction of the chips his companies will need. So this is the solution. Terafab puts everything under one roof like design, manufacturing, memory, packaging, testing, which means that they can build chips very fast.. like really fast. I'm talking about 100-200 billion custom AI chips per year at full capacity. Chips designed specifically for: • Tesla cars and Optimus robots • xAI models • Space-based compute You see, while other companies and CEOs are thinking Earth, Elon is planning for AI in space. Around ~80% of the compute is expected to go orbital, powered by solar energy bc Earth simply doesn’t have enough electricity. The U.S. grid is only about ~0.5 terawatts, while space has basically UNLIMITED energy if you can capture it. And this is the steps to get it: Starship launches → space compute → solar-powered AI → feeds back into everything to Earth. Bro... Elon and his companies are playing at a whole different level... And this is why I keep telling people that the Terafab is going to be the secret ingredient that will be the real unlock for everything: • Robotaxis at scale • Billions of Optimus robots • Massive AI models running 24/7 • Future off-world, other planet infrastructure Without these chips, none of this can happen... but with the Terafab, all of this becomes possible. That’s why Elon is calling it “the final missing piece.” I agree.$

OMG!!! May ganitong moment pala si Dustin with Direk Mae. Nakikita ko lang to Dati with her and Joshua Garcia. Konti man ang pakilig ng DB scenes sa LYSB, I will forever stand by what I said...I’m grateful this movie chose to highlight Dustin’s acting range. Hearing Direk Mae say that Dustin was great, that every emotion he showed was real, speaks volumes. Directors don’t say that lightly. They say it when an actor gives more than what was asked..when the emotions don’t feel acted, but lived. That alone is more than enough reason for me to believe he was right to say YES to this project. I’ve always said my prayer for Dustin is simple..that he works with people in this industry who will challenge and teach him. LYSB gave him that space... and you can see how it shaped him. This is the kind of project that doesn’t just add to a filmography... It builds an actor. And Dustin? He showed that he’s here not just to be seen, but to be taken seriously. I’m proud. I’m grateful. And I’m excited for what’s next...because this is only the beginning of something bigger. #DUSTBIA #DUSTINYU #BIANCADEVERA

Huge upgrade to loading speeds coming soon, especially with DLL-heavy codebases like UE! The primary reason PDB -> RDI conversion (or PDB parsing in debuggers more generally) is a big bottleneck in startup time is because they must be converted/parsed/loaded _serially_. This may seem surprising, since intuitively it'd seem like they can be converted/parsed/loaded/etc. in parallel. This is not true in the general case due to breakpoints, and how they relate to an API like `LoadLibrary`, and how it translates into debug events. When a debuggee runs `LoadLibrary`, the debugger will receive a debug event informing the debugger that the associated module was loaded. Any time a debug event is sent to the debugger, the debuggee stops running entirely. This is so that the debugger can make decisions about how the debuggee should proceed. For example, if I have a breakpoint on `foo.c:123`, that file name and line number can only be correctly interpreted (meaning resolved into code addresses) using debug information. The debugger only knows about that debug information from the PDB - without it, that file/line combo is meaningless. But importantly, the debugger cannot *resume* the debuggee until it has resolved that breakpoint - otherwise the debuggee may execute code which *would've* hit the breakpoint, *if* it were resolved in time. So, the debugger needs to ensure that all breakpoints are fully resolved before resuming. This is a correctness detail that everyone has to pay for, basically because `LoadLibrary`s are received one-at-a-time. Obviously, if it were instead an API like `LoadLibraries`, then the debugger could prepare all of the debug info in one batch before resuming - but it doesn't know what that batch would be, given just an initial `LoadLibrary`. This is unfortunate, because *generally* you are not debugging the code loading a bunch of DLLs, but the debugger can't really know that. (It is probably a good idea to provide a `raddbg_load_libraries` API at some point, so that we can resolve this issue on the debuggee side). In any case, RADDBG now resolves breakpoints much more quickly by avoiding 99% of debug info conversion work to do a common case of breakpoint resolution - you might call this "breakpoint disqualification". Basically, if a breakpoint is set, and we can quickly determine that that breakpoint's information (file location, expression, condition, etc.) *cannot apply* to some module's debug info - more quickly than doing a *full* PDB -> RDI conversion (which entails a full parse & a bunch of work) - then we can simplify the very common case in DLL-heavy cases: you put a breakpoint on `foo.c:123`, when 99% of the DLLs do not have any line info for that file, so the debugger can resume *knowing* that breakpoint will not resolve within that file. In this demo video, you can see I place a breakpoint that only resolves within the executable's debug info - it does not resolve within any of the 100 DLLs that are loaded serially. Within the `Modules` tab, you can see that as I run the target, most of the debug info is not loaded initially, even though the debuggee is running. That debug info is loading in parallel, as the debugger knows it does not need to wait for that debug info to be prepared for this breakpoint.

The Play-to-Airdrop campaign is airdropping MILLIONS $$$ and is starting in 2 weeks 💰 Introducing the INSANELY ambitious game AI Arena and how they are airdropping 8% of their $NRN token supply for their upcoming competition. Here's how to get your airdrop 👇 1. Play the upcoming AI Arena competition and win games (4%) 2. Refer people to AI Arena for the launch (4%) Pretty simple! Now where this gets fun is the game dynamics. AI Arena is a new genre AI game, that is similar to super smash but the twist is you train your character using AI 🤯and your AI will battle your character versus other AIs The skill aspect is being able to train your character using the AI the best. (check out the video for INSANE AI action, trained by apix🎮) AI Arena are also no strangers to success with their NFT floor prices at 3.25 ETH!!! The last thing is you will have to join 1 of 8 teams for the competition. You can sign up to any team you want, but only 1 team is announced so far. I will be playing & bringing BullRunBaron to a team unannounced as of now so lets connect if you are interested in teaming up for this new game format! NOTE: I am estimating millions of airdrop, but this is subject to the market fluctuations as $NRN token is still unreleased

OFFICIAL: It has been 134 days since the release of Totenreich, which is longer than the search for both Samantha's Drawing, and Gong COMBINED. With the release of s6 next week, it felt fitting to use our platform to get as many eyes on it as possible. As a quick disclaimer, just because things have been 'tested' does not mean it is not the solve. This post is also not an invitation to share your personal thoughts on datamining/leaks. This relic, by everything shown in the game files, can NOT be datamined: "Even in the current state of the game, relics are a lot harder to solve via datamining and ingame hack tools... For relics, only the sequential item ones (like Dancing Arnie and Agarthan device) are incredibly easy. Agarthan device with the helmet, radio, and mr peeks is actually the easiest. Dancing Arnie becomes hard due to it becoming a kill challenge for the lobster and you cant datamine that". Because of that, the leading theory is that the missing piece has to be something kill condition related, or player action related. Below is literally all of the information I could find on the belt that I thought was worth mentioning, to try and help the community solve this together. CONFIRMED: There is a magazine with a sticker of Mr Peeks holding a Geiger Counter that has a pickup interaction, and is located at the top of the lighthouse while you are picking up the Jotunn Star. This only appears in cursed mode, and appears without any relics active. Considering the only other grim relic (power switch) is solved, we know this mag fits in with the wrestlers belt in some way. The sticker comes directly from intel located on Paradox Junction. THEORIES: Treyarch Dev Tweet - One Treyarch dev tweeted out: "It feels very fitting this is the final unsolved relic given the reward... good luck" Coda Wallbuy Sounds - In a video, a user hears a distinct ding sound when buying ammo off of the coda wall buy in spawn. This has been difficult to replicate, but has been replicated by the original user. Disappearing Boxes - There are 7 boxes around the map that have a hit box, and disappear when hit/shot (they disappear fast with melee macchiato). Currently it is believed by the majority of the community that this is nothing Clocks - There are five clocks near Richtofen's office. Dataminers have said "The hour, minute and second hands are all separate individual models stacked on top of the base model. lol I mean it could mean something or it could just be nothing. Their design choices on some stuff is weird But it is a model without a script and isn’t setup to move in any way" Swordfish - The mag located at the top of the lighthouse is the same model of a mag from the Swordfish A1. Some people believe that is a hint for the swordfish being needed from the box in order to complete the relic. Here are links to a spreadsheet managed by one community member that has things that community members have tested directly. Feel free to look through it, and see if you have an idea that has not already been tested: If you are interested in hunting this with other community members, please feel free to join the Mystery and ZoneX discords, as many of the community is hunting throughout there regularly. You can also feel free to comment under this post anything you might have found interesting.

So much of my time here I have spend dreaming. Dreaming for the day that has now arrived. For years I spend my days grinding to fulfill a promise made by a 25 year old right after having the biggest night of his life. Midnight夏季Breeze sold out in 30 minutes. And for someone who had less then 5000$ in the bank, suddenly making 1.5 million dollars was kind of insane. Euphoric I said "v2 will come for those who hold a breeze" Little did I know how much that single promise would affect my life. I have spend majority of my late 20s painting this world. And been very critical of what this space is about. I wanted to be a voice you could rely on. Someone that shows up, is approachable, but also be the change I'd want to see. Everyday looked the same for me, make coffee, walk dog, turn on pc, paint until dinner, walk the dog again. I sometimes quite literally went insane. The pressure was high. I had to make this project real. And there was always so much to do. Art direct, animate, color grade , composite, 3d , sound effects , music, development, management like countless hats to wear all the time. The Vision however, called me. There was no way I was gonna give up, or quit. Though every vibre in me wanted to. My health , my personal life, they demanded it. But I did not stop. And that persistence has let to today. It has let to an industry that doesn't care. A timeline that can only talk about something if its $ related. And a world that is more chaotic then ever before. And amidst it all, I fulfilled my promise. Fragments of the Lonely Road is here. And I do not think you will ever understand what it means. But, I do know, that this art. This project. This vision. It has been worth it. So now, if you made it all the way down here. I want you to rally. I want you to make noise. I want you to share with the world what this is about. I want you to be the storm that says, "shit can be different". And I will be the wave, and show, why that's the case. GM. STAY BREEZY AND... (you say it in the comments!)

Baby talk vs “parentese” - what’s the difference? Often in my replies I see parents explaining why - as a method of promoting language acquisition - they never use “baby talk.” I generally agree with this sentiment, but there are some important distinctions to be made here. If by “baby talk” you mean using cutesy nonsense words (like wa-wa for water or ba-ba for bottle) you’re on the right track. There’s no need for you to make up incorrect or overly simplified vocabulary on your child’s behalf. Use real words, even if your child isn’t quite ready to do so themself. It’s how they learn. But sometimes I see confusion between “baby talk” and what is known as “motherese” or “parentese” - which isn’t nonsensical, but simply slower and more varied in intonation. (Think of Ms. Rachel’s sing-songy voice.) And this isn’t something you need to shy away from at all. In fact, research suggests that parentese - with its prolonged vowel sounds and expressive facial expressions - can be a social hook that attracts children’s attention, encouraging them to attune not only to the language to which they are being exposed but how it is produced. Importantly, it’s complete and grammatically correct… just a little more performative than you might use elsewhere. This lovely video, shared to IG by tommypadula, is a nice example. Everything mom says is 100% correct… it’s simply exaggerated in ways that are clearly capturing her daughter’s rapt attention. Just look at the smiles and eye contact it’s attracting. This isn’t baby talk. It’s parentese. And it’s fantastic.

🔴IMPROVE YOUR SUPER COUNTER🔴 I will refer to you the host as player 1 and friend as player 2 Step 1 - Invite friend to room and create a private match Step 2 - Make DP teams, equip Max health and ki recovery to all your character for this match. Step 3 - To initiate training player 1 should approach player 2 and charge melee attack (smash attack it’s called in game) As demonstrated on this video, also note you have 2 assault vanishing attacks not including lightning attack which would be (O on ps5) per assault combo string. Player 2 can try and super counter that first charged attack and if he fails he’s got another 2 chances at super counter after you follow up the next two vanishing assaults. Step 4 - Flick Up followed by rush attack (⬆️+🟪) so UP first than SQUARE almost simultaneously but fast! on hit. It sounds silly that it has to be on hit but it is literally how it is done so (same time you get hit is the time you input ⬆️+🟪) Step 5 - Never break this rule: you and your friend can only damage each other with successful Super counter. A little tip to reset the vanishing assaults mid vanishing assault combo sequence. - So say player 1 has connected a charged smash and a(1) vanishing assault, And player 2 did not succeed in executing super counters, what should happen next is player 2 should vanish the 2nd Vanishing Assault of player 1 by pressing (🔴) instead of attempting Super Counter (⬆️+🟪), and once player two knocks back player 1 with a successful 🔴 counter player 2 should now press 🔺to do 2 vanishing assault combos, whilst player 1 attempts doing (Super Counter), and if player 1 fails to super counter the first vanishing attack player 1 should press 🔴 on the 2nd attack, now making it so that player 2 has to attempt super counter.. 😭😂💀 I know complicated but it really isn’t. The entire battle can be of you two simply super countering each other! Me and my friend did this for a few hours to build muscle memory and reaction speed because what’ll notice is you have to be fast to react to super counters or else you will take tons of damage. Also I can’t tell you how satisfying it is to perform these. My friend Erci was like: Goku come on man you’re the MC this is cake for you DO IT!! I was like: I am the son of of the prince of all Saiyans you can’t touch me GOKU 😈😂😭 we were talking mad trash to each other. I love this game ❤️ Good luck labbing and see you all tomorrow for a fun dual stream on twitch and YouTube 🔥💪🏾

🚨 WARNING: SOMETHING BAD WILL HAPPEN IN 48 HOURS!! Today, Axios and other sources confirmed: "The White House expects a final response from Iran within 48 hours." Trump also confirmed that the deal is "VERY POSSIBLE." But he added one phrase that changed EVERYTHING: "IF THEY DON’T AGREE, WE WILL START BOMBING." If you hold any assets: - Stocks - Crypto - Bonds - US dollar You MUST read this post before it’s too late: Despite Trump’s optimism, the devil is in the details, which make signing almost unrealistic. NUCLEAR ULTIMATUM The US demands a full transfer of enriched uranium stockpiles to the States and the shutdown of all underground facilities. For Iran, this is equal to total capitulation. That’s why Abbas Araghchi and Khamenei can’t approve it right now. ISRAELI Israel insists on a "Libyan scenario" (complete disarmament), which Tehran will never agree to voluntarily. Markets are currently pricing in a PEACEFUL OUTCOME. That’s exactly what makes them extremely VULNERABLE. On deal expectations, Brent oil dropped to $102. BUT if, in 48 hours, instead of a signature, missiles start flying, we’ll see an instant vertical move to $140-160. Because a blockade of the Strait of Hormuz will resume. JUST IMAGINE: 160 PER BARREL. Gold and silver will spike ABNORMALLY at that moment. Investors do not believe in long-term growth and fear an inflation shock. The stock market right now is holding on by a thread. A deal failure will trigger a wave of liquidations, as hopes for Fed rate cuts (which are only possible with cheap oil) will instantly evaporate. If Iran rejects the terms, which is most likely given the harsh uranium demands, the 48-hour window will close with the start of a MASSIVE ESCALATION. This sounds SCARY, but I will keep you updated on everything here. When I rotate money, I will post my moves here so my FOLLOWERS can SAVE their money. Follow me and turn NOTIFICATIONS ON, as I will share my strategy soon. Many will regret not following me earlier...

When you put two and two together you figure out that the smaller craft we have been seeing are the scout crafts. 👀 That means biggest ships are coming…🤯🛸 This one looks like one big ship and you can almost see the outline of it, the camouflage is insane but you can definitely see the silhouette of a craft. The only reason for them to be here is to show us that “They” are here and present. It’s also to show that there is nothing to fear because they are not attacking, just monitoring. This was most likely due to the rising tensions and potential for nuclear ☢️ war. They did the same in WW2 and most likely did the same before as well. 🚨 BREAKING: Secretary of State of Marco Rubio has just stunned the world, launching a plan to DESTROY the International Criminal Court (ICC) threats to American sovereignty Marco just confirmed it: NO GLOBALIST JUDGE HAS ANY AUTHORITY OVER AMERICANS, "international law" has NO EFFECT in the USA 🇺🇸 "As we speak, the ICC and its friends are waging a war against our country, not with bullets or missiles, but with statutes and compacts and the force of so-called international law!" "They believe that they should be in charge of YOUR laws, of YOUR country, YOUR life, and they don't care whether or not you agree." "Halfway across the world, there's an institution that calls itself the International Criminal Court. Maybe you've heard of it, maybe you haven't. The chances are you don't know the names of its judges, of its prosecutors, or its president!" "It was a global tribunal staffed by unelected globalist bureaucrats who claimed their power is almost unlimited. The danger of this global court has only continued to grow." "It threatens every aspect of our political and legal system. Border Patrol agents removing violent criminals from our country, American Marines risking their lives to defend our homeland, prosecutors working to dismantle terrorist plots to attack and kill Americans." "If we stand idle, all of them would be at the mercy of foreign judges thousands of miles away facing the constant risk of prosecution and even imprisonment for the so-called crime of defending their own country." "The American people never agreed to any of this, and they never will. Read the words of our Declaration of Independence. We fought a revolution against a foreign power transporting us beyond seas to be tried for pretended offenses!" "Independence is our birthright. We will never let foreign bureaucrats take that away from us. This administration will not sit by as the ICC and its allies seek to threaten our people." "If they believe they can deprive us of our sovereignty, we will teach them the full meaning of American resolve." BASED.

🚨 WOW! Attacks on Ukrainian Ports: A Very Notable Observation... A very notable observation. Just now, the Russian Ministry of Defense has reported that two more cargo ships, traveling from the port of Chornomorsk to the port of Odesa, have been struck by our drones. Thus, the number of ships hit in the past three days has risen to eleven. But that's not the important part. What's important is the route they were taking. And also, the morning news that a tanker, also traveling from Chornomorsk to Odesa, was hit by our drones yesterday. Why is the route so important? Let's look at the map. It's obvious that coastal shipping between Chornomorsk and Odesa makes no sense. The distance between the ports is only 20 km, and it's much easier to transport goods by rail and road. Therefore, the reason for this sudden influx of "civilian" ships from the port of Chornomorsk to the port of Odesa is different. And I believe it's all because Kyiv is very afraid of our attacks on the ports. They understand that if this continues, they will lose their last access to the sea. And, as the past few days have shown, they clearly don't have enough air defense systems to protect themselves. Therefore, as a hypothesis, I suggest that they are moving everything they consider important to the port of Odesa, in order to try to organize air cover for their own ships there. Why do I say "their own" and not "foreign" ships? Because Kyiv, like us, has its own "shadow fleet" of ships that are supposedly foreign-flagged. These ships have been converted into... carriers of Bayraktar drones, and other types of drones, etc. And these ships are now our main target (for destruction). This will sharply complicate the enemy's ability to attack our facilities using drones. And incidentally, we are indeed depriving the enemy of access to the sea. So that they can no longer receive not only military supplies, but also civilian goods through the ports of the Odesa region. Plus, they won't be able to export their own products. As I say in such cases, "UKRAINIANS, LET'S ALL SAY THANK YOU TO MR. MADJAR FOR WHAT WE ALREADY HAVE AND WHAT WE WILL HAVE." And there will be a lot more to come. Because we have only just begun to respond.

I've bought over 30 RV & MH parks in the last 5 years. Lately? 2 per month. Want our playbook? Here ya go: How to buy a small, off-market mobile home or RV park that can 2x your money in 1-2 years, in 5 steps: 1. Pick a city in a red state. The two biggest factors: Crime & unemployment rates Crime: CrimeGrade . org Unemployment: SimpleMaps . com Cities with 3k - 30k people are best. This is the sweet spot for enough population & not to much competition. You want parks with almost no web presence & little to no reviews. A DG nearby is great. Walmart is better. But remember, “if no DG, it ain’t for me.” If there's a Whole Foods you ain't getting a good deal, I promise. Growth rate is good too, but #3 to the two above. Don't worry about the path of progress as much as other asset classes might. 2. Find the leads Get on Google Maps and search "mobile home park" in your target area(s). Avoid NY & CA (not landlord friendly). Make a Google sheet of the leads & use Loom to record your screen. Spend 30 mins doing this. OR, use something like Outscraper to do it for you. Be warned though, that if you don’t do this yourself the scraped results may not be as accurate. If you’re targeting a smaller geographical area I would do it by hand. If a whole state, use software. You’re looking for phone numbers. Use SearchBug . com to see if cell or landline for pennies. Or Phone Validator Go to Upwork and hire a virtual assistant to keep doing this for you, assuming you are targeting a larger area. They will cost around $4/hour. Use that same Loom link in your posting so applicants can see what the job will entail. When working, Loom it! You’ll never know when you’ll need it. When in doubt, Loom it out! More leads = better deals. 3. Call the leads Call up the owners and be real. Don't talk about any accolades. He doesn't care and it will only hurt you. You're a hard working country boy. You have a wife and kids (I hope you actually do). Are you a democrat? Don't tell the owner. (Sorry, democrats). Here's your general pitch: "I'm not a broker, I'm just looking for some good real estate and don't want to waste your time with a lowball offer. I can pay cash and close fast" Tell him about your wife and kids and what you do on the weekend. Most importantly, LISTEN. He's going to talk your ear off. This is a good sign. 4. Ask the right questions Ask him: How many pad sites? How many of those have a unit on them? How many of the units are RVs? (It's common for there to be a mix of MH/RV) Any single family homes on the property? Rent? Are the units park owned or tenant owned? (this is key) If a mix, what's the mix? Park-owned homes you have to maintain. AVOID AT ALL COSTS. Tenant-owned homes are key (lot rent). This means you only rent out the land and underground infrastructure. Depending on the state, sometimes you can sell back or give away the park-owned units to the tenants to absolve yourself of maintenance. Check the laws! You'll command half the rent but enjoy 90% less hassles. $250 - $350 is common lot rent in the midwest and SE. What's the occupancy and rental amount of each type of unit? Any outbuildings on the property? Septic or city sewer? If septic, conventional or aerobic? Sewer is best. Septic isn’t a deal breaker but you REALLY want to have it inspected. If there’s a lagoon or wastewater treatment plant I want you to throw that phone as far as you can, block their number and never speak of it again. Within city limits or no? City limits are best but rare. Outstanding municipal or zoning issues? How much is insurance? How much is landscaping? Asphalt, cement or dirt roads? Condition of the roads? Any drainage issues? Is there a manager? What do you pay them? (Best if no manager) Any pending litigation? What are total collections? How do people pay rent? How many are delinquent? What condition are the units in? Do you have a lien on the property? How long have you owned it? 30 or 50 amp? City maintained streets? City water or well? City is best. Keep in mind, that’s a lot of questions to ask. You have to feel it out, if he’s being standoffish, don’t keep pushing, just call back. This isn’t a used car lot, this is a relationship you’re trying to build. Don’t try and close on this first call. The key question: "If we were to make a deal, what's a ballpark offer you'd expect?" NEVER anchor him with the phrase "bottom dollar." Using the word "ballpark" keeps numbers loose. Whatever number he says, you want to pause and hem and haw over it. Embrace the silence and awkwardness. Back to car sales, they call this the “silent walkaround” when valuing a trade-in. Don’t say a thing about the asset, but point out the flaws with your body language. Touch the dents and scratches as you pause. Do the phone version of this. Tell him you'll get back to him tomorrow. Thank him profusely for his time and congratulate him on the park he's built. 5. Underwrite Before you do anything, check with the city to ensure the park is in good standing. Get that in writing. Don't trust the seller. Buyers are liars? So are sellers! Now's time to crunch numbers: What's a cap rate? The net operating income of the park divided by the price you'd like to pay. If you want your money back in 5 years and you're willing to pay up to $1m, you need $200k net profit per year. This is a 20% cap rate (20 cap). It's aggressive but possible on a smaller, rural park. (Yes, it really is, even in 2023) You probably won’t find a park that big in a small town for a good price, though. Start w/ a smaller park & higher cap rate. More room for error. $300k - $1m purchase price. First do some market research: Remember all your leads? Call competing parks as a potential tenant and ask what their lot rent is. Put this in a spreadsheet to get average lot rent & park-owned home rent. Keep in mind many of these parks will be undercharging as well. It's common to find parks charging $100 that could charge $250. When calculating cap rate BE CONSERVATIVE. Don't count on 100% of people staying if you increase rents, even though most will. Use $190 to be safe. Shoot for a park that will net $100k/year after rent increases that you pay no more than $600k for. It’s hard but not impossible. Or maybe you find a $30k/year park to get your feet wet. At least you're in the game. The more leads you scrape, the better chance of finding this park. Shoot for as much seller financing as you can get. Finance the rest with friends/family or savings. Once you find this park, get it under contract. Use a standard, simple real estate form that you can find on your state's real estate commission website. Texas' is called TREC. Yes, get it under contract before seeing it. Put down earnest and option money, and then go see it. Don't dress like a city slicker. Be personable and be willing to stay a while and BS. Drive a Tesla? Rent a truck. Drive a Prius? Just quit. Inspect the condition of the units, even if you aren't buying them Crappy units = more tenants willing to abandon them. And they aren't cheap to remove or move. Verify everything he said on the call If all looks good, start on the inspections: Septic or sewer lines SFH home inspection. Check with the city for outstanding issues or litigation Check for liens Wastewater treatment plant? If so, abandon ship! Electrical infrastructure Use professionals for all of these. Ask for: Rent rolls. They will likely be handwritten, that’s ok. Bank statements. Ask to speak to a few tenants to get their experience. Inspect their lease. Ask for vendor invoices or history of payments. Ask to speak to vendors. At some point before you close, list the property on Craigslist, FB Marketplace and Zillow. See how demand is for vacancies. If all still looks good, close on the property. 6. Post-closing strategy Meet all the tenants in the evening, they're at work during the day. Shake their hands. Tell them you want their experience to be amazing & you want them to stay Give them your number Ask what can be fixed If fixes are cheap, do them ASAP Tell that tenant once fixes are made. Address them by name. Clean up the park. Hire a tree guy to clear out low hanging branches. Do some simple landscaping. Find the tattletale in the park and get all the dirt. Who are the druggies and abusive husbands? Get them out ASAP if you can. They are much more expensive than the temporary vacancy hit. Fix potholes and drainage issues. ADD VALUE. Show you care. Wait a couple months before making any changes. Bring lot rents closer to market. Be upfront about this. They will understand if they've been getting a deal. Give people 2-3 more months' notice to give them time. Keep renting out vacancies at new price. This isn't self storage. You won't raise rents yearly. Don't be a jerk. Let them know what to expect. Once rents are raised and park is stabilized, you are 9-12 months in. Search Loopnet for the most active MHP brokers Hire the best one & pay what he or she commands. Sell on the market for 7-10% cap You've just 2-3x'ed your money. Rinse & repeat. I have done this over many times. Not all of my deals were bangers, but most were. THERE ARE STILL DEALS OUT THERE. There's a lot of fine print, and things can and will go wrong, so don't be dumb. Do your own research. Not everything can be explained in 1,700 words. I'm hosting a live, free webinar this Tuesday to cover this stuff in more detail. Including: 1. How to do everything above in more detail 2. How to ETHICALLY wholesale deals like these if you can't afford to buy them. 3. What hard questions to ask GPs of parks like these (like me) if you want to invest in them. 4. Live Q&A with me Comment below and me or my assistant Kelly will DM you the invite link. See you there! Or just follow me Chris Koerner for more RV/MHP content.

What's happening in the Strait of Hormuz Every escalation of the military-political situation around Iran is accompanied by numerous rumors and speculations about the blocking of shipping in the strategically important for the global economy Strait of Hormuz. Yesterday, the Iranian IRGC Navy broadcast a radio message about a complete ban on shipping, and the US Department of Transportation called for leaving the strait and adjacent waters. Later, the IRGC softened the rhetoric, stating that the strait was closed only for Americans. According to the latest reports, passage through the strait is allowed only for Iranian and Chinese naval ships. Such statements need to be confirmed by actions, and probably the first step on the path to a blockade was the defeat of the oil tanker SKYLIGHT, which was heading from an Iraqi port under the Palau flag. According to various reports, the ship was attacked by drones or missiles, and a fire broke out on board. At the moment, the tanker is anchored in the Persian Gulf near the coast of the Sultanate of Oman. It is reported that the crew was evacuated, as evidenced by the presence of a rescue boat nearby, from which footage of the fire was taken. It's worth noting that this tanker is on the US sanctions lists for transporting Iranian oil, but this does not mean it belongs to Iran. It's a classic "shadow" ship, operating under a "convenient" flag in the interests of whoever is currently paying. When reading reports on maritime events, it's worth remembering that this information is written and disseminated by journalists and bloggers, many of whom have only seen the sea in pictures, and none of whom have ever worked a single day on a ship. The Strait of Hormuz is not a road where you can put up a barrier, nor is it a field that can be carefully mined. The width of the Strait of Hormuz at its narrowest point reaches 40 kilometers, and at its widest point it is almost 100 kilometers. Of course, these figures are not so high given the depths, and theoretically, Iran has the military-technical capabilities to, if not stop, then seriously damage international shipping. However, it's highly doubtful that under the current circumstances, the leadership of the Islamic Republic will decide on radical actions, such as those that went down in history under the name "Tanker War". The lessons of those events showed that attacks and seizures of international ships could not stop traffic and did not collapse the global market, but they did turn many previously neutral states against Iran. Including the USSR, which was forced to send a fleet of warships to the Persian Gulf to combat the newly emerged piracy. We would also like to ask our bellicose authors to be less gloating and rejoicing at the news of burning and sinking ships. On each of these ships, sailors are burning and sinking - innocent citizens of Russia, Ukraine, India, the Philippines... and many other peaceful men and women, forced to work at sea to support their families. A reserve sailor, specially for the project wargonzo UPD: Iran does not intend to block the Strait of Hormuz at the moment, said the head of the Iranian Foreign Ministry, Abbas Arakchi, to Al Jazeera. everyone's sharing motion graphic videos that Opus 5.5 made, and it's genuinely insane everyone says they created it with "one prompt", but my one prompt video looked mid so i went through a bunch of these videos to see how they were actually made, and found the workflow that works here's how to generate pro level motion graphic videos w/ opus: 1. get reference videos to direct from -> pick 1-2 videos whose style you want and tell opus to match them. naming a style works way better than describing one without a reference, opus falls back to its default look: centered text, gradient background, everything fading in that's why so many of these videos look the same. a reference gives it the pacing, the type and the transitions to copy 2. install HyperFrames or Remotion so opus can build the video both let opus write every scene as code and render it straight to mp4. no video editor without one, opus can only describe a video or hand you a rough html page you have to screen record with it, every frame is exact, and when you ask for a change it edits one line and re-renders instead of starting over 3. install 21st for high quality components in the video real buttons, cards and UI components made by design engineers, instead of whatever opus invents on the spot without it, opus draws your product UI from scratch and it looks off. wrong spacing, placeholder boxes, fake-looking buttons anyone who's used good software can feel it in a second, and the whole video reads as cheap 4. steps 1-3 were context + setup. now dump all of it into opus your brand (logo, colors, fonts), screenshots of your real product, the reference video, and a quick braindump of how you see the video then ask for 3 storyboard variants without this, opus guesses your colors, your font and what your product even does. the video could be for any startup with it, it could only be yours. and 3 variants means you pick a direction instead of fixing the first idea it had 5. pick the storyboard you like ask for one still frame per scene before anything moves. fixing a storyboard is way cheaper than fixing a render without this step, you only find out scene 4 is wrong after the whole thing is animated, and every fix means re-rendering. a still frame takes seconds to change 6. let claude cook then give notes like a director: "slow every zoom to 0.7x", "hard cut here", "push in on the button" without notes, the first render is usually 80% there, and that last 20% is what makes it look pro. vague notes like "make it better" get random changes. camera words get exactly the change you want everyone has the same model. the context you give it is what makes it look pro let it cooookk

One thing I can't stand about normies (antis and tourists) who hate on anime/Japanese art/smut is how they openly goon to characters like Raven and Starfire, let me remind you: Raven (Sladed) is from the show called Teen Titans... she's a teenager aka a minor but nobody cares, people call characters like Rebecca (Cyberpunk) "Lolitas" because she's SHORT despite the fact she's 20 years old (an adult) meanwhile they openly goon to characters like 2B (NieR: Automata) 2B is 3 years old which utterly shuts down the "3000 yo dragon" (false gotcha) meme. That's when you realize that literally all these people care about is looks, they're the type of people who watched CREEPY AF films like Poor Things (2023) where a mad scientist (Godwin) put a fetus/newborn baby brain into an adult body (Bella) I don't even want to go into detail (I have not seen it) but "Bella" ends up discovering "adult pleasure" operating under their own logic I bet you these people would think its okay because all they would see is someone who LOOKS a certain way. (you have zero knowledge of the procedure) And that's the IRONY of it all—the term "Lolita" is a direct reference to the infamous (highly successful) novel Lolita (1955) in which a man becomes infatuated with a young teenage girl—(regardless of how you feel) the entire term is MISTRANSLATED, the actual definition is something like "cute, elegant, doll-like etc." likewise the term "Lolita Complex" just means "guys with a specific type" it DOES NOT refer to age itself but Fashion/AESTHETICS. (Google Search: Gothic Lolita) (there's your proof) Note: The term itself is very similar to Oedipus/Electra complex—just because you have a "mommy" or "daddy" thing, doesn't mean you're going to bang your parents (that's insane) 99.99% of people with weird/taboo kinks/fetishes are just pervs who never actually do anything bad—the entire anti/tourist argument falls apart. EXAMPLE: Netflix actually asked Studio Trigger (Cyberpunk 2077 animators) to "Remove Rebecca" from the anime because "she looks too much like a kid" and in response the studio replied "Loli must stay," this wasn't because Rebecca was a kid (20 yo adult) its LITERAL PROOF that the term Lolita isn't necessarily about age, its about AESTHETICS, body type and LOOKS—not Western bad faith interpretations—the Japanese invented these terms. I cannot stand this entire "argument/debate" (its based on false premises) many anime fans, cartoon watchers, gamers (and people in general) have been engaging with different media/shows/characters since we were little kids ourselves (ex. how many people still like Misty?) because at the end of the day these things are FICTION I do not care about FICTIONAL CHARACTERS, that being said, even IF you feel strongly about this subject—IT STILL MUST BE DEFENDED FOR ONE SIMPLE REASON. FREE SPEECH. Freedom expression REQUIRES you defend things even if (especially if) you find them morally ABHORRENT "disgusting" or wrong—I know it sucks, but art, expression, speech, religion, assembly, press etc. were all enshrined in the US CONSTITUTION for a REASON, look no further than countries like the UK for what happens when YOU give a SINGLE INCH to the Government in what you can and cannot express, say, paint, draw, make, etc. You get hell on Earth, you get arrested for buying an anime pillowcase, you get thrown in PRISON with the worst of the worst, because why? You watched the "wrong" anime? Played the wrong game? NEXT THEY'LL SAY: Violent video games are the real cause of all these mass tragedies and atrocities and people being harmed—ban violent video games. (you see this everywhere) Internet ID, Mass Surveillance, going to prison FOR POSTING MEMES OR SAYING SPICY WORDS (or even criticizing the government) THAT'S THE FUTURE ANTIS/TOURISTS WANT. CENSORSHIP NEVER ENDS AT JUST THE THINGS YOU DON'T LIKE—IT NEVER DOES. I AM SICK OF THE BAD FAITH ARGUMENTS. Just because someone defends Lolita (smut or not) doesn't mean they "jork it" to anime girls—that's like saying if enjoy violent video games (where you kill people) that means you must be a deranged SERIAL KILLER—most anti/tourist logic are built up logical fallacy which falls apart the MOMENT you use basic logic. (or compare it to video games) I AM SICK OF PROJECTION. The vast majority of "Lolita" characters aren't even REMOTELY "gooner" material or sexualized AT ALL, if YOU see an underage character in an anime/game/cartoon etc. and your first thought is: "wow what total goonbait" that says WAY MORE ABOUT YOU than it does "Fans" of anything (Self Report) much less anime. And lastly I'm sick and tired of all these UNDERAGE ZOOMERS and actual minors online, if you are underage, GET OFF THE INTERNET, we don't need YOUR OPINIONS on ANY of this (you're just a kid) and you honestly SHOULD NOT be on Social Media: Most of you (and honestly a lot of people) have NO IDEA what they're talking about—MEDIA LITERACY is at an ALL TIME LOW—most people CAN BARELY READ. FINALE: If you respond to this post saying something like "too long didn't read" (or muh book) congratulations, not only are you STUPID (and ignorant) you just proved me 100% CORRECT—nobody can actually prove me wrong or defeat my arguments because I am talking TOTAL COMMON SENSE. If you have seen Sladed (or anything similar) even once and enjoyed it, or gooned to Raven from Teen Titans (or ANY other similar character) you are a blatant, utter HYPOCRITE who (by your own logic) deserves the worst of the worst, lets see if you TRULY practice what you PREACH. (otherwise, please just stop being dumb) Sorry for the rant, I'm so tired of retards.

Wtf am I supposed to do with this Dave (Dave Meltzer) this is so mind-numbingly dumb it actually makes me want to quit X. You almost won. I genuinely feel that sorry for you. Because what’s the fucking point. I'm a Philadelphia Eagles fan. I played Division 1 football. I wasn't good at that level, but I was good enough to play at that level and against competition that was way over my head. Watching Eagles tape is kind of like my palette cleanser. It’s a hobby. Because everything else I enjoy somehow touches Hollywood and entertainment. X’s and O’s doesn’t touch my work. I can just be a fan and not somehow make it about my work. We’re 7-2 and it’s somehow still miserable to watch. We’re winning in spite of the QB. Sirianni’s boxed in. He can’t run what he wants because Hurts can’t go through progressions. We have 2 elite receivers and who are both fucking miserable because they are elite, and Hurts is an awful QB. That 4th and 6 with :30 left makes zero fucking sense unless you understand it in this context. That was frustration. It was an indictment on what they actually believe about Jalen Hurts, and Hurts couldn’t even make that throw. It almost cost the Eagles the game. That was Sirianni saying “I know what the fuck I'm doing!" Yeah, me too, Coach. I understand that Dave and Bryan make shit up. Most of you on X either don’t believe I am who I say I am, or you do and I enjoy writing really long dissertations — not because I give a fuck about arguing with Dave Meltzer. He is so obviously, to me, without any credibility. I enjoy educating and informing curious fans and giving actual credible rebuttals to what is obviously just absolute trash takes, uneducated opinions, and dishonest framing from Dave, who has absolutely destroyed his 40 years of reputation and the real respect that he once had from people that matter. I don’t even take any joy in writing this. Dave, you threw away your life’s work. You threw away 40 years of your life’s work. I get that you don’t understand the nuances of media and the economics of the business in 2025. That’s OK. Very few people do. I am amused that you double down on everything that you do not know. Anyone with a functioning brain sees right through it. It’s ok. I get a kick out of the fact that you ignore me, because if you were to engage me you’d only amplify how out of your depth you are, and you’re holding on tightly to the $14.99 subs model. I get it. I believe you are so narcissistic and myopic in your need to a) make a living and b) defend this whole narcissistic construct about the NWHOF You wear your Frank Deford idolization on your sleeve, which again… fine. Your takes hurt wrestlers. You are not honest. You very clearly have an agenda. You’ve sold 40 years of credibility for this. That’s not a new take. This… I’m not even intellectually stimulated about how can I take your 4th-grade, 1994, faux subject-matter-expert take, riff on your idiocy, and offer curious fans an actual fucking take. “Drew’s going to be gone for a while.” “He’s doing a movie.” You both said this shit so confidently. The movie doesn’t shoot until April '26. Cavill tore his ACL. It is super fucking public info. I am a real agent. This is the first time I’ve actually kind of agreed with some of my clients or coworkers or media people on X: “Nick, why do you bother? This is beneath you.” Yes, it’s indescribable how beneath me refuting you, even acknowledging your existence, is. It’s like a war crime. It’s absolutely insane that you are considered credible by anyone at all. God bless you. You have too much influence, though, with a few key people, and you are giving them bad advice bc you have no fucking clue what you are talking about and... “Drew’s going to be gone for a while.” You are a fraud. Laughably so. I am going to go back to picking apart the Eagles All-22. The movie shoots in April 2026 and I've worked the schedule out so it won't affect WWE creative.
