Nigeria isn’t at that level of setting up monthly house rent it’s payments …We have more people living under the middle class ..Poverty rate in Nigeria is higher than normal… We need a working economy . He should focus on marrying more wives .

Dear Senator @Prince_NedNwoko, Rental Policy is not a Federal Government issue. Leave it for State Assemblies. Let's stop wasting people's time in Nigeria with Legislative Bottlenecks. There are more important federal issues like Security and Defence that @nassnigeria should be worried about.

If my house goes for 2.2m a year, how many tenants can successfully pay 183k monthly ? How much do they even make ?

Nigerian politicians like giving wise takes, however there is a lack of fundamental economic understanding in their proposals. I’ll elucidate with these points 1 - I make bold to say that no investor will make profit if they build/buy a house today considering current loan rates and current rent rates. 2 - Rent payment is an output for an investor, it is determined by the key inputs of acquisition cost or construction cost. 3 - Monthly rents can be charged, however it will not be case of annual rent/12, it has to be much higher to cover your financing/mortgage rate which is paid monthly. Doesn’t solve the affordability problem! 4 - In a free market, you can’t force investors to charge a certain amount, it will result to minimal or zero investments. This is where the govt comes by providing low cost accommodation because its acquisition cost/financing rate is low. 5 - Tax is on profit for a RE investor, not on revenue, so the whole taxing at revenue collection point is neither here nor there. As usual, the Nigerian govt. is #1 in shifting responsibility. If they are sincere and aware, they will focus on reducing cost of building materials by controlling inflation, increasing healthy competition, and providing low financing rates for buyers and developers.
