Augusta Rule is a real tax provision, but he speaks of it like it's "free" cash. Rent has to be "reasonable". So he has his OpCo pay himself if he owns the property personally. Just won't have to claim taxes on it. If he were more wise, he wouldn't own his primary res at all.
