This is not the right representation. For the loan taken you need to pay monthly EMI which I assume you would withdraw from the interest gained in FD every year.. If so, then your FD will never grow to 3 cr... This is an absolutely misleading claim..

80% of people aren’t choosing between loan vs cash — they’re taking a loan because they can’t afford it outright. They’re buying now out of FOMO that prices will keep rising. This “loan is smarter” math only works if you already have the money. So yeah, it’s advice for the rich.

Correct sir. Calling debt 'leverage' is a luxury for the rich. For everyone else, it’s just the cost of entry to a market they can't afford.

Dumb thing. If we take time value of money into factor then the girl is smarter and boy did dumbest thing. On paper it looks he earned. What about the EMIs he paid, the girl invest them prudently, corpus would be around 5-6 cr. 8% > 7%. Period.

Banks are not fools! The loan interest is always higher than FD returns.Where do you think bank is able to offer you money for loans from? Moreover FD's TDS is cut acrually. Also, the loan interest can go higher multiple times a year overnight while FD is locked at a certain rate.

Don't believe in such bullshit. They wanted to sell you home loan & other loans. The rate of interest on loan is always much higher than FD interest income. Any tax rebate on home loan is adjusted with income tax on FD interest. Always better to close the loans early.

Baklol ..😂😂😂😂 She has 1 crore to buy...After that "0" investment...She saved money to buy House and for the next 20 years she did not even invest even 1Rs ..She is not having any Burden of EMI and she should be investing more 😂😂😂😂😂 What logic is this

Where were you paying the EMIs from? Your FD or from your pocket?

10% TDS on FD interest, and if total adds up, extra income tax ... Only car loans are profitable to us.. rest All are serving banks

Having 1 crore ready to buy a house doesn’t fit in middle class 😂😂😂

Defining middle class by assets rather than income is outdated. 1 crore liquid capital is a threshold that fundamentally changes your risk profile and decision-making.

Most foolish comparison. He invested extra in EMIs since his 1CR was blocked anyway. The 80 lakh or whatever he paid for 20 yrs is over and above initial 1 CR. Also no loan keeps running flat at 8% in India. Every quarter banks would increase it by .25% or so or increase tenure.

Convenient math of finfluencers comparing fixed EMI vs hypothetical returns is so manipulative & misleading. How flawed this logic is?! Glamorising debt arbitrage without discussing taxes, market risk, other downsides & labelling it middleclass vs rich mindset is peak dishonesty!

So for 20 years, she didn’t have anything ? I mean she bought house on cash right ? Then whatever she was earning would be her savings yeah ? Cuz there’s no emi, Where’s that factor ?

This is absolutely misleading. You were paying EMI and same EMI amount should be considered as investment of girl during load period of a boy. Imagine a financial setback during this period.

Bakwas logic, if you are paying more interest then your investment return, it is loss. Additionally, you have to pay tax on income from investments as well. So,net return is much lower. No EMI also given you peace of mind and you can invested your regular income in better place

In era of where inflation beats returns and our salary hike percentage, middle class way of securing their future is to use stable income to pay EMI for house which would be extremely difficult to buy in future. People should stop giving gyaan it's not one size fits all

This is how the finfluencers make fool of everyone. They never talk of tax that was to be paid every year irrespective of redemption of FD and money that would have accumulated by not paying any EMI by person who did not take loan. Many other things for later …
