Do not buy a house built after 2012, really after 2008. Anything since Covid is a sawdust and glue shack.

Always get that home inspection cause one bad thing can turn into multiple issues in the future

And always make sure the inspector isn’t working with the realtor

Put it on a punch list and submit it to the builder to correct. Hopefully the owner has withheld 10% of the contract as retainage to give the builder more incentive to complete the house to the owner’s satisfaction.

This is likely after a city building inspector that you bought a multi-thousand dollar building permit from signed off on it.

After 2020 every house built I’ve seen no matter the price has been done shitty in multiple areas. Everyone is rushing under pressure and 1 man has to do 3 people’s work now with less workers avail. Those people never were taught the right way to do shit either. Rinse and repeat

I can't believe that fucking wood/piece at the front is only painted in the front of it/1 side! I mean seriously all the other failures are bullshit but the fact that they literally left exposed wood out in the elements and couldn't be bothered to put one coat on it? Damn!

About 12 years ago I was doing trim, doors, and stairways on track houses. My partner and I were the only white guys on any job site and the quality was trash then. I can see it’s only gotten worse.

Before the drywall on our house was installed, we hired a structural engineer to take a look at one wall carrying the roof load. We made the mistake of telling the builder and wouldn't you know it, the builder had drywall installed on that wall first before the engineer could see

My family has been contractors for 150 years. They literally warn people about wanting new homes, but we have Amish help, so it’s a little different, but the materials are so fucking shitty right now. How do we go from palaces, temples, cathedrals, citadels, bell towers, mega colossal structures, all over the world. To living in tinder boxes, in 2025.

Construction has become completely retarded from the crap labor to the crap material even the appliances are crappy and do not last past warranty dates. Buy older homes because the new ones are not even close to the quality

This is why new builds are less expensive than older homes now. It's only happened briefly in history, but has been the standard since mid 2021 in a lot of areas. This inspection is showing us why that is. These builders want to off load this horribly built crap ASAP

You seldom find that many faults in a german new construction. Why ? Because craftsmen have something called pride in their work. It is an unpaid quality for sure. Actually it is a deadly sin.

GFI's on every circuit isnt a good thing. Some jurisdictions require arc fault (AFCI) beakers on bedroom and living area lighting circuits, but GFI's can trip on fridges and freezers (actually most motors), causing thawed contents. I'd replace except where required
