She said after we presented her with an offer above list price This is the story of how we closed the biggest deal in Frasier Cole history after one person and one conversation fueled a legendary revenge deal: November 15th, 2021, 1,323 days ago, 6 months into us starting Frasier Cole, we were working with a buyer who was in exchange. We already had 2 deals under contract with them and they really needed a 3rd to complete the exchange. We saw a deal that had been listed 2 days previously and it fit the clients criteria and remaining amount in their exchange. Best of all, we had a relationship with the listing brokerage as we are already under contract with them on another deal for this client's exchange. Asking price was $5m and we offered $5,090,000 30 day look/10 day close. 2 hours later we received a call from the CEO of the company. She started off cordial because, well, Mason had a prior professional relationship with this woman. Things quickly turned when she asked Mason "How he looked himself in the mirror?" and telling him he a "scumbag who only cares about low hanging fruit?" "Under no circumstance will we be paying you any commission on this deal. Your client is welcome to buy it but we will be keeping the entire fee" The reason was because she's known our client for years and because we already are under contract on a deal with this company. Our response was "If you know the buyer so well, why didn't you show him this deal?" That only made her more angry... so she said they let the other deal slide but this one they have no intention of paying a commission. Mind you, this woman makes $1-2m a year. We told the client and they were unwilling to pay our fee. Mason and I were pissed - what could we do? We have no signed buyer rep agreement and no recourse. We could let it go, move on, take the high road... F*ck that We started thinking of ways to get revenge... The best idea we could come up with that night is to buy their office building, rezone it for MF, and kick 'em out. It worked because it was a shitty office building on maybe the best development tract in Dallas. We looked up the owner of their office building and immediately called him "Would you sell 5550 LBJ?" "Yeah, actually this is perfect timing we just sorted out a title issue and are looking to sell." "Great, we'll get you an offer and take it from there" Holy sh*t We immediately called one of my best friends and college roommate Dustin who worked for a PE group in NYC. They loved the deal. What's not to love? 8.5 acres, 364k SF of office, and an existing parking garage. 17% occupied and all had short term leases or were willing to be bought out. Within a couple weeks we had an incredible offer to put in front of the owner and we were off to the races. That deal closed late yesterday after 1,322 days of working on it. Funny enough, the CEO who wronged us already moved their company out of the property before we were able to close. That's fine. Before they left, she found out that we had put the deal together. We heard she yelled at her office and land broker because they couldn't sell the building they were working in. We are now on to bigger and better things, but this one feels good. --- The story of the actual deal is an incredible one, but I wanted to highlight how it came about. So things have gone from bad to worse recently for Harvey unfortunately. While we have been campaigning, while we have all been sharing his story, while we have been watching footage of Harvey struggling to breathe, while we have been watching him screaming in pain, Children's Health Ireland took it upon themselves to remove Harvey from the waiting list. Harvey was on the list since February 2022 and had been waiting over two years, and he was removed without our consent, or even us being informed. The only reason we even know is because I queried his status again. Where else in the world would you see a child with a curvature well over 100° actually taken *off* a surgical list. Spending years sitting on that list is bad enough but to go ahead and actually remove that little glimmer of hope we had is just inexcusable. They had no plan in place for Harvey, no scheduled follow up appointments, just him kicked off the list without even a curtesy call to let us know. As far as I can tell they gave zero consideration to his wellbeing in making that decision. We have been spending so much time trying to decide if we should put this out publicly but you have all been so supportive of us, and all the children waiting so far and it just felt too important to not share. Your support helps us fight for better, because we all know these children, and the children that will come after them deserve better. From our own experience, this new task force is nothing but a media spin between CHI and Simon Harris TD to make it seem like they’re making things better but this is the reality. Not only have things not got better for most of us, in some cases they’ve somehow got worse. They say that they’re improving communications with parents but I have asked David Moore (the lead of the task force) repeatedly for information like when Harvey was removed from the list and he is actively evading answering. Don’t let the media spin fool you, these children are continuing to be failed and CHI and this government are not only allowing it, they’re causing it.

WOW This Is Unbelievable. Moms Across America Meeting With The FDA FDA said 98% of samples tested for herbicides did not exceed the regulatory limits Turns out, out of the top 25 herbicides used in America, The FDA was ONLY TESTING FOR 2 OF THEM & TELLING US OUR FOOD IS SAFE “I'm outside the FDA and we just met with the FDA, with the head of Human Foods Department, the Deputy Commissioner Jim Jones. So we got a meeting with the policy makers, Anne Conrad, who is the head of another division, I don't have his title here right now, and two other women that play important role in the FDA and we presented all of the facts about our findings on school lunches, fast food, loaded cereal. We gave them initial preliminary studies on baby food and Girl Scout cookies and gluten-free food, which we are still processing those results, but they are very toxic and it's very upsetting. So we gave them preliminary results and we talked about the fact that they are the ones, they are the policymakers and decision makers to make sure that people have access to safe, non-toxic, nutrient-dense food. And they kept talking about how, you know, they are doing this, they are doing that. We're very glad not envy them their jobs. This is a very difficult job that they have. Okay. They kept mentioning how they have to stay in their lanes. And you know, the EPA has their regulations, like they set the regulatory limits. For example, 30,000 parts per billion of glyphosate that's allowed on wheat, right, which is ridiculously high. So they, the EPA sets the limits and the FDA regulates and they do the testing to make sure that the food doesn't exceed those limits. And I brought up the fact that they're, they could be doing a better job For instance, out of the top 25 most widely used herbicides, I saw the list back when I was on the Organic Products Advisory Board for the Secretary of Agriculture in California as a consumer representative. I looked at the list of what the FDA was testing for, what the California FDA was testing for, and what the top 25 most widely used herbicides that are used in America, what they are. And the FDA was only testing for two of them. FDA was only testing for three of them. And they were coming out with reports saying, well, 98% of the samples, the 1,200 samples, for instance, that we tested for did not exceed the EPA's regulatory limits for residues, right, for pesticide residues. Yeah, but if, you can't say 98% of the samples did not exceed the regulatory limits. If you're only testing for two out of the top 25 pesticides, you guys get what I'm talking about here, that is misleading. So we brought that up again to them. — So we are going to be calling for a meeting where the EPA, the FDA, the USDA all work together to create a safer food supply and to stop shirking their responsibilities and pointing in the other direction that the other people are responsible. We need to do major mental health, physical health, and reproductive health issues because of the toxins in the food supply. So please stay tuned. We will tell you what the results of this is. We are going to be following up with them with the data. — We need to be coming back here and holding them to account because God knows the chemical companies are spending millions and millions of dollars to have lobbyists telling them these chemicals for as a tool.
