Worked its way down? Fire usually consumes upwards.

the same thing happened a few years back, turned out to be inferior/cheap materials applied to the outside structure, in that incident it looked horrible but very little on the inside was badly destroyed.

Probably a lot of toxic chemicals. Freaky!
