Warren Buffett says using leverage is foolish. Why risk what you have and need to chase what you do not have and do not need? No matter the odds, if the downside is everything, do not do it. He is right. But real estate is a different game. That rule is built for paper. Pull up Sam Zell or the other people I follow, and you get a completely different answer. Here is the real difference. Paper is paper. Real estate is control. I do not love the paper world. I do not like the volatility, and I do not feel like I can control it. Control is the whole thing. I control the debt I take on. The interest rate. The monthly payment. And I never over-leverage. I control the apartments too. The occupancy. The expenses. The rents, to the extent the market lets me. Paper gives me none of that. I do not understand it well enough to control it, and it does not have the predictability real estate does. Now the harder question. If I paid everything off and sat on 600 million debt-free, would my life really change versus 1.5 billion with 900 million in debt? Honestly, no. I do not personally need more. But that is not what this is about anymore. I am running a legacy play now. My kids are involved. This is succession. He is not wrong about leverage. It just depends on what you can actually control.

This is crazy! With LTX 2 in ComfyUI i was able to keep my original camera movement + it did a full lip-sync on the singing haha. All running locally. I made the original video back in 2021 when Metahumans first came out and we were working in Unreal Engine 4. This music video was some kind of result from my first experiments with Livelink and Control Rig at that time. Now the new AI improved version is not perfect and i didn’t train any lora for character consistency yet. I also didn’t have the original video file anymore so I downloaded the Youtube version as input haha. However the camera result + facial expressions are really promising! I wonder how it would handle more complex and fast shots though.

I know a lot of you have been enjoying the food content, but I want to be straight with you about something. After my competition, I didn’t just “treat myself.” I went into a full post show binge spiral which is pretty common after a first show, but still brutal to go through. It wasn’t just this one fun meal. It turned into days of overeating, chasing dopamine from food, and completely losing control. Over the next few posts, you’ll see exactly what I ate after this… what I tried to do to stop the spiral… and where I ended up because of it. I want to show you the REALITY of competing.. Both mentally and physically.. And how fast your body can change in such a short amount of time. This was my first season of shows, and I had to learn this lesson the hard way. I hate constraints and bullshit rules - and just because some WWE producer says, "clear" (meaning, we are no longer live on the air and the show is over) that doesn't mean I just stop whatever I'm doing and tell everyone great job. It fucking pissed me off. I can't shut my high emotions off just because a script says we're done. But even in this crazy fucking world of pro wrestling - this is a microcosm of a larger issue I have with individuals, corporations & governments - telling us what we can or can't do. You have to do it this way, you have to say it that way, or you'll get cancelled. They create fear if you have a different perspective and don't live by their rules. It's their way, or no way.
