2741 E Belt Line, Carrollton: his coffee shop, his nail spa, his wife’s new hair-extension store. Same center. His brokerage can paper the leases. Friends/franchisees on the lease make it look third-party. High contract rent → higher NOI → cash-out refi. Related-party occupancy dressed up as a rent roll. The test is whether a stranger would pay that rent if those names disappeared. It’s a house of cards that will topple soon. He is borrowing as much cash as he can before he returns to Nigeria and leaves the bank holding a pile of worthless retail.
