This homeowner's cracked foundation gets called cosmetic by Lennar Homes

Licensed Residential TX Adjuster here: File a homeowners claim and request a licensed structural engineer for a causation inspection. Cracking from the foundation through brick, walls, floors and roof should not be dismissed as cosmetic without an engineering report.

That’s half of the house separating from the other part of the house because the foundation is sitting on unstable ground. That’s STRUCTURAL. Full. Stop. Get a lawyer. NOW! Not tomorrow. Not next week. Now! One that specializes in this exact situation. Can it be fixed? Maybe, but it will be expensive.

I’m a civil engineer… those look like “structural issues” to me.

I’m not sure where this house is located , but I’d get a civil engineer and an attorney ASAP. Considering that those cracks are transferring through the brick veneer, interior walls, interior 2nd floor sheetrock, and even the tile flooring etc, that means there is a sizable shift in the ground that house is built on. ( Multiple material and dimensional failure modes over significant spans ). Not to be morbid/ cynical or anything, but I wouldn’t be surprised if the ground was sinking from a local data center depleting the water table 😬😬…. Fun times we’re living in.

That's when you hire a third party home inspector to assess so they can call out the deficiency. Don't rely on lennars paid workers!

I haven’t found a contractor or builder yet that would standby what they built or that it was even competent to do the work, who didn’t use the wrong materials didn’t use the materials we paid for etc. They’re all a bunch of scumbags

They know full well that this goes far beyond a mere structural issue. This house was built without complying with any standards whatsoever. The only truly viable solution would be to demolish it entirely and rebuild it from the ground up.

In the auto body and used car world there's a saying, "A little putty and a little paint will make it what it ain't ". Maybe you just need to call them to fix it? I don't think they can do any worse than the home builder 🤔🤷‍♂️🤦‍♂️

Lennar is the worst builder I’ve ever seen, I never thought a home builder could be worse than KB homes but Lennar makes KB homes look well built.

I will say the bricks are structural since u can see inside the house no way a house less then 10 years old should be like that, my family all worked construction including my dad who was a brick layer knows that is a huge problem

Looks like massive settling issues or something. The brick veneer isn’t structural but something structural is the only thing that would cause the brick veneer to come apart like that. I am not a builder, so I don’t really know what I am talking about.

In order to claim a “structural” defect the home has to be deemed inhabitable. Not saying it’s right, but that’s typically the way it goes Don’t get me wrong, the builder should 100% fix it, but good luck. Read through your contract, it’s pretty ironclad.

I e been a home builder for 30 years and 10 of those as a Building Inspector. This is definitely structural. Foundation should have a brick ledge to support any masonry. If not then it’s missing foundation components that are required. All of those cracks appear to be structural

He has a TX hat on, if he lives in the DFW area, our soil moves - a LOT, especially in dry temperatures. If your home is not built on piers, they will absolutely move, even homes less than a year old, can move a foot or more depending on the year and lack of rain. If you don’t water your foundation. Get a foundation inspection done, call Lennar back out, get the repairs. It’s common in DFW.

The structural integrity of the house is severely compromised. This poses a serious danger to the family living there. They should urgently evacuate the premises, if possible, and be provided with temporary accommodation while a decision is being made...

This looks like a failed controlled masonry joint. I’m guessing I’ve might be a multi unit building (townhouse). It should be remediated. But it’s supposed to do this in part, just not this bad. Notice the picture. These joints are common for commercial & multi home units

The fact that it’s shifting enough to cause all those cracks in so many different places would definitely say that it’s a structural issue there’s no reason the foundation should be shifting that much

An independent home inspection is needed. You can’t sell that home to anyone because it won’t pass inspection.

This is what happens when a contractor rushes and doesn’t allow the slab to settle. Wow I can’t believe the builder responded in this way. Call an inspector and a lawyer

Your house is cracking because of the foundation it's given away in different places which you probably know but it's not cosmetic I'm 80 years old and I've been in building for 45 years so in my opinion it's a foundation !!!

Brick is not considered to be structural as it’s a veneer (technically). The defects are movement of the framing components that have compounded. The builder has an engineer on staff and the defects need full engineer review to determine exact cause and repair for long-term.

Lawyer + engineer + insurance ( they will likely deny but could get their own engineer )

I can remember when I was little/growing up when land was cleared for houses to be built; land was left alone for at least 30-60 days. This was for soil/land to settle and level (after rains & storms) to make sure nothing opened up and the foundation would be solid.

They are manufacturing these homes charging you as much as they possibly can get out of you and building homes that are disaster’s ….
