Except you pay taxes on the appreciating asset and now you’re making loan payments with interest. Not only that but you pay all the taxes when you sell that property or stocks. And if it’s properties then you have to pay for property management.

For anyone watching, this is bs. Profits don't vanish. U can't just transfer profits to a holding company and the profits disappear. The holding company would have to pay taxes on the profits. Investments in appreciable assets don't eliminate profits. The IRS is not that blind.

In some countries intrests on loans could be higher than the percentage profit made in the business. This would be self-defeating in that instance.
