Warren Buffett says using leverage is foolish. Why risk what you have and need to chase what you do not have and do not need? No matter the odds, if the downside is everything, do not do it. He is right. But real estate is a different game. That rule is built for paper. Pull up Sam Zell or the other people I follow, and you get a completely different answer. Here is the real difference. Paper is paper. Real estate is control. I do not love the paper world. I do not like the volatility, and I do not feel like I can control it. Control is the whole thing. I control the debt I take on. The interest rate. The monthly payment. And I never over-leverage. I control the apartments too. The occupancy. The expenses. The rents, to the extent the market lets me. Paper gives me none of that. I do not understand it well enough to control it, and it does not have the predictability real estate does. Now the harder question. If I paid everything off and sat on 600 million debt-free, would my life really change versus 1.5 billion with 900 million in debt? Honestly, no. I do not personally need more. But that is not what this is about anymore. I am running a legacy play now. My kids are involved. This is succession. He is not wrong about leverage. It just depends on what you can actually control.

So... he almost gave up? 🐼:Actually, I’m a lot like Pond. I’m someone who really loves going to concerts. Many fans probably know that, and my friends definitely do. I have to admit that there were many times when I would watch a concert and think to myself, “One day, I want to be on that stage and perform for everyone.” And today, that day has come. It’s a strange feeling. It’s like a dream I’ve been chasing since I was a child. When the day comes that it actually happens, it’s such a strange feeling because I don’t even know how to explain it to the people in front of me. But one thing I do know is that I feel incredibly lucky to have everyone here watching me. This is a profession, something I never thought I would actually do. Honestly, I always thought it would just be a dream because I’ve always tried to live in the real world. I knew that the chance to have an opportunity like this in the real world is… 00000000,1% of the population. So I focused on studying. I planned out my life what I wanted to do, how I would live and this was just a hobby. My friends know me well; I told them this back in my first year of university. Everyone knows me as a GMMTV artist and actor, with some work here and there. And everyone asked me, "Why are you worrying about this?" With confidence, I replied, “I’m studying because when I graduate, I’ll stop doing this and get a proper job maybe in a bank, a firm, or an IT company.” One thing my parents have always told me since I started in the entertainment industry is: "If you really want to do this, why not take it seriously? Don’t just do it for fun. If you want to do it for real, plan it. Think about what you want to do, and how to do it well." I had always refused… until one day, in my third year, I was sitting in a friend’s condo while they were writing their résumé to apply for jobs just preparing a portfolio so they’d have work after graduation. Then my friend asked me, "Hey, have you started your CV yet?" Okay… now I had to get serious. I opened my own schedule, and what I saw was… strange. Looking at it, I realized, “Wow… I’ve been doing this without even realizing it.” My schedule, from the 1st to the 31st of August, was almost fully booked. For the first time, I thought to myself, “Maybe I can actually do this… all the way, even when I’m old.” And from that day in 2023 until today, in 2025, I am truly grateful to everyone for giving me the opportunity to do this as a real profession, to chase my dreams for real, and to actually make them happen. 15–30 minutes of real-world robot data. That's now enough to go from sim-to-real failure to working robot. Let’s see… You train a robot in simulation. You deploy it in the real world. It fails. The physics don't match. So you try to fine-tune it with real data, but… you never have enough real data, and the fine-tuning breaks everything the simulation taught it. SimDist fixes this with one key decision: don't transfer the policy. Transfer the world model. Keep the reward and value knowledge from simulation frozen. Only update the part that's actually wrong, how the robot predicts physics. Now the robot doesn't have to relearn the entire task in the real world. It already knows what success looks like. It just needs to correct its understanding of how the real world moves. The part that makes this work: they also trained on failures and recoveries; not just perfect demonstrations. Without that, the planner finds the gaps and exploits them. With it, the robot can tell a good future from a bad one. That's all it needs. What you're looking at started as something that most people drive past without a second thought. - Industrial - boring - overlooked And someone looked at it and saw something no one else was seeing. People will literally travel hours just to stay somewhere like this because different is the experience now. Nobody cares about another cookie cutter hotel room that they've seen a thousand times, but this gets filmed and posted and sent to friends with the caption "you have to see this place" And suddenly you're booked out months in advance because you gave something people can't get anywhere else. I love that the raw materials here aren't special, it's just space that was sitting there unused and cheap to acquire The success of this is found in the willingness to look at what everyone else ignored and ask "what could this become?" Instead of just accepting what currently is. That's where the opportunity is. There are thousands of: - shipping containers rotting in fields - old grain silos sitting empty - warehouses no one's using - barns that haven't been touched in decades And every single one of them could become something people would pay to experience if someone just had the vision to see it through. You don't need to build it from scratch. You just need to reimagine what's already sitting in front of you. Because the world is full of overlooked things waiting for someone to look at them differently. And I don't care if AI generated the video because the inspiration you get from it is still the same.

Something I am curious about and I wanted to see if the community is feeling the same way that I am. Does it feel like your ammo does nothing towards chest shots? Since there is no wipes on Escape From Tarkov anymore it feels like Ammo has become not as good and Its because everyone is running T5 and T6 plates I guess? Its not impossible to get high tier ammo but its not easy either. It feels like shooting someone in the chest just doesn't matter anymore with the ammo that you can get from traders and from crafting. So you need to headshot people instead of shooting for chest because chest shots unless you have the best ammo just isn't worth it because people take no damage from certain shots because of how the armor is done right now. I don't really know how to fix it this unless they went back to the old armor system? It just feels like things are weird right now and I wanted to make a post and see how everyone else in the community thought about it. Here is a video of me getting shot by the BTR and my armor tanked the entire round and did 0 damage to my chest.

I ran a quick test of Gemini Robotics ER 1.5 controlling my LeKiwi using the MCP I developed before. No extra code required - just specified a new model. Unfortunately, it doesn't work well, even though I had expected it to be the best, as it is the first major VLM model trained specifically for robotics applications. The video below is a relatively good attempt. It does understand what is going on and generates a reasonable action plan, but it is not doing well with the low-level control. I guess it was not trained for this and was used together with the VLA, so it is trained to generate more high-level commands like "grab this object and put it there" rather than doing low-level control specifying every robot movement step by step. Did anybody try to use it in a similar setup? What is your experience?

Back when you were a kid, you thought every movie was supposed to end happy…there are twists & turns all the time in today’s movies…but not then, I didn’t see this one coming, the was Old Yeller… just sitting there as a kid, thinking it was another normal movie… then THAT moment hits. The room got quiet, and it felt like something real just happened. Not movie sad…real sad….I cried my eyes out that night. Old Yeller shattered that illusion…no warning, no soft landing…just a punch straight to the heart. Sitting there realizing… wait… movies don’t always end happy? That feeling stuck. This is something no other AI and no other car company can do right now, except Grok, fully integrated with FSD (Supervised) v14.2.25. Today, I gave it a wild, real-world task: • Drive to Apple HQ • Then Tesla Engineering HQ • Then a Warriors game at Chase Center SF • Then the beach • Then Asian dinner It got it all ready from the beginning. Mid-route I said I really needed to use the bathroom! It added it as the first stop. Then I added a Tesla Supercharger on the fly for after the Warriors game. It added it. AND stopped for grandparents and baby crossing the street. Then I asked for the weather and exactly how much I should $ budget for the entire day. No friction. No talking back. Just getting it done insanely fast. It just handled it all naturally, intelligently, all in real time. Better than any driver, for sure… This is reasoning + autonomy + AI + real life, all working beautifully in synch. No other car, AI, is close to this capability imo. This is a MAJOR update. I honestly feel if this was any other company, they would’ve had a whole event just to showcase this feature.
