Selling your home in San Diego could soon cost you $60,000. 💲💸💰 Don’t let the door hit you on the way out. Actually — wait. We need $60,000 before you go. Not property tax. Not capital gains. A brand new tax just for selling. Here’s how a county drowning in money still ran out of it: Property values are already doing their dirty work for them — automatically dumping an extra $340 million into county coffers every single year without lifting a finger. The budget still exploded from $6.2 billion to $8.6 billion — a 40% jump in just five years. And what did they do with all that money? Reckless COVID hiring spree. 2,500 new employees. 10 brand-new departments nobody can explain. $300 million a year in new payroll. Then they raided $300 million from emergency reserves meant for earthquakes, wildfires, and disasters. First thing they spent it on? $45 million in employee bonuses. Not roads. Not fire stations. Not fixing the sewage pouring in from Tijuana. Bonuses for themselves. You’re welcome. They blew through all of it — and still came up short. So they came for your home sale instead. Right now the transfer tax on a $1 million home is $1,100. They wanted to jack it to $60,000+. That’s a 5,500% increase. Here’s how they tried to sneak it through: December 18, 2025 — right before Christmas — two supervisors quietly posted a lobbyist RFQ. Due date? December 21st. Three business days over the holidays. The job: hire someone to go to Sacramento, rewrite state law, and quietly ram through a massive home-sale exit tax PLUS a brand-new payroll tax straight out of your paycheck. All while you were Christmas shopping. Supervisor Jim Desmond caught it, went public, and they yanked it. His warning: “They pulled it because they got caught… not because they changed their mind. They’ll be back.” Turns out he was right — the Board voted 3-2 in February against even formally opposing the tax. They didn’t even want it on record that they disagreed with it. They’re not done. LA already showed us exactly where this goes. Their “mansion tax” was promised to raise up to $1.1 billion a year. It’s raised $662 million total in two years — less than half of what was promised. High-value property sales dropped 50%. Multifamily building permits got cut by more than half. Researchers found that for every dollar the tax raised, the region could lose $1.38 in future property tax revenue. That’s what’s coming for San Diego. And the 3-2 vote already told you everything you need to know about whether they care. This isn’t a revenue problem. This is a government addicted to your money — and they will never stop until you make them. Your home is most families’ entire life savings and retirement plan. Don’t let them turn selling it into a six-figure government shakedown. The next battleground is November 2026. Governor’s race. Ballot measures. 🚨 THIS NUMBER SHOULD NOT EXIST The U.S. housing market is now at the most unaffordable level in history. Worse than the legendary 2006 housing bubble: The median U.S. home now costs $436,000. Five years ago? $270,000. That’s a 61.5% price increase. Wages over the same period? +29%. To qualify for a mortgage on a median-priced home today, Americans need a minimum of $127,000 in household income. The median household earns about $80,000. That means 75% of homes on the market are unaffordable for the average American family. 3 out of 4. Mortgage rates are the second punch. They went from 2.7% to 6.3% in just five years. Even if prices hadn’t moved, monthly payments would’ve nearly doubled. And here’s the part nobody wants to say out loud: On January 29th, Trump told his Cabinet he does not want housing prices to fall. He wants them higher. That’s great if you already own. It’s brutal if you’re trying to buy your first home. 99% of U.S. counties are less affordable than their historical norms. The country is short roughly 7.1 million homes. And construction is slowing. Existing home sales in 2025 are tracking around 4.1 million. That’s near the lowest level in three decades. Homeownership has fallen to 65%, down from 69% in 2004. This is the largest affordability crisis in modern U.S. housing history. Prices went up. Rates went up. Wages did not. And politicians do not want prices to fall. The average American family is not waiting for a better entry. That is the trap. They are locked out of the market. Reminder: I’ve called all the market tops and bottoms for the last 15 years, including the Bitcoin bottom at $16,000 and the top at $126,000. The next call will be even more important. A couple that makes $20k/mo will live a comfortable life in Toronto, Canada. Let me walk you through it $20k per month is $240k a year. Let’s say each person makes $120,000 per year In Ontario: Federal tax: $18,812.49 Provincial tax: $10,128.16 CPP contributions: $4,055.50 EI premiums $1,049.12 Net pay: $85,954.73 per person per year or $7,162.89 per person per month. Who are we talking about? A couple. No kids. For a couple: Net pay: $171,909.46 per year or $14,325.79 per month. What does “comfortable” mean? Let us say you are: - not living pay check to pay check - filling retirement accounts - paying for food, clothing, shelter, transportation Let us start: TFSA (equivalent to U.S. Roth IRA): $7,000 per adult per year, or $14k per couple per year total. But each person contributed $21,600 to their RRSP, paid $30,000 in tax, and had a refund of $8,900 which they used for their TFSA with $1,900 per person to spare. RRSP (equivalent to U.S. 401k/403b): $21,600 per adult, or $43,200 total per couple. For retirement (TFSA & RRSP): $43,200 per year or $3,600 per month. Let’s move to shelter: A 1b1b condo in Toronto costs $720,000. This should be affordable for a gross household income of $240,000 per year based on the 20/30/3 rule for buying a home: 1. 20% down 2. Shelter costs less than 30% gross household income 3. Shelter price less than 3x gross household income If no downpayment the couple needs to find $144,000 for downpayment, $13,275 land transfer tax (assuming first time home buyer otherwise $21,750) and legal. $162k+ Minimum. Monthly mortgage is $3,400 per month (20% down, 5.1% interest, 25 year amortization) Plus: Utilities Insurance Property tax Landscaping Maintenance Capital expenditures You get the picture. If non-recoverable shelter cost is 2% this is $14,400 per year or $1,200 per month. Let’s keep it simple and say that shelter equivalent is $4,600 per month Next add the following: Groceries: $1,000/mo Car: $1,000/mo (includes monthly payment, maintenance, insurance, gas) We are at $10,200 per month. ($3,600 retirement + $4,600 shelter + $1,000 food + $1,000 transportation) Now add: $200/mo Emergency fund $200/mo. Phone & Internet $400/mo Eating out $200/mo Entertainment $500/mo Clothes, Fitness, Grooming, Travel Total of $1,500 We are at $11,700 per month. This couple has $2,700 per month to spare and can consider having a child and/or a second car. Statistics Canada calculated that raising a child from birth until the age of 18 years of age will cost $1,400 per month. This excludes saving for the child’s post-secondary education in an RESP. In short to live a comfortable life in Toronto with adaquate contributions to retirement, money for shelter, food, clothing, transportation, entertainment, and a future that may include having a child, a couple needs to make $20k/mo. Otherwise we just decide to sacrifice, and live without something listed above. Get financially literate. You got this! 🙌

When owning a house for a lot of Americans ends up putting all your capital in one asset, and you've got to basically get the price of housing to go up every year to keep everyone moving up the ladder." "So now, fast forward 30, 40, 50 years, young people can't afford to buy a house anymore because we've pushed the asset value up so much to try and make sure that everyone's got good household wealth." BARTLETT: "We are told. I mean, that's the sort of central idea once you leave university—is to figure out how quickly you can get a mortgage or buy a house." FRIEDBERG: "Great lie. It's one of the great lies. And there's a lot of countries where people have been able to accumulate capital and jump that ravine from labor to capital much more quickly when they don't buy a house because they can invest in stuff. They can buy, you know, the S&P 500, which you can just buy on an E-Trade or Robinhood account, and you can just own it; on average, it will make you 10-11% a year. You just put your money in that, you're making 10-11% a year, and it can go up every year, and you don't have to pay taxes. You don't have to pay property tax. You don't have to pay insurance. You don't have to deal with repairs and maintenance. All that sort of stuff. So, a lot of people would have been better off, depending on the markets that they're in. There's some markets that ballooned, but a lot of people would have been better off over the last 30 years actually owning the S&P 500 than owning their home and paying for the rent on a home."

An entire empire was overthrown over a two percent tax on a breakfast beverage. Look at what you tolerate now. You are taxed when you earn it. Taxed when you spend it. Taxed when you save it. Taxed when you invest it. And when you die, they tax whatever is left. That is not a system. That is a harvest. You commute in a car you paid sales tax to buy. You drive it on roads you were already taxed to build. You fill it with gas taxed by the gallon. When you sell that car, the next buyer pays sales tax on it again. The same car. Taxed every time it changes hands. You arrive at a job where your salary is cut before it ever touches your hands. If you work for yourself, you pay both sides. Two people on paper. Neither one keeps what they earned. Then you go home. Every bill you open has a government standing behind it with its hand out. You buy a house with money they already took their share of. Then they charge you property tax on it every year for the rest of your life. You want to renovate your own kitchen. You need a permit. You want to build a deck on your own land. You need a permit. You pay for the property. Then you pay for permission to use it. Stop paying property tax and they seize your home. Not because you missed a mortgage payment. Tommy “Hitman” Hearns Is Missing The boxing champ earned $40 million in prize money, but fraudsters and grifters sapped his wealth as his health declined By Charlie LeDuff Charlie LeDuff Southfield — Tommy Hearns was once the greatest prize fighter in the world. Today, his family worries. Where in the world has the Champ gone? Tommy Hearns is missing. Hearns, 67, saw his Southfield estate foreclosed upon in April due to unpaid property taxes. The estate was then auctioned off to an investment company in September. Hearns was served eviction papers and told to get out by November. The problem is that Hearns isn’t aware of any of this, according to his daughter Natasha Hearns-Barnes. “He’s not doing well,” she told me. “You tell him something one day and he understands what you’re saying. But the next day it goes unremembered what you told him.” For the past number of years, according to his daughter, Hearns’s affairs have been handled by his son, also named Thomas Hearns. She says her half-brother may have spirited their father away to some unknown location. Attempts to reach the younger Hearns proved fruitless. Phone calls and knocks on doors at affiliated addresses went unanswered. Hearns-Barnes showed me recent photographs chronicling the squalid conditions her father was living in before he disappeared. The refrigerator was nearly empty except for some bottled water and stale pizza slices. The basement was coated in black mold. I paid a visit to the Champ’s former home. Through the cracked and dirty windows, I could see that the ceilings were collapsing and many of Hearns’s possessions had been abandoned. His daughter filed for guardianship, citing mental deficiency, physical disability, and concern that her father’s property would vanish without proper management. But the Oakland County Probate Court, itself embroiled in scandal and incompetence, failed to protect the boxing legend. The court rejected her application via email due to a missing ZIP code. Tommy Hearns, who grew up in Detroit, won world titles in five different weight classes, making history as the first prize fighter to accomplish the feat. His bouts with Sugar Ray Leonard, Marvin Haggler, and Roberto Duran are remembered as some of the greatest and most savage fights ever. Hearns’s blinding speed and raw power earned him the sobriquets “Hit Man” and “Motor City Cobra.” Over the course of his 30-year career, Hearns earned more than $40 million in prize money. But relatives, hangers-on, and poor investments sapped Hearns of his wealth. In 2010, he was forced to auction off his robes, gloves, and classic cars to satisfy a $450,000 federal tax-lien. The Champ attended the auction and watched as his life was sold to the highest bidder. But he still had the 8,700 square-foot estate in Southfield sitting on two acres surrounded by woods. The mortgage was paid in full in 2020. So what happened? How did he lose a home he owned outright? A deep dive into the property tax records show that the elderly and dissipated Tommy Hearns may be an unwitting victim of fraud. In early January 2014, a second mortgage was filed against Hearns’s home, which was worth more than $1 million at the time. Less than 10 months later, that same mortgage was foreclosed upon. The amount of that mortgage? Just $90,000. A company called C & S Management filed a claim to the home. The man who controlled C & S Management is also the man who issued the mortgage. He then foreclosed on the mortgage and even drafted the business paper work on Tommy Hearns’s behalf. His name is Jack Wolfe. Wolfe is currently serving time in the state penitentiary for forging dead people’s signatures, creating fake deeds and property documents to steal people’s homes. Following the 2014 “mortgage” foreclosure, there were a flurry of transactions between Wolfe’s shell corporations and the Hearns estate with no apparent purpose other than to squeeze equity from the home. The last transaction involving a Wolfe shell company and Hearns’s Southfield home was in October 2019, in which the younger Tommy Hearns was deeded a percentage of his father’s home. The scams Wolfe perpetrated against Hearn’ came to an end in 2020 when Wolfe was busted by television reporter Rob Wolchek of Fox 2 News. That’s the same year when the true mortgage issuer—CitiBank—discharged the loan to Hearns, making him the outright homeowner. That’s also the last year that property taxes were paid for Tommy Hearns’s estate. There is a ray of hope in all of this. The county auctioned off Hearns’s home for $226,000. But the tax arrearage was only $100,000. By law, Hearns is entitled to the remaining proceeds, which would be $126,000. According to property records, it does not appear that the money was ever collected. The legal time window to collect that money has closed. But according to a probate lawyer who has offered to represent the Champ’s interests pro bono, there is a chance he could at least collect that money. At most, he might be able to get his home back. The problem is Tommy Hearns has gone missing. Where are you Champ? We’re here and want to help you.

Today, we were honored to celebrate U.S. Marine Corps Corporal (Ret.) Brad Ivanchan, as he moves into his mortgage-free, specially adapted smart home built by the Gary Sinise Foundation. Brad joined the Marines on his 19th birthday, inspired by his grandfather who served in WWII. He went on to lead a squad of 12 Marines in Afghanistan’s Helmand Province - one of the most dangerous regions of the war. On June 13, 2012, while on a night patrol, Brad stepped on a hidden IED. The explosion cost him both legs and severely injured his left arm and hand. As his squad rushed to his aid, two more IEDs detonated, injuring several Marines and claiming the life of his close friend, Cpl. Taylor Baune. Through years of surgeries, recovery, and immense perseverance, Brad has proven that his life is not defined by his injuries. As he shared, “To have a place that I can grow old in and raise a family, without worrying about all the what if’s... it would allow me to live life as close to normal as possible.” This home will give Brad the freedom, stability, and peace he deserves.
