@jubileemedia Taxing unrealized gains may ensure the wealthy pay their fair share but it may lead to valuation problems which leads to people not having the cash to pay taxes on gains that only exist on paper; this leads to people selling their assets just to pay the taxes.

@jubileemedia Agree to every point, still, haven't addressed how to tax unrealized gains, From a handful of steady gains there are tens of thousands public companies with volatile gains & losses, that when you tax the gain period (not even gain year) then they won't survive the next down trend

@jubileemedia tax the loan as income if its uses unrealized gains as collateral. This should only be limited to stocks and bonds. Real Estate on the other hand has property taxes and closing costs to pay for those loans.
